Spoiler alert** my clients got their dream home in their preferred location and at a price lower than they thought they could get it for. I love it when this happens!

Asha and Brad were referrals from some of my favorite clients from a few years back. They were first time home buyers and were super excited about finding their new home and beginning the search. We met over coffee and I answered questions about the process, the market, and generally got to know each other. We also talked about expectations – it is a sellers market, and it takes some gumption to work through finding your ideal home (with low inventory), and then competing against many other buyers who are offering very competitive terms. Asha and Brad were up for the challenge.

We ended up in 2nd place three times. The first time out of 12 offers, the second time out of 8 and the third time out of 3. Each time they maxed out their high end, and got beat by ridiculous offers. They knew they put their best foot forward though, and while disappointed, they weren’t discouraged. The fourth house they offered on only had two offers in the end – it was an incredibly well maintained home between SE Hawthorne and Division right in the heart of it all. The pictures didn’t make the house pop, and it snuck under the radar. We were able to negotiate with the sellers on a price that was a win win for everyone and they secured the house. The home inspection was one of the cleanest I’ve seen in a while, and the lender was able to get the loan closed in a scant two weeks. In the end, my clients are over the moon for their new home and can’t wait to move in. Congrats Asha and Brad!!
