Ana and Brayden came to me as a referral from some of my favorite past clients. They had a low down payment but were really motivated and excited to purchase their first house! We talked about their goals, the competitive market, and the lay of the land for how a purchase unfolds. We toured a couple times and they were really close to moving forward on a cute house in NE Portland. The home ticked off most of the boxes, but also had some serious drawbacks, including a tiny little kitchen with no dishwasher. We kept tabs on the home, but ultimately it garnered 10+ offers and they decided to pass on it.
Fast forward to our next tour, and we saw two houses, and one they really liked. They had seen another house nearby come on the market and were interested in it, but were skeptical as it was fully renovated and under their budget. We went and looked anyways, and sure enough it was their favorite of the day. I followed up on it, and after 40 showings over the weekend it still didn’t have an offer on it. Multiple buyers were circling, but the sellers were antsy to get it under contract. We wrote a strong offer with a quick expiration, and held tight with fingers crossed. Another offer was looming as our offer expired, but they weren’t able to get it in on time. The sellers decided to move forward with my buyers as opposed to wait for it, and we were off and running. The condition of the home was excellent as expected, with the exception of things we couldn’t see – the sewer line and the radon. We were able to get both negotiated prior to close, and my buyers are about to get keys as we speak!
