No Inventory? Stepping Out in Faith To Create Some!

We met with Jose back in January of this year to set his Real Estate goals. He is a city engineer with vision. Initially we set out to looking for Resale homes that were a little further out until and then we found that Richmond Homes were building on vacant lots in St Helens, Oregon. The prices were extremely competitive to what resale homes were going for. The goal was to find something by June 2020, but it was hard to pass up the new construction homes that Richmond Homes was offering and Jose found that his commute would be work the deal that we received from Richmond Home.

So, we jumped on the opportunity and Jose seized the moment like a wild cat on the hunt in the middle of winter. We studied his contract to make sure all was legit and surprisingly they were very accommodating. Once Jose felt comfortable with the paperwork he signed the contract and started to work on floor plans and materials that suited him best. 

And then Covid surfaced and the World Health Organization declared COVID-19 a Pandemic, which was so scary at first but thankfully for Jose he was going to be able to move forward with the purchase. If anything his investment became even more solidifying as he was going to start working remotely. 

It was an incredible to watch the build unfold in front of his eyes. 

Things were going smoothly despite Covid-19 but in the weeks leading up to closing the wild fires put a major delay on the supply chain as employers had to send home their employees to protect them from the hazardous air that we had on the west coast. 

Once the smoke lifted, we noticed that the builder moved as quickly as they could to meet timelines without sacrificing quality. Things really came down to the wire. When we showed up for the inspection, many finish items weren’t completed. We quickly hopped on a call with the superintendent to turn on the utilities and water as the plumber was behind. With a new home we don’t expect to find many repairs but it is always a good idea in the case something is overlooked. In this case, the inspector did find to items the builder was not aware and Richmond Homes quickly worked to remediate all the issues that came up. Jose was once again reassured of his purchase as we continue to make forward progress. 

Now Jose stands proudly with his beloved mother who accompanied him on his final walkthrough prior to closing.
