3 Reasons to Not Visit That House

In the span of years selling homes to multiple parties, we’ve learned that some variables bring a quick “no”. Knowing this, we clarify these situations as soon as possible to save time for both the buyers and sellers.

1: It is on a … road.

Busy, unpaved, small, big, sloped …. I can’t count how many homes have been ruled out because of proximity to a busy road. If you’re selling a home on a busy road, be prepared to see buyers touring your home which will inevitably say, “this road is too busy”. If you’re looking for a home, and know that you have some apprehensions toward highly trafficked or sloped streets then driving by or street-viewing a property before touring the interior can save you hours of day-dreaming and deliberation.

2: This yard is too …

Flat, sloped, big, grassy, dirty, weedy, noisy, garden-y…. If you hope to grow many varietals of sun-loving & edible vegetables, then you can quickly rule out small lots or shady lots which restrict your options for sunlight, watering access, sqft of planters, etc. Knowing that you plan to install auxiliary structures (swimming pools, play structures, coffee roasting sheds) could help you eliminate homes which don’t have easily usable space.

3: I need [xyz] rooms.

If you know that you will want a guest room and an office, you might reconsider looking for a house that has one or the other, but not both. If you’re looking for a house that has two bathrooms but you think you could add a second if you had the right house even though you’ve never added a bathroom to a house before… you might want to stop looking at 1-bath houses, as adding a bathroom is harder than it looks on TV.

Every house has many buyers looking for exactly that layout/size/lot, and if all other variables are favorable, you’ll find that buyer and sell your sloped/shaded/busy-road home. Additionally, if you’re looking for that perfect trifecta of flat/private/close-in lot and haven’t found one that quite fits the criteria, you may only be a moments away from finding your home.

Every day we find homes that seemed impossible, purely by getting very specific about what each unique buyer’s “deal-killers” are and focusing on homes that will absolutely work. Some buyers can handle a busy street, some prefer low maintenance of small lots, listening to your opinions will keep you from some avoidable regrets after move-in day.
