First is Worst, Second is Best…

I’ll give it to you – when putting in an offer on a house, first is almost always best. Often we come out victorious in multiple offer situations (thanks to getting creative with competitive terms), but we have also had a lot of clients end up in backup position. Meaning, if the sale falls through for whatever reason, the offer in backup gets a chance to be under contract on the home! Unfortunately, this is pretty rare. I can probably count on one hand how many times it’s actually worked out and we get that magic phone call from the listing agent. “Are your buyers still interested?” Then follows one of my favorite calls to make to a client. “Remember that one you thought you lost?!” 😀
