7 Simple Updates we made to sell this house in 4 days.

This house didn’t look like this when we first took the listing.

It looked more like this.

In order to maximize the seller’s budget, we focused on these simple updates…

 

New Flooring Throughout: We could have kept the original hardwoods and replaced the carpet in the main living spaces. But that would mean carpet in the dining room, hallway and other high traffic areas. And we knew there was a good chance it would get ripped out anyway. Instead, we went with a versatile, mid toned, wood plank LVP for the main floor. Now we had a cohesive look & a durable floor that buyers would appreciate.

For the carpet upstairs, we chose an upgraded pattern loop in a light wheat color to offset all of the white walls:

 

New Paint… everywhere: This was definitely and undertaking, but it was well worth it. The home had a mix of white and wood stained trim & baseboards. Not the kind of wood stain that feels beautiful today – the kind that makes you think, “this house is dated.” So it was all painted, along with each and every wall in the home. We chose our favorite warm white, Simply White from Benjamin Moore, in eggshell for the walls and a satin finish for the trim.

But how many listings have you seen lately that are covered in white walls and some art from Target? (guilty!!). We wanted to have a little fun with color & bring our listing photos to life in order to set this home apart from the rest. After some trial & error, we chose Benjamin Moore Avon Green for the living room. Adding the color to the ceilings gave it that moody vibe we were going for.

 

We knew we wanted to feature the home’s unique two story office – but it was full of dated woodwork. Instead of painting the walls, we went for it & painted the woodwork Hale Navy, also from Benjamin Moore. We left the wood stained french doors unpainted, to give it some contrast with the white.

We gave this kitchen a little nip & tuck 😉 It wasn’t in the budget to renovate the entire kitchen just to sell the house. So we put the money where we knew it would pay off… cosmetics. Here’s the before… before we installed new floors, removed the peninsula, painted the cabinets, replaced the tile backsplash, updated the lighting & hardware and installed new appliances.

 

And After:

Added Personality: we decided a few bold paint colors weren’t enough, so we added whimsical wallpaper to the dining room & powder bath. For the dining room we chose Wildwood from Rifle Paper Co – all of their prints are gorgeous but this one went well with the green in the living room. For the Powder Bath we chose Feather Flock from Tempaper – kudos to the installers for lining up the bird beaks 😉

Created curb appeal: The home was originally painted a light green which was fading & it clashed with the brick. In order to give it a more updated look, we painted the house & the brick all one color, Mindful Grey by Sherwin Williams. We also replaced the door hardware & light fixtures, power washed the driveway & all walkways, and hired a landscaper!

Updated Lighting & Hardware: One of the easiest updates you can make to your home is switching out lighting & hardware. We chose aged brass and dark oil rubbed bronze for the light fixtures, along with black door hardware. Mixing finishes throughout the home makes it feel more curated vs. builder grade – as long as you don’t choose too many different finishes.

Hired a Stager: To bring it all together, we brought in our staging partner, Kelli with The Home Project Interiors. Kelli has the perfect eye for bringing a space to it’s full potential. She styles unique pieces that you don’t see in every other home on the market!
