Blog posts about Green Built Homes

Welcome Home

Tom is starting a new chapter of his life and that also included moving from the westside to the eastside.  We looked at both old and new homes and found a home being built by a fantastic builder.  The builder was willing to get the home Earth Advantage certified and truly paid attention to every detail.  It was one of the most smooth new construction processes that I have experienced.  And on top of a gorgeous new home, it also had an idea location in the Mississippi neighborhood.  What a fun place for he and his kids to explore.  Congrats!!   Alex and his sister Kristina (best looking brother/sister combo ever) came to me referred from my buddy Moira in LA (thanks dude!).  Alex was looking for an investment property, something he could easily rent out with little maintenance.  Kristina and I pounded the pavement while Alex was at work and looked at a few doozies.  Then we all went out one Saturday and found this really well kept house in Portsmouth.  It has two bedrooms on the main, and two bedrooms in the newly finished basement.  It’s set up in a way that is basically a duplex because the basement has it’s own entrance.  Not only that, but the garage is half way to an ADU. We struggled with what to offer in a multiple offer situation riding that fine line of not wanting to overpay but not wanting to lose it either.  Alex decided to go all in and presented them with a very generous offer, but also gave them a free month... More

Worth the Wait

This market could not have been more frustrating for anyone more than Lisa and Dave.  We started looking in the spring and for the last 8 months, either lost out in multiple situation offers,  or just couldn’t find a decent house within their parameters.  Most buyers would’ve given up, but not these two.  They stuck it out through disappointment after disappointment until this beauty came along.  In fact, they were put in back-up position on this house and we all thought it would be a long shot that the first deal would fall through.  But,  as luck would have it,  it was meant to be theirs.  In the heart of Woodlawn,  this house has been meticulously and tastefully updated.  We couldn’t be happier for you guys.  Congrats Lisa and Dave,  way to stick it out! More

It’s hard enough to find a solid 2 bedroom house in North Portland for under $250k, but imagine finding one with a detached, brand new, modern adu in the backyard?  Our buyers have the option of choosing a safe steady monthly rent, or pimping this bad boy out on airbnb and probably covering their whole mortgage every month.  This is another win/win situation and we couldn’t be happier for you.  Congrats Erica and Marie!!! More

Love Is In The Air

Welcome Home

Paul and Greg had decided to take their relationship to the next level and move in together.  The problem was that neither of their current living situations would work so we hit the pavement to find them something that they could call their own.  When we entered the newer Eco friendly home in the Kenton neighborhood, all of us felt like “it was the one.”  Everyone in the transaction was a delight to work with and now they are starting to settle in.  I am excited for this next adventure in their relationship. Congrats Paul and Greg (and Cher) and Thank you. Laurie Gilmer, Principal Broker 503.347.3565 Laurie@LaurieGilmer.com More

And Yet Another ADU…

Fully Rehabbed Victorian

I helped Aaron and Amber purchase a property with an ADU on it in the Mississippi/Williams neighborhood earlier this year.  They planned to move into the ADU and keep the main house rented but they have been doing so well renting out both spaces, that they were open to searching for another property.  I found them a Victorian house with a separate ADU in the basement in the Ladd Addition area. Both the upstairs and ADU had been remodeled top to bottom and are truly gorgeous.  So the plan this time around, is for them to move into the basement ADU and rent out the upstairs.  We have such a hot rental market in Portland, so I wouldn’t be surprised if they decide to get top dollar for both and we hit the pavement again.  Either way, they how have a variety of neighborhoods and living spaces to choose from.   Thanks Aaron and Amber! Welcome Home

A little over a year ago, Mike and Chris, were deciding if they wanted to move to Portland from Utah. They came out and we looked all over Tualatin, West Linn, Tigard, Clackamas, and finally Happy Valley.  They like the open floor plan and spaciousness of new construction but we just were not finding exactly what they wanted.  We finally narrowed the search down to the Lincoln Heights neighborhood of Happy Valley.  Space between the homes, evergreen trees all over, and even a walking trail through the trees.  Next step, finding the house. That was a tough call so we finally hooked up with Stonecreek Development.  Brandon and Eric, the owners and builders,  were available and great communicators through the entire building process.  The process was stressful at times with all the decisions to be made when building a custom home, from kitchen and bath knobs to house color.  In the end, it is a gorgeous custom home that I think Chris and Mike will love... More

net zero

When Eliot and Julia approached me wanting help finding them the perfect home for their family of four with a yard big enough to build a net-zero energy ADU (accessory dwelling unit), we went to work.  Not an easy task, let me tell you.  What I helped them find was a huge yard with a cute house small enough that it will become the ADU when they build a net-zero primary home behind it.  When you think outside the box, you’re never boxed in.  And that’s how we roll here at the Living Room. More
