Quiet Work Space, Smart Investment

By Lauren Hurley, December 29, 2020

My client Mary wanted to sell her petit studio when her career changed. The 314 SF was good for long hours as a pastry chef, but as time moved on, it was just too small. A studio measuring 314 square feet might not be for everyone, but like we say, there’s a buyer for every property. Some take longer than others, but usually it’s just a matter of time. The studio was on the market for about 3 months, when a buyer approached me directly. This buyer was looking for a space that could function as an office, as well as a future rental income property. Upon touring the studio – he said it would be perfect. Not too big, not too small, and with the history of pulling in about $1250/month on rent, it was a savvy investment. Now he has a quiet place to work outside the home, and some real estate in his pocket!
