How To Guide: Selling and then Buying

The number one question I get asked these days is “what happens if I sell my house and can’t find something to buy?”  It can definitely be scary to take the leap of faith this move requires of you, especially in this crazy market.  Time and time again, I see things work out for my clients, and yet it’s hard to trust the process.

Here’s a brief guide to successfully listing your home and purchasing a new one in our hot seller’s market:

  1. Make your home sparkle before you list.  This means dial in the presentation.  Sure, homes are selling in all conditions right now, but you don’t just want to sell- you want to create a home so inviting that people pay top dollar for it and allow you as much rent back as possible post-closing to ease your transition (rent back means you can stay in your home after you sell for a set period of time).  Work with a real estate professional who will give you advice on what to do before hitting the market!
  2. Price your home correctly.  It is important to work with an expert Realtor who will help you come up with the best strategy for your property.  Pricing your home too high can result in less interest, longer market time, and offers that may not give you that crucial rent back time.  Pricing your home too low can result in too many offers and a stressful offer selection process.  You want to get things just right to make sure you’re getting the best possible terms and price without leaving money on the table!
  3. Accept the right offer.  Sure, it sounds great to take the highest offer, but if the terms aren’t strong the high price might not matter.  Your Realtor will make sure the whole package works together to make your sale as seamless as possible.  Take their advice!
  4. Make strong offers. When you are finally under contract and ready to buy, make sure you take notes from what you saw as a seller!  You can see what appealed to you when you were on that side of the transaction.  Now is not the time to be passive!
  5. Work with an agent and lender with a good reputation.  It may seem like a small thing, but reputation matters in this business!  If you are offering on a property with twelve offers in and five of them are nearly identical, what do you think the winning piece is likely to be?  Your team having a reputation of being fair and professional may just win the day for you (true story- this really happened!).

Selling and then buying in this market is nothing to be scared of!  Arm yourself with a team of well-respected professionals and making the transition will be no sweat!
