We were referred to Gail through a friend and were quickly charmed by her gracious nature and how quickly she picked up the real estate game. She listened very well as we went over the buyer consult and prepared herself for the journey that lay ahead. The first home that we found we were competing against multiple offers and did not win the first round.
This of course, was disappointing for Gail but she picked herself up and began to get creative. Soon she found a for sale by owner who had a lovely home she envisioned as her own. Most for sale by owner experiences, sadly have not been the finest transactions we have had but this one was one for the books. The seller turned out to be reasonable and we knew we needed to act fast in order to swoop his home off the market before the other sharks circling tried to take a bite.
Gail came in strong and we soon found ourself in contract and off to the inspections. We celebrated every victory along the way. This home needed a number of big ticket repairs and we had gathered from the negotiations that the sellers would want to take on the repairs themselves which Gail wasn’t interested in since we wanted a licensed and bonded contractor to do the big ticket items. The seller ended up giving Gail a substantial credit and we were able to move forward.
Once we got to the signing table and closing was right around the corner before Labor Day Weekend, the cut off was missed due to Escrow receiving the lenders funds right at the cut off point for Clackamas County and we had to deliver the disappointing news that we needed to wait till after the holidays for us to officially be funded and recorded in her name. Gail didn’t let this steal her show and because of how well the transaction had gone we were able to negotiate for Gail to stay in the home prior to closing, this made her day.
Today was her official closing day and we were so excited to give her the good news that the home is officially hers. We are so happy for you Gail and so proud of you for fighting so hard!
