Get Into The Zone (RM1, That Is)

Josh and Jess came to me via referral from a colleague, and I new it was a great match as soon as I saw their beaming faces!

First time home buyers with a pioneering spirit; these two are full of gusto, ready to work hard, while maintaining a positive-don’t sweat-the-small-stuff attitude.

Jess and Josh had been keeping tabs on Portland’s new Residential Infill Project (https://www.portland.gov/bps/rip/about-project), and were coupling their home buying dreams with development possibilities.  When this little St Johns cutie came on the market, with its RM1 zoning, Jess and Josh knew this was the exact combination they were hoping for.

What got them really excited was that the home had a huge garage with high ceilings.  They hatched a plan to turn the garage into a 900 sqft ADU that they would live in, and then rent out the main house.  Not only would they be building equity, but they would be offsetting their mortgage costs. This would give them plenty of time, and resources, to decide if they wanted to further develop the lot in the future.

I was so very impressed by Jess and Josh.  They came into this transaction with high hopes, but also with strong research, and incredible spread sheets.  Though fastidious, they were also delightfully laid back and when issues arose, took them in stride.  They seemed to truly believe everything would work out, and together, we made sure they did.
