Congratulations on your decision to purchase an old house in Portland, Oregon. While these historic houses breathe character, it’s best to approach the process with a critical eye. In this guide, we’ll walk you through key considerations such as structural integrity and location specific materials. Undoubtably armed with knowledge, you’ll be ready to explore Portland’s vintage real estate market.

As your virtual realtor, it’s important to note that I am not a licensed inspector or contractor. Furthermore, it is recommended to engage licensed professionals during the inspection period. Truly, this is your first form of insurance so go wild and trust that I’ll be here with all the tools you may need to be successful. 

Structural Assessment:

Study the foundation for signs of settling, cracks, or water damage. Meanwhile, pay attention to the condition of the walls and ceilings. You may want to engage a foundation contractor in addition to your inspector.

Roof and Exterior Inspection:

Look at the condition of the roof by checking for missing or damaged shingles and signs of water penetration. Check out the overall structure. Next, examine the exterior walls for any rot, decay, or pest damage. 

Electrical Systems:

Knob and tube wiring was found in homes built before the 1940s and cloth-covered wiring showed up in the mid-20th century. Consequently, you may work with a certified electrician to assess potential safety hazards and recommend upgrades.

Plumbing Analysis:

Check for signs of leaks, water damage or corroded pipes, especially when you find galvanized steel. With this is in mind, upgrading plumbing systems can improve water efficiency and prevent issues down the line. You may want to obtain information about the cost of upgrades. 

Heating and Cooling Systems:

Take a peak at the heating and cooling systems to understand what you are purchasing. You may find oil, radiant, gas or electric systems. Specifically look at their efficiency, age, and overall condition.

Presence of Underground Oil Tanks:

Portland’s older homes may have above ground or underground oil tanks. Study property records and schedule a tank sweep during the inspection period. Personally, my clients have found a leaking below ground oil tank after an above ground oil tank was recorded as decommissioned. Remember, this is your chance to negotiate an environmental hazard with the seller.

Unique Foundations:

In some older homes, you may find foundations built with river rock from the Willamette River. These types of foundation walls are more porous than the concrete techniques used today. In other words, always engage licensed professionals for an assessment.

Additional Considerations:
  • Historic Houses: Search for local guidelines when purchasing a historic residence.
  • Lead Paint and Asbestos Testing: Understand the affects of these materials on health and renovations. 
  • Insulation and Energy Efficiency: Insulating an old house can be challenging. When performed incorrectly, you can create your very own science experiment behind the walls. Consider mold testing and obtaining records of any related upgrades.
  • Drainage and Foundation Waterproofing: Evaluate how water moves around the property and check for moisture in the basement. By installing drainage systems and taking appropriate waterproofing measures, you may extend the life of your foundation.
