Unexpected Path to Home Ownership

Julie is a long time client, with excellent credit, and experience in home ownership.  Pre-approved with an amazing lender… BUT, Julie only had 5% down, which was a gift.  These TWO factors were proving to be the reason her offers were not accepted.  Based on this we changed our focus and she started to consider homes in lesser condition, hoping to avoid the competition on “dialed in” properties.  This strategy worked and Julie’s offer was accepted BUT after a long negotiation period and an unreasonable seller the purchase was terminated.  Julie was devastated… What we did not know was the loss of that home led her to SW Bond.  Her lender was able to “sell” Julie even more due to how close we were to closing on the other home… Julie was fully underwritten!  In a multiple offer situation, Julie won… We never know why things happen the way they do, but in this instance it is now clear!  Having a great team fighting for you truly matters.
