Portland Real Estate Market Update for October 2025

Hi I’m Dulcinea, Oregon licensed broker, listing and ADU specialist with Living Room Realty, here to tell you what you need to know about the Portland real estate market for Early Autumn in our magical city of Portland, Oregon!

My teammate Aryne and I keep a close eye on the market, watching how shifts in prices, whether rising or falling, inspire buyers and sellers to make their next move.

 

 

Portland Real Estate Market Update

Watching the market this summer, we’ve made some very interesting discoveries. Looking at market data for the entire city of Portland, we were surprised to find that in the last four years, the highest list prices happened this summer in mid-June at a seven-day median list price of $700,000 and a 90-day median list price of $715,000. Yes even higher than the wild west days of 2021!

Prices traditionally soar higher in the spring and late spring. And just like patterns repeat themselves, we are also seeing a price drop as late summer goes into Autumn.

 

For Buyers

While buyers are keeping a close eye on mortgage rates, they may not make their move until they see rates come down but all the while, prices are coming down. There’s no doubt that buying a house is expensive right now, but the price drops this summer have been rather significant, and now the median list price is just under $660,000; new listings are averaging $629,000. That’s already much, much lower than prices seen in June.

This is where we like to say…DO THE MATH! Are you going to wait for rates to come down just to pay more for a house? Did you know that for every one point mortgage rates drop, 5 million new buyers nationally come into the market…that’s a lot of new competition!

As we go into the fall, will buyers make their next move and jump out of the wings and into the market? They might be wise to do it now before rates drop any further. While we’re not officially in a buyer’s market, buyer caution IS slowing our market down.

For Sellers

Sellers, take note, we are definitely seeing a dual market. Folks who are taking prepping seriously and are realistic about pricing their homes are having great success with quick sales, and with a 70-day median time on the market, that is helping to limit their holding costs while they wait to close on a sale. And they’re fetching their list price without a price drop.

While preparing your home for listing, consider what it is that buyers are looking for. It’s not just a fresh coat of paint—they want reassurance that the home’s systems and structure are safe and ready to use, or that the price reflects any needed updates.

Let’s wrap this up – Now is a great time for buyers to jump into the market before prices go back up in the spring and more competition comes into the market.
