Have you heard the news? The Federal Reserve meets next week, and everyone is predicting they will drop rates! Did it just get less costly to buy a house?! Exactly what does a “rate drop” mean for real estate?

Here’s the skinny:

WHAT IS THE FEDERAL RESERVE: The Federal Reserve (aka “The Fed”) is the USA’s central bank. Its governors set interest rates to keep inflation low and the overall economy humming. Their decisions don’t determine your interest rate but they can influence it.

HOW DOES THE FED WORK? At some of their regular meetings, the governors specifically set the federal funds rate (not mortgage rates) which can impact borrowing costs across the entire economy—think car loans, student loans, credit cards, and home loans. When the Fed raises rates to fight inflation, mortgage rates often climb. When they cut rates to stimulate the economy, mortgage rates can ease.

HOW DOES THE FEDERAL FUNDS RATE AFFECT MY MORTGAGE? Mortgage rates are actually more affected by a different rate called the 10-Year Treasury Yield. What is that? It’s the interest rate the government pays when it borrows money for 10 years. When the yield goes up, mortgage rates usually rise too (and vice versa). Sometimes the mortgage rate changes in anticipation of a rate adjustment.

WHY DOES THIS MATTER? Even a small change makes a big difference! For example, on a $400,000 loan, a mortgage rate drop from 6.5% to 6.25% saves about $65 per month—nearly $800 a year.

IT’S NOT TOO LATE TO CLEAN ‘EM

In the Pacific NW, we are always battling water when it comes to keeping our homes from intrusion, rot, and mold. As soon as water hits our roof, it has to go somewhere. Keeping your gutters clean to allow water to easily flow into the downspout is crucial. Ensure water either goes into the sewer drain or is whisked 6 feet away from the building. Overflowing gutters can lead to water pooling up around the base of your home.

Check the your grade of your yard. It should slope away from the house, and consider a dry well or bioswale. In the meantime, do you need your gutters cleaned? Here are a few companies that have worked well for our clients.

Pride celebrations are kicking off all over the country. At Living Room, we kicked off Pride with a celebration including rainbow-inspired, plant-based food, a jazz trio, and lots of merriment! And this was all before 9:30 in the morning! We also had an impactful presentation from local lender, Percy Wise about the experiences of LGBTQIA+ buyers, sellers, and homeowners.

Loving Room Fund Spotlight: Rose Haven

Rose Haven and Living Room Realty have been partnered since 2019, yet “the haven” has been a sanctuary for women and children in Portland since 1997. It all started when a few volunteers went under the bridges and into the streets to conduct a survey, asking women what they needed. Overwhelmingly the response was a safe place to go, where they could make healthy relationships, and meet their basic human needs with dignity. 25 years later, we are still offering programs based on our guest self-defined needs, and now welcome anyone marginalized by their gender. However, the needs in Portland are more critical than ever before.

According to the 2022 Multnomah County Point In Time Count 5,228 people are experiencing homelessness in this county. Since 2019, overall homelessness has increased by 30% and those living completely unsheltered (outside in tents, cars, or on the margins) has doubled; and we know these numbers are low due to the logistics of the count itself. The communities we serve are even more vulnerable to homelessness, especially as a result of gender-based violence. 69.8% of transgender people, 66.7% of gender non-conforming, and 59% of women experiencing homelessness also had a history of domestic violence. 43% of those reporting a history of domestic violence were also currently unsheltered. On top of that, we know the housing market has been red hot, making affordable housing a real challenge.

Rose Haven’s mission is to provide day shelter, resources, emotional support, and community connections to women, children, and marginalized genders experiencing homelessness and poverty. Our vision is a community where everyone has safety, stability, love, health, and home. 5 days a week they are serving up radical hospitality, offering the following services:

  • Meals
  • Showers and restrooms
  • Clothing and supplies
  • Laundry
  • Safe Mailing Addresses
  • Onsite clinic
  • Technology lab
  • Wellness activities
  • Onsite community partner connection
  • Community celebrations
  • Advocacy support for financial aid, emotional support, and resource referral/navigation

As we celebrated 25 years of compassionate service in Portland, we also expanded into our dream home. After years in a church basement and adapting to an outdoor service model during the pandemic, this was truly a celebration. On March 8th, 2022 we opened the doors to our new home for the Haven, a 10,000 sq. ft. facility designed with a trauma-informed lens at 1740 NW Glisan St! Much of this growth is because of the support from the Loving Room Fund. Since 2019, Living Room Realty has contributed a total of $142,900! In 2022 alone, your efforts raised $61,777. Your gifts matter. In 2022 you helped Rose Haven served 3,523 of our neighbors experiencing poverty, offering the following services:

The work is far from over though. We will be implementing a Mental Health Advocacy Program in 2023 that will bridge the gaps in mental health services to a population currently lacking accessibility. We all need to work together to heal people, and heal Portland.

HOT GINGER APPLE CIDER, HOT LEMON GINGER TODDY, AND GINGER-SPICE HOT COCOA are three amazing drinks to keep you warm while we wait for Spring. These healthy and simple drinks all start with ginger and water… see the directions below:

HOT LEMON-GINGER TODDY:
Slice up a hunk of ginger and cover and simmer in 2 cups water for 20 minutes, strain, add freshly squeezed lemon juice or lemon slices to taste, and add honey for a bit of sweetness – serves two.
GINGER-SPICE HOT COCOA:
Slice up a hunk of ginger and cover and simmer in 2 cups water for 20 minutes, strain, add one cup of plant-based milk, whisk in cocoa powder, and sweeten with maple syrup and cinnamon – serves two.
HOT GINGER-APPLE CIDER:
Slice up a hunk of ginger and cover and simmer in 1 cup of water for 20 minutes, add one or two cups of apple juice and a cinnamon stick to taste, and simmer for another 10 minutes – serves two.

Living Room Realty ~ Year 1

Last week marked the first anniversary of my joining Living Room Realty, which was a very big deal after nearly 26 years in the same office! Like moving to a new house after many years, changing work homes is exciting. Why’d I make a change after all of those years? Well, I decided it was time to align my workplace with my ideals.

The day I walked in for my first meeting with Jenelle Isaacson, the owner of the company, she greeted me with a warm welcome, a vegan lunch made of freshly harvested, organic greens and an invitation for Bender, my canine companion, to make himself at home.

I donate 1% of every commission I earn through our fund to give back to my community. For the next three years our recipients are Rose Haven, Oregon Wild and Urban Gleaners. The really cool part is that when you buy or sell property with me, you get to pick which one of them I will donate to. Which is your favorite?

Rose Haven is a day shelter and community center serving women, children, and gender non-conforming folks experiencing trauma, poverty, and physical and mental health challenges. They restore stability and dignity for 3,500 guests annually.

Oregon Wild works to protect and restore the wildlands, wildlife, and waters that make Oregon the best place on Earth to live. Right now, one of their main efforts is aimed at permanently protecting over 500,000 acres of wildlands in and around Oregon’s only national park – Crater Lake – as Wilderness. They’ve also been a strong advocate for Oregon’s native wildlife such as wolverine, salmon, sea otters, and gray wolves.

Urban Gleaners rescues edible surplus food that would otherwise be thrown away from grocery stores, restaurants, event sites, farms, and farmers markets. They collect roughly 50,000 pounds of food each month and deliver it free of charge to hungry children and their families through their Food to Schools program here in Portland.Their mission is to reduce waste and want simultaneously.

There are many excellent agents at Living Room, so I was delighted to be recognized as one of the top ten achieving brokers in the company.
