Sitting here in early-June and looking backwards, it is clear that the Spring buying frenzy has ebbed. Yes, there is still competition out there on hot properties, but it is nothing like March & April. When the market is in full swing, you sometimes need to throw the kitchen sink at an offer to get it to stick. To me, a kitchen sink offer looks like this: as-is purchase, shortened inspection period, quick closing, order the appraisal right away and an offer price as high as you can stomach.
Pursuing a purchase in the Spring-Frenzy is a lot like a soccer match in my opinion: you got to keep your defense set and you always have to push on offence. You may have to take a couple of half-hearted shots in preparation for the big shot on goal when you see an opening in the defense of the market.
In working with Kirsten & Tom, starting in the Fall of 2018, we took a couple of shots on some properties in the Hayhurst neighborhood where we both reside. It seemed like we were just a bit off on all of them. The competition was fierce and the offers we put together couldn’t have really been any stronger; everyone has their limitations.
In late-April this cool house came online on SW Idaho Street; it was a winner! I had a feeling that this was a chance to take our shot. We came in strong and fast with a solid offer (not crazy) with a quick deadline. I woke up Sunday morning to an accepted offer and the next time I went to the house, I saw the note in the picture: “Sorry, Open House Canceled!”. That is when you know you took the right shot at the right moment.
