Investing in Portland

By Living Room Realty, March 6, 2021

The key to a successful rental in focusing on the details. When a longtime client called to say she was ready to purchase another rental property I was excited to hear what she had in mind. She has created the perfect formula for success in the Portland rental market. With Portland home prices skyrocketing and landlord restrictions making managing a rental more challenging a lot of local investors have decided to cash out their investments. Not this woman!

She loves creating nice homes for her tenants and curating sweet spaces for to short term rentals. During COVID things have been a bit more complicated but she is undeterred. According to her the secret to a successful rental is in the details. Small details make a huge impact. Such minor updates as changing the house numbers and porch light can take a home from ordinary to sophisticated. Over the years I have watched her take properties in all levels of construction and disarray and create meaningful, welcoming homes for many people.

The relationship between a landlord and tenant can be tense at times but she believes respect and compassion are the foundation for a good relationship. She is fair (never raises the rent on a tenant) and in turn finds that the tenants to take extremely good care of the homes and treat them as their own.

Ultimately we found a great house for her newest venture. It has a full 3 bedroom ADU downstairs and large family home upstairs. It has great bones and loads of potential. I can’t wait to see her take this basic home to the next level!
