Hi, I’m Gavynn Wells with Living Room Realty, here is your market update! Spring in Portland is my favorite seasons. It brings a flush of energy: the blossoms are out, the sun is shining-kinda, and more houses are hitting the market. That being said, the headline is simple: there are no easy pickings out there. If you’re buying or selling in Portland right now, you need to show up sharp and prepared.

So what does this mean for you?

If you’re a seller, you can’t phone it in — strategy matters. You have to show up to the market with the whole package: Pre listing prep, full media package, staging, and most importantly – Proper Pricing! 37% of active listings have had a price reduction. That’s more than 1 in 3 homes. That tells me a lot of sellers are guessing wrong on price — listing high and getting punished for it. Meanwhile, the well-priced, well-prepped homes are still moving fast!

If you’re a buyer, don’t expect low hanging fruit deals just because inventory is up. You have more choices than you’ve had in a while, but the good ones still go quickly. The well-priced homes are competitive, and the overpriced ones aren’t deals — You have to dig, strategize and structure offers in a smart way to create opportunity

This market rewards the prepared. There are real opportunities here for folks who come in with a plan and work with a great agent to put it together. And looking ahead — things can turn on a dime in real estate, sometimes from week to week but for now, both sides need to bring their A-game.

Now about that free money

Bank of America has an amazing grant. $10k towards down payment and $7500 towards closing. It’s a conventional loan, no strings attached, no recapture tax and in the last 18 months alone I was able to help over 15 people get into homes who did not think they could.

Bonjour! I was born and raised in Paris, France; Then bounced around Europe for college and work. I finally crossed the pond and moved to the US in 2005. Portland felt like home instantly! I immediately fell in love with the vibrant food and coffee culture, the pedestrian streets packed with friendly people, the great outdoors available to us in the four cardinal directions and of course, the strong sense of community that seems weaved into everyone’s DNA in Cascadia.

or cowboys when they grow up. Not I! I always wanted to be a Realtor! I remember it as if it was yesterday, my parents were looking for an investment property and we were visiting houses during weekends. Our realtor would take us from home to home and I was fascinated by the different styles, layouts and designs. Even at that young age I remember thinking: _“This guy is so cool! He is showing us the houses and helping us find the right one, I want to do that one day!” Since I got licensed in 2019, It has been a deep honor to accompany many people on their real estate journeys. Helping my fellow humans find a sanctuary to rest their head, a nest to raise their family or a home base to achieve their life goals, and everything in between brings me deep joy and pride. There is nothing I would rather do than be a residential realtor in Portland, Oregon. During my time as a realtor, I have successfully navigated many challenging market conditions such as the frenzied pandemic years when 10 offers received on 1 house was common place. Which was immediately followed by runaway inflation and rising interest rates, requiring strategic and creative offer writing. I have been awarded multiple sales/production awards, as well as obtained certificates relating to Fair Housing Practices, Diversity & Inclusion, Getting your home market ready, Buying and Selling in challenging market conditions, and many other topics. More importantly, with close guidance from mentors with multi-decade years of experience in the Portland market, I have developed deep expertise in how to navigate ever changing market conditions, ensuring top-dollar sales for my sell-side clients and competitive offer writing for buy-side ones. All of that being said, my absolute favorite part of it all is the lifelong friendships I have built with my client-friends! Real estate for me is about continued relationships that extend far beyond the transaction.

Outside of work

I love spending time with my young family, close friends and broad community. I live in Mill Park; and I love checking in with local businesses and the East Portland community center, tapping into the strong neighborhood feel that this area of SE Portland has to offer. I have been consistently cranking out loafs of home-baked sourdough bread that I happily share with people I rub elbow with, nothing like some fresh bread and butter to bring people together.   I stay active by studying the gentle art of Jiu-Jitsu, walking my dog Rumi around our beautiful neighborhood, and escaping to the incredible nature that surrounds our city. Travel has always been a big part of my life and I believe it has made me a better person and realtor. Being able to understand and experience other cultures, traditions, needs and wants allows me to connect with people and their nuances better, which is key to offering a white-glove, custom tailored approach to my clients.
