Managing Single-Family Homes in Portland: A Labor of Love

Managing single-family homes in Portland is more than just a job for me; it’s a deeply personal commitment to a city I love and believe in. Portland has faced its share of challenges, but I am incredibly proud of how resilient and dedicated our community is to making positive changes. As I write this, midway through 2024, our collective efforts to clean up our city, pivot drug laws, oversee encampments, and support small businesses are already yielding remarkable results. All things that make living and working in this beautiful city worthwhile. The dedication of those working tirelessly to bring about these improvements is truly inspiring. Here are some of my favorite parts of my role as a residential, Portland property manager.

Collaborating with Mom-and-Pop Landlords

One of the aspects of my work that I cherish most is collaborating with mom-and-pop landlords who understand their critical role as housing providers. These landlords entrust us with managing homes that we would be proud to live in ourselves, ensuring that every property we manage meets the highest standards of comfort and safety. The diversity of Portland’s housing—from swanky condos and creatively built ADUs to quirky, character-filled homes—adds to the unique charm of our city. Each Portland neighborhood offers something special, and I often find myself daydreaming about the different lives one could lead moving from a NW Pearl District penthouse to a tree-shaded ranch in the SW Bridlemile neighborhood.

Embracing Inclusivity and Diversity

Portland stands out as a beacon of inclusivity, particularly for our LGBTQ+ community, with a strong emphasis on the Trans community. Seeing our rentals becoming safe havens where individuals can find a sense of belonging and acceptance is heartening. Understanding the nuances of our tenants’ lives, such as recognizing that the name on the rental application might not match the name used when calling in a service request, is a small but significant part of what makes our work meaningful.

Elevating Property Management

Managing properties in Portland requires a professional approach. The conversations, the strategy, the education, and the access to tools have all been elevated. This makes me proud of the work I do, as it begins to eliminate the grimy landlord stereotype we’ve grown up with in the movies. Here in Portland, a property manager must comprehend the intricate overlap of state and local landlord laws. You need to understand how to communicate with people and, if you’re really good at it, how to build a relationship of trust with your clients (landlords) and your customers (tenants).

It’s particularly satisfying when I hear property managers from outside our city remark on how challenging it seems to manage rentals in such a highly regulated environment. I always remind them that regulations are not daunting when you understand the rules of the game. It’s like mastering a complex game—once you know the rules, navigating becomes much easier. I love that being a landlord in Portland means that I am held to a higher standard.

Building a Better Community

With the support of some legislative nudging, Portland landlords have been required to educate their tenants over the past few years. We’ve made significant strides in educating tenants about their rights and responsibilities through added disclosures and transparency. This empowerment can be intimidating, but ultimately, it raises the standard for landlords as well. As property owners, managers, and landlords, we are being held to the same high standards we expect from our tenants.

Property management is my full-time job, and I dedicate myself to understanding the details and developing effective strategies. I want property owners to come to me with their investment goals so we can explore their options thoroughly before placing a tenant in the home. Sometimes, converting a family home to a rental makes perfect sense; other times, it might not be the best decision. Through thoughtful planning and a deep understanding of Portland’s unique housing landscape, we can make informed decisions that ditch the power dynamics of the past and benefit both property owners and tenants.

In the end, managing single-family homes in Portland is not just about maintaining properties—it’s about building a community where everyone can thrive. This is why I am so passionate about my work and so proud to work in the great City of Portland.

I’ve spent more than two decades in residential rental management, and if there’s one thing I know for sure, it’s that property management is never just about the property — it’s about people, strategy, and doing things the right way.

As President of Living Room Property Management, my work is centered on helping property owners and tenants thrive through thoughtful systems, clear communication, and ethical housing practices. I love the problem-solving side of this industry — translating complex laws into practical strategies, building processes that support both people and performance, and helping owners make confident decisions about their homes.

People usually call me when they want to talk through the strategy of being a rental property owner. Whether it’s selling a tenant-occupied home, navigating a tough tenant situation, pricing a property, deciding on upgrades, or figuring out the right time to lease, I help people think through the long game. After 25+ years in the industry, I’ve likely encountered a version of your situation before and can offer perspective to support your overall strategy.

I’m passionate about sharing rental trends through both national data and insights from our own portfolio of homes. The hyper-local Portland–Vancouver market is our specialty, and our team is deeply committed to helping housing providers understand both the laws and the realities of our local market.

Industry leadership and community involvement are an important part of my work. I serve as a board member of the Greater Portland chapter of the National Association of Residential Property Managers (NARPM) and had the honor of serving as the 2025 Board President. I’m also a dedicated member of Multifamily NW and the Oregon Realtist community — a group of professionals across the real estate industry working to foster inclusive collaboration, support underserved communities, and create pathways toward greater Black and minority homeownership in Oregon.

I hold property management licenses in both Oregon and Washington and am grateful to manage homes throughout the Portland–Vancouver metro area.

A few things you should know about me: I won’t help anyone get around the law. Ethical housing practices are non-negotiable. And I won’t speak negatively about our city or our neighborhoods — I believe deeply in this community and wouldn’t choose to do this work anywhere else.

Portland is home. I grew up in Montavilla and attended Marshall High School, and today I’m raising my family in the east metro area with my high-school-sweetheart-turned-husband, our kids, and our dog. Outside of work, you’ll usually find me enjoying live comedy or theater, exploring great food, or singing along (loudly) to the Hamilton soundtrack on a scenic drive.

At the end of the day, my goal is simple: help people become thoughtful, confident housing providers — and make room for them to live.
