My wife and I started the home buying process with about as little knowledge as you could. First home, but we waited a while to take the plunge and didn't want to get the typical "first house".
Virginia started with a simple sit down to really figure out what our exact wants vs needs are. I feel like we both just rambled and mentioned words we heard on HGTV, but we definitely had to have a bathtub.
Her ability to manage expectations from start to finish was absolutely incredible. This is a skill that I don't think is appreciated enough and one that not everyone has. Someone could walk down a checklist with you and let you know what the next step is. Virginia let us know the why and how to each checkmark. For a person that over researches everything, I cannot tell you enough how much this helped me.

Welcome to the next level of bad-a$$, Virginia put on her ass-kicking boots of negotiation and worked up the perfect offer. Working the angles of what we want and what's also within the realm of possibility to get. What does the seller really want and what are they willing to give up. It's all a balance with ebb and flow. Unless your Virginia, then it's all orchestrated to accomplish what we wanted, all while giving the seller the "win" that they were looking for. Ha. It all worked out perfectly.

Once your offer has been accepted there's a crazy mad rush of so much stuff that has to be initialed and signed and inspected and tested and cameras go places. It could be so overwhelming that one might go mad. Thankfully we had Virginia. Walked us again through what we should expect, when this thing should be done and what that. I think the only time I got worried or stressed was when it was all going to smooth and easy that I worried myself into thinking Murphy's law was going to step in and through a wrench. Well, Murphy never showed up, Virginia simply crushed it. She's the best.
