I recently had the pleasure of helping some of my very best friends through yet another real estate transaction. But, this one was different. This one was as an investment property. We found an incredible opportunity within a newly built community of single family residents and townhomes. Ultimately, investment properties have to pencil out in order for it for feel like it s a good financial decision. In the last few years, it has been challenging to find properties that can make an immediate profit as a rental, that also have strong resale value, and we found one! These townhomes are brand new (little ongoing maintenance), well priced (under $300,000), close to schools, parks, restaurants, shops, etc (in high demand for renters), and make a monthly profit in rents (the whole purpose for landlords). The other amazing thing, is my clients are able to provide a lovely and safe home for their future tenants. I believe in real estate as an incredible opportunity to find HOME, but I also believe it can be a great way to establish long term wealth while also helping others find HOME.
