Just Sold: Tenacity Wins the Day

Once in a while you have a sale that requires all of your skill sets, a lot of tenacity and a great team.

Many condominiums are not financeable using FHA loans – and especially not when the HOA is in litigation (a settlement was reached, but not yet recorded during the transaction) – unless you can get an FHA single unit condominium approval.

We pulled it off, but – to be honest – it wasn’t easy, (for a few days, it looked like it was not going to happen) and it wouldn’t have happened without my team going above and beyond to persuade the HOA management that was important to not only provide the needed documents – but to also provide explanations for the documents to the condo review desk for the lender.

At the end of the day, we pulled it off. It’s a big win for other owners in this association because it’s been very hard to finance a condo in this HOA due to the litigation.
This is GOOD NEWS for other sellers – and GOOD NEWS for buyers relying on financing.

My professional life started with owning and operating a music school and recording studio in SE Portland. Eventually I was drawn to real estate both as an investor and subsequently as a consultant to homebuyers and sellers as well as fellow real estate investors. My family and I have lived on both sides of the river, and we spend a lot of our down time at the coast in Manzanita. My real estate business and family keep me very busy but whenever possible I get out on the courts to compete in tennis leagues and tournaments, and I recently started playing Pickleball. I also mix in the occasional gig or young audiences performance with local jazz group Trashcan Joe.
