Portland Real Estate Market Update for October 2025

Hello, I’m Alina Aliyar, licensed broker in Oregon & Washington with Living Room Realty & here is what you need to know about the Portland Real Estate Market in late October 2025.

It’s officially Fall in peaceful Portland, OR. The leaves are a spectacular mix of orange & reds. The weather is chilly. There is absolutely no need for ICE in your coffee.

Portland Real Estate Market Update

This year we’ve seen a more balanced housing market, especially compared to the extreme sellers’ market of 2021 & 2022 . This month inventory is a bit higher than it’s been for the rest of the year at 3.8. Meaning, that if no new homes were listed, and homes continued to be purchased at the current rate it would take 3.8 months for all of the currently listed properties to be purchased. Practically this means that most of the time buyers are often getting a little more time to think and room to negotiate in regards to repairs & concessions.

However, I still wouldn’t call this a buyer’s market. Of all the transactions that went pending at Living Room this past week, over HALF were competing with multiple offers.

The median price of new listings in Portland is $599,925. And while that is about $200,000 more than the national average, we are still the most affordable major city on the West Coast. Seattle’s is at $974,450 & California’s 4 largest cities are over $1.2 million.

Portland continues to be an incredibly desirable place to live. This year, I’ve also seen an uptick in people moving here to protect themselves and their families from an increase in anti-science and hate based legislation in other parts of the country. For many, moving to Portland isn’t just a financial decision—it’s a deeply personal one. They’re seeking a place where their families can feel safe, where individuality is celebrated, and where community still means something. That sense of belonging continues to make Portland stand out in a rapidly changing world.
