Difficult Doesn’t Mean Impossible

Phew… it’s an interesting time in Portland real estate. Buyers and Sellers are really being put to the test, but with guidance and diligence we’ve been able to navigate through some unlikely scenarios to make our clients house dreams come true. It’s so satisfying to see patience and persistence pay off.

I’ve been working with C for years and when he decided it was time to leave his current neighborhood and find a place in the quieter neighborhoods of SW Portland I knew we had our work cut out for us. Like most people, C had to sell his current house in order to buy his next home. In “normal” times this isn’t usually a problem, but in our accelerated market with tough competition this presented a challenge. We made several offers that were contingent on the sale of his current home, but we just couldn’t compete with buyers who were in a different position. We talked strategies and, because he wasn’t in a hurry and the possibility of having to move twice wasn’t ideal for his situation, decided to take our time and see what we could do.

After almost a year C decided he was ready to choose one of the options we had talked about and was going to sell his house, move into a rental, then buy a new home. A strategy that has worked for many sellers. We prepared to put his house on the market, knowing it was going to move fast, and then the universe handed us a little gift. A house that was just what he was looking for was available, and there was less competition than expected. We made a move, put in a contingent offer at the same time we listed his house, and they accepted! I was able to negotiate timing on both ends so that he would only have to move once.

Key day is one of my favorite things and this time the level of delight I felt was almost overwhelming.
