I started working with Gabrien right as the Portland Real Estate Market started to get insane-crazy in the late fall of 2020. His interest grew with the market and he got the message right away. It took a couple of tries, but we got one under contract without completely selling the farm. I was intentional with this offer to NOT include any strong “as-is” language because I knew that the place had some issues just from my visual inspection. It was a 2006 build, but it appeared to me that the seller had done zero maintenance since the sale closed in the late Bush-years. The moral of the story is that even if your house is brand new…you have got to stay on top of maintenance. On a side note, it was actually a good case study in building science* and the effects of nature on a house.

We were able to negotiate some major repairs to make everyone feel good about the transaction. It was an empowering situation where both the agents and buyer/seller were on the same page about doing the right thing. The deal is done: smiles all around.

*the siding was Hardi Plank and when it was installed the specifications was to caulk the butt-joints rather than flash them (which is the standard now). At the time of install, it was to spec, but now it is clear that science and nature was working counter to that idea.
