Just Right in FoPo!

Step aside bears…this Goldilocks has found his house! Last year, Devin told me he would be in touch with me soon about buying a house. His epic rental in NE had been the home of countless gatherings and parties, but he felt it was time to make the move to SE, where the majority of his community lived.

Having grown up helping his parents fix up homes, Devin wasn’t afraid of a fixer. He also was a sucker for classic charm and vintage details, so we found ourself looking at a wide variety of homes.

House 1 was a beautifully remodeled farmhouse with a cute backyard in Lents. Devin loved it and went back for a second viewing, bringing friends with him to share in his excitement. This was at the very beginning of the spring selling season, and about 20 other buyers also loved this turnkey home…so his first offer was beat out.

Next up, another Lents home, but make it major fixer on a huge lot. We had to fight and claw our way to this one as second backup, but we finally got our offer accepted. After inspections, however, it became clear why the other two buyers had terminated. In addition to some bigger known repairs, there were also too many unknowns that made taking on this project too risky. Sadly and a little deflated, Devin had to terminate.

For a minute, Devin took a break from the search. Riding the real estate roller coaster can be an emotionally exhausting process. But he kept one eye peeled, and when the *just right* cosmetic fixer in FOPO (his secret dream neighborhood) hit the market, we were ready.

Just 1 block away from some of his besties, this structurally-sound, plain-jane home was the perfect amount of project. This time Devin was determined, and We just barely beat out 4 other offers with some key strategic terms.

Fast forward to closing day. Devin has a list of to-dos and a neighborhood full of friends (including me!) welcoming to his new home. I couldn’t be happier for him and excited to see him work his magic to make this house a home.
