What?!? Really?

By the time I toured the condo in Beaverton with my clients Don & Michael, they had already been there two times at both open house events over the weekend. It was a winner: main level living, close to the deeded parking spot in a community with a stable HOA. We sat in the living room and talked through our offer strategy for half an hour. By the time I got our offer written up there was one offer on the table. By the time they were reviewing offers there were a total of 4 in. Yikes!! I didn’t get much out of the listing agent except that one of them was cash. Honestly, I didn’t think we had a chance in hell of getting accepted.

The next morning, I saw and email from the listing agent. My presumption was that it was a thank you note for writing an offer and a soft let down for the defeat. When I saw the first line that said “Congratulations”, I was totally shocked! Now we just had to keep our promise of an “as-is” purchase and a quick closing. Inspections got wrapped up in short order and the lender got loan dox to closing with plenty of room to spare. Nothing to it! I spoke to the listing agent the day before closing and it sounds like it was all about the bottom line for the seller. All 4 offers had good terms and ours just edged out the others by a hair on price. Sometimes it is just that simple.
