Buying under $400k, is there any hope?

Yes! Yes there is!  My sweet clients had a max budget of $400k.  With two tween boys, they needed a home that was somewhat move in ready, in N/NE and with at least 3 bedrooms.  They had tenacity and incredible patience as we saw many homes come and go for well over list and well over budget.

They just closed on their first home in St. Johns for $10k below list and half of their closing costs paid!  It was an absolute joy to hand them the keys to a home they thought they may never own and now they get to love where they live.
