Uncovering Hidden Issues: The Importance of a Home Inspection Before You Buy

By Dill Ward, February 8, 2023

A home inspection is an important step in the home buying process. It gives you the opportunity to have a thorough examination of the condition of a property, including the structure, systems, and components of the home. The purpose of a home inspection is to identify any potential issues or defects that may need to be addressed.

During the inspection, the inspector will typically examine the exterior of the home, roof, siding, and foundation. They will also inspect the interior of the home, including the walls, floors, and ceilings. They will also check the heating and cooling systems, electrical and plumbing systems, and appliances. The inspector will also check for any signs of pests or water damage.

After the inspection, the inspector will provide a written report detailing their findings. This report will include information on any major issues that were found, as well as any minor repairs that may be needed. It is important to review the report carefully and address any concerns with the seller before moving forward with the sale.

It is important to note that a home inspection is not a guarantee that all issues with a property have been identified. It is a visual examination and not a guarantee of future performance. Also, it is not a code inspection, meaning that the inspector will not be checking if the property is up to code.

In summary, a home inspection is an important step in the home buying process that can help you identify any potential issues with a property before making a purchase.

She/Her

I’m always honored to be invited into someone’s home to allow them to speak aloud their hopes & dreams. My strategy brain goes straight to plotting the course, while my coaching heart delivers thoughtful questions to learn more about the fears & concerns keeping my client up at night. As a Realtor for 15 years, landlord managing my own rental portfolio, certified master negotiator, digital marketing expert, and social media influencer, I'd still say my superpower is bringing a tidal wave of positivity and energy to each new opportunity. I absolutely love real estate, and I love people even more. Buying or selling a home is more than just a transaction, it’s an emotional experience of leaping into the unknown to discover what you really want next in your life. Having a Realtor who understands THIS & also kicks butt at marketing & negotiating is a next level experience! I’ve personally moved 9 times in 12 years (by choice & with proper planning each time), in pursuit of exploration & curiosity about how life would expand in each new home. This has given me great project management skills to orchestrate many different contractors to make miracles happen in a short amount of time. Not to mention pretty epic home organizing, planning, packing, & moving tricks. I've taken this experience to write 2 books titled: “Your Dream Home: The Ultimate Guide on Buying a House to Inspire the Next Version of You" & "Getting to Sold! - What you need to know to get the highest price with the least stress when selling your Portland Home .”   Email me for a free copy of either! My background is in graphic design, advertising, psychology & sales. I have a passion for technology, building community, and personal development. I’ve sold over 500 homes yet strive to treat each client as if they are my only. As of this writing, I reside in NW Portland, Oregon where I’m re-imaging & remodeling a mid-century home to a modern masterpiece with my husband, daughter, and cat. Let's book a meeting and talk about your goals!
