Repairs or Credits?

One of the most common questions buyers ask is whether they should request repairs or ask for a credit instead. Rachel’s answer is simple: it depends on the situation.

If there is a health or safety issue, or if the scope of work could grow once repairs begin, she often recommends having the seller complete the work before closing. In these cases, keeping the responsibility with the seller reduces risk and protects the buyer from rising costs.

On the other hand, if the issue is not urgent and involves design choices or contractor preferences, a credit can offer more flexibility. Buyers can choose their own vendors, oversee the project, and ensure the work meets their standards.

Reducing Risk Through Guidance

There is no universal rule. Each repair request requires careful review of timing, financing, and long-term goals. What matters most is clear communication and steady guidance.

Rachel reminds us that most issues uncovered during inspections are manageable. With the right strategy, they become part of the process rather than a threat to it.
