I’m Jessica Ward, a licensed real estate agent with Living Room Realty, and I specialize in helping out-of-state buyers relocate with ease. Building Connection and Trust

Every relocation journey starts with a conversation. The first call often feels like an interview on both sides. My clients and I use that time to make sure we’re a good match. After all, alignment is key to reaching their real estate goals and affirming their decision to work with me as the best agent for out of state buyers moving to Oregon.

Once we agree to move forward, I act as both guide and educator. Real estate processes can vary from state to state, so I make sure my clients understand how buying a home in Oregon may differ from what they’ve experienced elsewhere.

From Hawaii Condo to Portland Home

In Phil and Lisa’s case, they had purchased their first home — a condo — in Hawaii. This time, they wanted a single-family home here in Oregon. We talked about what would be different this time around, from inspections to closing timelines.

I always encourage clients to ask questions, no matter how small. And I make it a point to find answers to the questions they might not even know to ask. That’s where real expertise makes a difference.

Touring from Afar

Once we covered the basics, the fun part began — house hunting! Because they were still in Hawaii, we toured homes virtually. We set up a time that worked across time zones, and I took them through each property via video chat.

Finally, we found “the one” — a charming home in Brentwood-Darlington with serious curb appeal. The inspection went fairly smoothly, and after some negotiations on repairs, we closed without a hitch.

The Big Day

After all that teamwork from afar, we finally met in person. Seeing my clients step into their new Oregon home for the first time was such a rewarding moment.

I stay deeply connected to my community through volunteering and board participation. I’m especially passionate about children’s needs—particularly those involved in the foster care system—climate impact and sustainability, justice and equity for people of color, and mental health advocacy.

I’ve been called the “queen of resources and connections,” and I take that seriously. I’m also a real estate investor who manages my own properties, including an ADU, so my guidance is grounded in lived experience. I’m honored to be the first African American broker in Oregon state history to close a transaction with a Black-owned title and escrow company, but my greatest accomplishment is impact—helping clients secure stability, build wealth, and step confidently into ownership.
