Startup Brings Innovative ADU Model to Portland

A startup led by former city urban renewal director brings an innovative model to Portland. Dweller is offering two schemes to homeowners interested in adding an ADU to their property.

  1. It can do all the work to install a small ADU in someone’s yard and hand over the keys for $125,000
  2. Or, it won’t charge the homeowner a thing, retaining ownership of the ADU, managing it as a rental, and handing over 30% of the rent to the homeowner. After 25 years, the homeowner owns the ADU outright for no cash

Dweller came up with a basic, 448-square-foot design for a prefabricated unit. It’s standard dimensions allow it to easily fit into the typical 50-by-100-foot Portland lot. The only thing the city has to do is OK the site plan, foundation, and utility hookups.

Living Room agent Dulcinea Meyers-Newcomb is buying an ADU unit through Dweller for her 78-year-old father to live next to her family. Dweller “creates this whole scenario for people that in the past would have written off an ADU because they could never afford them,” she says.
