Here’s the Poop about Septic Systems

By Living Room Realty, September 10, 2021

Hi, Readers!

So, COVID has many of us dreaming of moving to the country, right? Acreage, goats, a barn, wood pile burns, chopping wood, ahhh. Having grown up on 10 acres, I can assure you country life is dreamy, but if you don’t know what you’re getting into, it can quickly feel like a lot. Be sure you understand your parcel lines. Find out about utilities. Ask about high speed internet access. Do you have a well or are you on public water? And, if you are on septic, don’t worry. It’s not as gross as it sounds.

There have been significant advancements made in septic systems, with some serving as mini treatment plants on their own. And as with anything home ownership, they involve maintenance but maybe not as much as you think. Part of the inspection process when you buy a home on a septic is to have the tank and drainage field examined. You’ll want the seller to pay to pump it out (because, ew, do you really want to buy someone else’s poo poo?), and you can plan to pay for the cost of the inspection. Specialists basically jet the lines to see if there are any fissures, leaks, drainage problems… much like they do on a standard sewer line. And depending on the capacity of the tank, pumping is something you do every five or so years at a cost of around $450. If there are problems, ask for them to get fixed as part of your inspection contingencies.
