Just Sold! Perfectly Poised on Primrose

Sometimes the best thing to do with a timeline is to completely ignore it.

I had worked with Matt before a few years back on the purchase of a different home. We had been chatting and casually looking for his next home, which he did not really plan to move into until Spring of 2023. But when the right home calls, you gotta answer.

I’d say we also pivoted on style and location throughout the year+ of conversations we had. Matt had always been a Craftsman guy, and his whole life in Portland had been centered around NE. Every so often, we’d go see a classic NE Craftsman bungalow, but none checked all the boxes.

Matt started venturing across the river to see homes, but with the goal of learning the neighborhoods and market on the west side. The purchase would likely have to wait. It wasn’t until Primrose popped up that all previous plans flew out the window.

The listing had received a substantial price reduction, and we were able to swoop in at the new list price to secure it. The house was in great shape, but as always, there was a punch-item list of smaller repairs. We successfully negotiated a credit in lieu of the repairs, along with some killer furniture and plants that were meant to stay with the home. Win!

The bonus came when we received the appraisal – the house appraised at the original list price, much higher than what Matt was paying. Instant equity! Sometimes it’s just meant to be.
