NOPO Success Story

7104 N Oatman

A short sale does not = short time to close.  A short sale means the seller is short on funds to close. With this said a “short sale” can be an amazing value if you have the time to let the process unfold.  This clever buyer knew this NOPO Bungalow, a few blocks from the new Green Zebra was a great real estate value and the double lot was an added bonus.  The buyer was in escrow for over 6 months and closed on a home at least $60,000 under value.  With a little paint and elbow grease a great purchase was made.  I work on both sides of short sale transaction and understand the process in order to advise my buyers and sellers.  If you are looking for an experienced realtor do not hesitate to contact me to discuss your options.Alia Marie Hazen | 503-705-8414 |   More

Friday, March 21st started out like any other day until Realtor Hazen decided to open her back tailgate.  Elliot the gnome was sadly the first Gnome Portland casualty my office has seen in ten years.  R.I.P Elliot and I will take better care of my BUYER closing baskets in the near future.   I (Alia Hazen) have spent over a decade “gnome’n” my buyer’s.  Within the first year of purchase I will sneak by my clients house and place one of these chic garden gnomes in their yard.  Just silly fun that has taken on a life of its own. Wow! With all the great news about the current real estate market in Portland, you might be asking yourself, “Do I really need a Realtor® to help sell my home?” I’m a firm believer in the notion that knowledge is free and powerful, and options only support decisions. Here are some facts and stats from the 2012 National Association of Realtors Profile of Home Buyers and Sellers report: In 2012, a typical for sale by owner home (FSBO) sold for $46,000 less than homes sold with the assistance of a real estate agent. On average, FSBO homes sold for $184,000 while homes sold by a Realtor® during the same period sold for $230,000. My listings sold on average, within 9 days of being on the market and an average $14,000 over list price. The same report also outlined the most difficult tasks for homeowners who decided to sell on their own. They include: Understanding and performing all necessary paperwork Listing the property at the right... More

Omaha Gnome

Omaha the Gnome couldn’t be more excited to be moving into NoPo. His housemates are a recently engaged couple who found a great three bedroom one bath fixer for less than $250,000 in the Arbor Lodge neighborhood. With a little love and some elbow grease (mostly a few cans of paint and some landscaping), this home will be worth more than $300,000. Omaha tells us he couldn’t have found the perfect piece of real estate without a great Realtor! If you want to sell your fixer, give Alia Hazen a call! Portland Four Square

The gorgeous weather we’ve been having over the last week or two has me thinking about ideas and tips for the upcoming spring season. Here are a couple things to think about as we ramp up for better weather: Change your filters: You’ll soon be running you’re A/C if you have it, so changing out the filter in your HVAC unit ahead of time will help make sure you’re good to go for the first “hot” day. Inspect and clean your clothes dryer vent to make sure it’s clear of lint and if you’ve got a refrigerator that has an ice maker or water dispenser, you’ll want to check that filter, too. To keep everything working efficiently, you’ll want to change these filters every 60 days. Inspect the exterior of your home: Check all the surfaces on the exterior of your home. Be sure to touch up any areas that look as if they need it to prevent further deterioration. Also trim back any tree... More

Alia Hazen - #gnomepdx

Alia Marie Hazen  – has been gnoming clients for over 10 years! The idea of gnoming my clients started out as something fun, but is beginning to have a life of it’s own and I want to do all I can to feed into this new trend. Within the first year of buying a home, I commit to hide a Gnome on or in the new owner’s property. Each Gnome has a story to tell and my team and I will ensure this message is posted online with a photo. Over the years many of these gnomes have moved out of state and even one summited Mt. Hood. The photos sent are a treasured memento of Gnome Portland history. With that said I hope to promote this behavior and ask that you send us updated photos throughout the year to tell us how the lil’ guy is doing. The goal is to Gnome at least 1,000 people in Portland this year. When we... More

Alia Hazen Market Action Report

Wow! 2013 wrapped up to be one of the best years we’ve seen for real estate in the Portland-Metro area for many years. Overall, the entire area is up 12.9% over 2012, which is good news! Some neighborhoods in Portland have seen year-to-date increases in value as high as 16.9%. Portland is in a huge growth mode! We’re seeing articles from many news agencies quoting that as many as 61% of interstate moves are being made to Oregon. If you haven’t heard, Portland has recently beat out Washington, D.C., as the number one destination to move to. I hope you find this information to be valuable. If you’re interested in more detailed pricing for your personal home or are interested in seeing what’s currently on the market, I’m just a call or an email away.  More

Well, we’re sure you’ve heard about all the people moving to Oregon! News agencies including CNN, The Oregonian, Huffington Post, and many others are reporting on United Van Lines’ annual migration study, which tracked nearly 130,000 moves within the United States for 2013. Of the moves tracked, more than 61% made it to our neck of the woods. We decided to go to some of our new friends from out-of-state to find out the main reasons they decided to make the move. Daniel Cummings, a Hairstylist at Chachi Hair in the Pearl, who moved from Charleston, W.V., says he moved to Portland because “(he) couldn’t get over all of the people smiling during his summer visit, the gorgeous landscape, and the fact that his friends were here.” Daniel says he’s really enjoying learning about the different neighborhoods in Portland, the abundant healthy food choices, and enjoying all of the beautiful scenery (and people) we have here. Gregg and Erin Landweber will also be returning to... More

Helping buyers move is always fun! This little guy is moving into a darling Westside mid-century complete with two fireplaces and beautiful hardwood floors, nestled on a private and level lot. Dover’s excited to be close to shopping and just minutes from Portland’s city center and thinks he lucked out with Washington County tax rates. Dover the Gnome is available to reference a great buyer’s agent from Living Room Realty! I (Alia Hazen) have spent over a decade “gnome’n” my buyer’s.  Within the first year of purchase I will sneak by my clients house and place one of these chic garden gnomes in their yard.  Just silly fun that has taken on a life of its own.
