Have you heard the news? The Federal Reserve meets next week, and everyone is predicting they will drop rates! Did it just get less costly to buy a house?! Exactly what does a “rate drop” mean for real estate?

Here’s the skinny:

WHAT IS THE FEDERAL RESERVE: The Federal Reserve (aka “The Fed”) is the USA’s central bank. Its governors set interest rates to keep inflation low and the overall economy humming. Their decisions don’t determine your interest rate but they can influence it.

HOW DOES THE FED WORK? At some of their regular meetings, the governors specifically set the federal funds rate (not mortgage rates) which can impact borrowing costs across the entire economy—think car loans, student loans, credit cards, and home loans. When the Fed raises rates to fight inflation, mortgage rates often climb. When they cut rates to stimulate the economy, mortgage rates can ease.

HOW DOES THE FEDERAL FUNDS RATE AFFECT MY MORTGAGE? Mortgage rates are actually more affected by a different rate called the 10-Year Treasury Yield. What is that? It’s the interest rate the government pays when it borrows money for 10 years. When the yield goes up, mortgage rates usually rise too (and vice versa). Sometimes the mortgage rate changes in anticipation of a rate adjustment.

WHY DOES THIS MATTER? Even a small change makes a big difference! For example, on a $400,000 loan, a mortgage rate drop from 6.5% to 6.25% saves about $65 per month—nearly $800 a year.

How to Understand the Real Estate Market Like a Pro

Much of my value as a real estate professional is delivered through coaching and educating my clients. It brings me joy to witness my clients’ confidence blossom as they gain the tools and knowledge to navigate the intricacies of real estate. Below, I’ve outlined and defined the basic elements of understanding real estate market activity and its patterns. 

 

1. Median vs. Average Home Price

  • Median Price: The “middle value” of all homes sold (half sold for more, half for less). Typically, this is a better indicator of the typical home price since it’s not skewed by fixers or overpriced homes. 
  • Average Price: The total sales price of all homes divided by the number of sales. This can be misleading if there are a few very high or low sales.

2. Days on Market (DOM)

  • The average number of days a home stays on the market before going under contract (AKA the seller accepts an offer from a buyer).
  • Lower DOM = Homes are selling quickly (stronger seller’s market).
  • Higher DOM = Homes are sitting longer, possibly indicating a buyer’s market.

3. Months of Inventory (MOI)

  • Measures how long it would take to sell all the homes currently on the market if no new homes were listed.
  • Less than 3 months = Seller’s market (low inventory, high demand).
  • 3-6 months = Balanced market.
  • Over 6 months = Buyer’s market (more supply than demand).

4. List-to-Sale Price Ratio

  • The percentage of the asking price that homes actually sell for.
  • Above 100%: Homes are selling for more than asking (bidding wars, competitive market).
  • Below 100%: Homes are selling for less than asking (buyers have more negotiating power).

5. Price Per Square Foot

  • Useful for comparing similar properties in the same area.
  • A rising price per square foot suggests increasing demand or higher-end homes being sold.

6. Pending Sales vs. Closed Sales

  • Pending Sales: Homes under contract but not yet sold (a leading indicator of future closings).
  • Closed Sales: Homes that have officially sold (represents past market conditions).
  • A decline in pending sales may indicate a slowdown, while an increase suggests a hot market.

7. New Listings vs. Active Listings

  • New Listings: Number of homes recently listed for sale (homes are most often listed on Thursdays and Fridays, so they are fresh to the market for open houses and touring on the weekend)
  • Active Listings: Total number of homes currently on the market.
  • If new listings increase but homes aren’t selling, inventory builds up, signaling a possible shift to a buyer’s market.

8. Interest Rates & Their Impact

  • When interest rates go up, buying power decreases, often slowing home sales. This has been the climate we have been in for the past few years. We typically see a swing toward buyers being able to negotiate more and secure homes at a lower price due to less buyer competition. 
  • When rates go down, more buyers enter the market, increasing competition. For those “waiting on the sidelines” for rates to go down, are likely to find increased competition of other buyers waiting to do the same, and an increase in home prices to offset the lower rates. 

9. Market Trends & Seasonality

  • Spring and summer generally see more listings and higher prices. 
  • Fall and winter often bring fewer buyers, making it a better time for “deals” and buyer opportunities. I always tell my buyers that if the seller is listing their home over the holidays, then they NEED to sell. Nobody likes moving during the holiday season!
  • Year-over-year trends are more reliable than month-to-month fluctuations.

10. Inventory Turnover

  • When evaluating neighborhoods, take a look at how long people tend to live in their homes before selling and, in general, how many homes are currently listed for sale
  • Areas with high turnover may indicate nuanced elements of the area that are not immediately apartment to some buyers (freeway noise, packed on-street parking when getting home from work, home is on a flight path, etc). 
  • Neighborhoods with lower turnover tend to have lower DOM when homes sell, as there is less competition and likely a pent-up buyer demand for homes in that area

IT’S NOT TOO LATE TO CLEAN ‘EM

In the Pacific NW, we are always battling water when it comes to keeping our homes from intrusion, rot, and mold. As soon as water hits our roof, it has to go somewhere. Keeping your gutters clean to allow water to easily flow into the downspout is crucial. Ensure water either goes into the sewer drain or is whisked 6 feet away from the building. Overflowing gutters can lead to water pooling up around the base of your home.

Check the your grade of your yard. It should slope away from the house, and consider a dry well or bioswale. In the meantime, do you need your gutters cleaned? Here are a few companies that have worked well for our clients.

Sell A House and Buy A House at the same time!

Let’s talk about a Sell/Buy situation, as this seems like a pretty scary endeavor at first thought, but with the right plan, tools, and people, this process can be seamless.

PLANNING

Once you’ve decided it’s time to move on to your next house adventure, but you need to sell your current house in order to pay for it, CALL YOUR AGENT, and then call your lender!! These are the first steps. The second step is easy enough – your agent will do a walkthrough in your home that you need to sell. This will be the time when you can discuss your ideal timeline, where and why you’d like to move, and your agent will provide tips to get your house sell ready. This is such an important part! Since you’ll be needing to sell to pay for your next house, the selling element is crucial. You want the most eyes seeing this dialed in, put together, clutter-free, priced right house. It needs to be easily accessible for showings, open houses, and both the inside and out needs to be looking it’s best. You’re joining the dating pool, and you need to find the new lover of this house. First impressions are EVERYTHING!

I would recommend having a list that you all, (you and your agent), can see and make adjustments to as you check off the to-do’s. Something like Trello works wonders! Do the inexpensive, but impactful things such as updating light fixtures, shampoo that carpet, add some mulch and new flowers to the garden. Need contacts, contractors, or handyfolks to help, we have the resources! Create a realistic timeline on getting all the things done, then one to two weeks to list, have another walkthrough with your agent. Planning for selling is so very important. I want to ensure my seller clients are getting the most bang for your buck in prepping their property, but also that once we “go live!” with the listing, that it sells for top dollar to some excited buyers. That brings us to…

PRICING TO SELL

How long do you have to move? Did you just find the perfect house, but you haven’t even listed yet? Did you list, but the house isn’t selling, and you really want to put an offer on your dreamhouse? The price can be the selling or sticking point in this already challenging situation. Your agent will find some comparable sold properties that have sold recently in your area with similar criteria to your house. Price too high and it sits, price just right and it sells fast. List at the right time, et voila! We like to think it’s a bit of an art.

BEGIN THE HOUSE HUNT IN EARNEST

Now that your house is listed, or about to be listed, (within a few days), the house hunt begins in earnest. Time to go house shopping, which is so exciting! Since you’ve listed your home, the chances of competing are a bit higher as a contingent offer. If you’re pending on your house, even better! However, something to consider when writing an offer while being contingent, is that it’s so important to know what that seller needs, and then deliver and then some. The terms and purchase price of your offer will be crucial to beat out the other offers that may not be contingent.

HAVE A PLAN B

As with most things in real estate, predictions can be precarious. Of course, we want everything to go seamlessly, without too many hiccups or hurdles, but sometimes things just happen. While selling your house to buy your next one, having a plan b for the just in case moments is so very important. For example, say you sell your house, but you still haven’t found the next one. A very valid concern! Consider putting your things in storage and getting a short term rental or Airbnb. Maybe a stay with some family and friends for a while until you find that dream house. Never stop the house hunt no matter how exhausting it may be. It will be worth it in the end. Knowing you have a plan b will help take the pressure off an already very much pressurized situation.

All in all, your agent – whether it’s me or someone else just as fabulous – will be your guide, therapist, planner, manager, and advocate throughout this whole endeavor. Ready to list? Pride celebrations are kicking off all over the country. At Living Room, we kicked off Pride with a celebration including rainbow-inspired, plant-based food, a jazz trio, and lots of merriment! And this was all before 9:30 in the morning! We also had an impactful presentation from local lender, Percy Wise about the experiences of LGBTQIA+ buyers, sellers, and homeowners.

HOT GINGER APPLE CIDER, HOT LEMON GINGER TODDY, AND GINGER-SPICE HOT COCOA are three amazing drinks to keep you warm while we wait for Spring. These healthy and simple drinks all start with ginger and water… see the directions below:

HOT LEMON-GINGER TODDY:
Slice up a hunk of ginger and cover and simmer in 2 cups water for 20 minutes, strain, add freshly squeezed lemon juice or lemon slices to taste, and add honey for a bit of sweetness – serves two.
GINGER-SPICE HOT COCOA:
Slice up a hunk of ginger and cover and simmer in 2 cups water for 20 minutes, strain, add one cup of plant-based milk, whisk in cocoa powder, and sweeten with maple syrup and cinnamon – serves two.
HOT GINGER-APPLE CIDER:
Slice up a hunk of ginger and cover and simmer in 1 cup of water for 20 minutes, add one or two cups of apple juice and a cinnamon stick to taste, and simmer for another 10 minutes – serves two.
