Sold in a snap

A couple of my old and very good friends recently decided to sell. They had started their family in this small home, but had since outgrown it and moved to Eastern Washington to be closer to family. The home had been a rental for a few years as they mulled over how to long to hang on to this little charmer of a house. We were in touch, and as the renters moved out we talked through the implications of having it as a rental long term, versus selling prior to owing capital gains on it.

They decided that selling now makes sense, and so we kicked into high gear . We lined up a bevy of contractors to sequence out getting the home ready from being tenant occupied to staged and market ready. The house had a lot of activity, and we received multiple offers within a few days. I built out a spreadsheet so they could see similar terms side by side, and they selected the offer that was the most competitive and felt right for them.

We worked through the negotiations of the inspection items, and were able to come to mutual agreement on final terms. My clients close next week after 28 days in escrow. This weekend they are coming back to Portland to say their final goodbyes to the house. I’m thrilled we were able to work on such a successful transaction, and they are able to start planning for their next endeavors.
