Winning without the Highest Offer

My clients have been searching for a large parcel of land for about a year. There were some great options in the outskirts of Beaverton and beyond, but finding land within the city limits turned out to be a more difficult endeavor. And then the perfect property came on the market. And went pending immediately. Then it came back on the market, and went pending again. My client, being pregnant during a pandemic, was a bit slow to move on seeing the property and so it kept slipping out from under our fingers. And then the unthinkable happened, it came back on the market for the third time. This time my client was ready and we immediately wrote an offer. And then they got two additional, offers from builders. This particular piece of land is almost 20,000 sq ft and is zoned R5, so a builder could put 3 homes on the property. We knew that both the other offers were higher and were cash. But, we also knew the owner of the property (who had purchased the property back when they were raising their family in the house behind the property), had been burned several times by builders presenting high offers and then trying to negotiate them down. So we sent our offer with a letter from my clients, outlining the type of home they’d like to build and I sent a cover letter outlining some of the due diligence we had already completed on the lot. And they accepted our offer. Today, my clients close on their dream property and will start the process of building their forever home soon. Congratulations to them and to the sellers!
