Off Market Miracles

This was such a unique transaction that I am thrilled I got to be a part of. My good friend and old coworker Stephanie called me out of the blue at the beginning of October. Her and her husband had just been offered an incredible opportunity. Their neighbors and long time family friends had offered to sell their home to them off market! They hadn’t been pre-approved, they hadn’t been actively looking for a home, and they had no idea where to begin! We chatted, we came up with a game plan, and within a couple of weeks, they were pending on this home for a great price without all the buyer competition. The sellers were amazing, Adam and Stephanie were grounded and appreciative, and the whole transaction was a breeze….up until the end….

We had some unexpected lender delays that were out of anyone’s control. Normally not a big deal, but these sellers were in contract to purchase their next home and it was contingent on this one closing by a certain date. And to make matters even more stressful, those sellers were also contingent on their next purchase. Basically a domino effect of failed transactions if things don’t go through.

All I can really say about it all is that I worked super hard behind the scenes to parter with the lender, the title company, and the listing agent to come up with some serious strategies to keep us on track. Being a problem solver, working collaboratively and respectfully with others is something I take a lot of pride in. I do love those deals that sail right through without a glitch, but there really is something satisfying about getting to closing when thrown some unexpected curveballs!

Congratulations Adam and Stephanie! I am so thrilled for this next chapter in your lives. Your adorable growing family is going to have so many beautiful memories in your new home! Cheers!
