Need To Sell Before You Buy? It’s A Thing!!

We love this family. My neighbors from 5 years ago moved to Hood
River, and when they did, they chose (wisely ;-)) to use me as their
listing agent. Fast forward 5 years. We helped their Mom move, and
now the brother and sister in law! Oh man I love loyal clients…

Its always an adventure when a couple needs to sell before they buy.
But it’s common and we do a number of transactions a year like this.
I was going to break it down myself when lo and behold, through the
internets came the following breakdown in more detail than I would
have gone into for a blog. Its from the Ninja Selling guys out of

Here are the 5 choices that a seller/buyer has.

1. You could put your house on the market and as soon as we get an
offer that works for you, we could go and find your new house. That is
the simplest of the choices, but it puts pressure on you to find a
house in a short amount of time and the right house for you might not
be on the market at that moment.

2. We could find you the right house for you to buy and make an offer
on it contingent on the sale of your existing house. That is really
good for you, but many sellers won’t accept a contingent offer in this
market so your negotiating position is weak.

3. We could put your house on the market, sell it and you could move
into temporary housing if we don’t find the perfect house while your
current house is under contract. That gives you the best possible
negotiating position, but the double move is potentially in

4. You could go to a lender to see if you could secure a bridge loan
which would allow you to buy with little pressure and is the most
convenient for you. The risk is that you could have a couple of months
of double payments and you aren’t totally sure how much your house
will sell for.

5. Have you considered keeping this house as part of your wealth plan?

Graduating from the University of Oregon with honors in English and Creative Writing helps with the contracts: a little “creative writing” never hurts! I was born in Santa Rosa, CA and moved to Oregon at a very young age, but went to high school in Oregon, California and Washington. I did a brief stint in the Bay Area after high school and am now finding that the people I met at house parties in the early 90’s are moving up here now. Go figure! Outside of work I try to enjoy all that Oregon has to offer: surfing, snowboarding, skating, you name it. I have traveled all over the globe and can honestly say this is my favorite place on earth. I still need to get that snowboarding/Onsen trip to Japan in though. Oh and maybe a sabbatical in New Zealand & Australia. We will see...
