Thinking of Selling…When Should You Contact a Realtor?

So you have decided you want to move. Surely this is a big decision and you likely have many questions about how to get started. That is exactly the time to call your trusted real estate professional.

Honestly, there is nothing we enjoy more than getting started early and helping our clients create a road map for the home selling process. Every home is different and every market is different. Sure, everyone who owns a home has a general sense of how the market is doing. Similarly, I have a general sense of what the stock market is doing. But, do I understand the stock market and how different sectors are performing, absolutely not. I look to my professional financial planner for this information. Real estate professionals watch local trends very closely. We obtain information from lenders about an increase or decrease in buyer activity. We get information from economists about predictions for the market in the upcoming months. We gather information from our fellow brokers about what homes are selling, what seller concessions they are seeing, which areas and price points are hot and which areas are not performing as well. We look at data from the local RMLS website and see if inventory is increasing or decreasing, what percentage of homes are selling in the first week, what percentage of homes are taking price reductions, what percentage of homes are coming back on the market after a sale has failed.

We come to you armed with all of this information in order to help you make the best decisions regarding a potential sale of your home. We advise on what repairs and updates will increase the value of your home enough to make it worth your time and money to invest in such repairs or updates. We advise about the best timing for your listing. We pay very close attention to pricing and our pricing strategy varies based on the current market, and more specifically what the market is doing with similarly priced homes in a similar neighborhood to yours.

We are out there everyday learning as much as possible to help our clients. While it’s wonderful when a client calls ready to list, I really prefer to begin working well before that time to ensure my clients are making the most of our services and receive the best price possible in the most efficient and cost effective way possible.
