A Win in Sellwood

I have a love affair with Sellwood.  I live nearby in Milwaukie, but I tend to hang out there.  The river front off leash dog park is a favorite of my family’s.  We frequent Jade Teahouse, Reverend’s BBQ, and Oodles for Kids toy store.  Spending a Saturday at Sellwood Park is one of my favorite things to do with my kiddo.

Earlier this year, I sold a rental property to the tenant that lived there.  She loved the home and wanted to stay forever, and I felt strongly that she should be able to.  My husband and I made several offers on other investment properties and nothing was working out for us.  We got pretty discouraged.  We debated forgoing doing a 1031 exchange because the timing might not work out.  We even stopped looking for a property and focused on other things for awhile.

One day, I was browsing the Living Room Realty app, looking at homes (because this is what I do for fun in my off time) and found a great little bungalow in Sellwood.  There was a detached ADU on the property too, and both houses were tenant occupied.  The numbers worked really well as an investment.  I figured there was no way this property would be possible for us to get.  We had missed the open house and couldn’t see inside.  It was really cute and in such a great area, it would probably go beyond our max.  I called the agent anyway to see what the story was.  I was right: the sellers had a counter out to an offer they had already received, and it looked like it was probably a done deal.  I was upset that I’d missed this one (that will show me for not looking every day!), but something told me to write an offer anyway.  As I always say, the only way you know it’s going to be a “no” is if you don’t try at all!  I submitted it to the agent, and thought to myself “if it’s meant to work out, it will.”

A couple hours later, I got a text that read “I’m so glad you decided to offer anyway.”  The counter fell through, and the sellers decided my family was the right buyer to pass this beautiful property along to.  And the icing on the cake was the agent telling me that she knew Living Room agents were always wonderful to work with, so our offer went right to the top of the pile because of my brokerage.  What a win!
