Whew. I know I’m not alone when I say this adjustment over the last week has been A LOT. But, we’re adjusting and doing our best. Because that’s all we can do, right?
In between being a homeschooler and crafting wanna-be, I’ve spent the last few days reaching out to my clients and colleagues in real estate to be a resource during these uncertain times. We had a company-wide virtual meeting, led by our founder and CEO, to discuss how we continue to service our clients, while staying safe and respecting social distancing. I’ve been following the market, talking with my lender partners, to get a better understanding of impacts to real estate. I’ve hosted virtual real estate clinics with companies and am available to answer questions. And, the headline takeaway is – we will get through this. How it looks may be a little different. But we will get through this.
If you are thinking about buying – here’s what to expect:
- Rates to remain low — market adjusting to overwhelming demand for refinances, rates will even out and it’s a GREAT time to get a home loan
- No access to open houses
- Private, broker-led tours
- Sanitation stations, glove up and booties on
- Look but don’t touch
- Digital transactions
- Timelines may need to extend to accommodate inspections, appraisal resource drain
If you are planning to sell:
- Buyers are still “out” in force – homes are still going pending in days with multiple offers. They’ve been pre-approved and ready to buy – WITH NOTHING TO CHOOSE FROM
- Inventory is incredibly low. It’s a GREAT time to sell.
- Technology and digital assets are key – 3D video, virtual tours. Ask me about my background in video production and how I can help
- Staging is still happening and key, but a solo endeavor
- No open houses
- Set up sanitation areas, hand washing stations
- It’s OK to say no to tours if you are immuno-compromised
