A new era

The times change, the tides change, the seasons and the markets change. Some things remain constant for those that care about them – service, transparency, a dedication to the role of agency. Things are starting to heat back up at the beach in more ways than one. Any rumors of my retirement are premature 🙂 Let’s talk about it! Hans Tonjes 503-936-4244 hans@livingroomre.com

King Tides, New Years

Casting out gratitude and holiday best wishes to the whole cosmos! Keep your search lights on, watch out for sneaker waves, embrace change AND routine! May you live long and prosper. Hans Tonjes * 503-936-4244 * hans@livingroomre.com

Shared Perspective

Time flies. Even when inventory seems to crawl, homes and opportunities come and go. The strong seller’s market of a year ago has plateaued. But prices remain high and competition for coast property endures. I’ve heard many buyers over the last couple years say they are ‘not sure about the price’. Manzanita/Neahkahnie is an area where I doubt many will ever be 100% sure of the price. But I have met very few people that have been here more than 5 years that still think about their purchase price. When you know the time is right, and the property is right, jump in. This is a rarefied moment in market time, where I can say to either a buyer or seller, this is the time. You can count on me. Hans Tonjes 503-936-4244 hans@livingroomre.com

I’ll Be Back…

I am back, in fact. A quick jaunt to Chicago and Michigan has refreshed my energy for a productive summer. It’s an interesting and evolving market we find ourselves working and living in here at the coast. This Oregon native and 25 year coast resident is ready to work with YOU. Hans Tonjes – 503-936-4244 hans@livingroomre.com

Put your feet up!

Scratch that, this is not time to sit back. Inventory is about to show up on the coast, possibly more than we have seen for a few years. Offer scenarios are a little less stressful and competitive lately, but you still need to be sharp. If you’ve been looking, just look a little longer, more choices are on the way! I’m here to help, Hans Tonjes, hans@livingroomre.com, 503-936-4244

John and Joe. Ho, Ho, Ho.

I’m remembering the time I went with strangers John and Joe to my Grandma’s house on what turned out to be an epic mission, to get scrap iron.  You would not believe that their names were really John and Joe unless you saw them.  John was so big in the middle that he was pressed between the steering wheel and the back of his seat like a big pillow.  I got on the other side of the pick-up and John introduced me to Joe.  I cannot describe Joe, he was completely what a ‘Joe’ is.

Hauling scrap and salvage was glorious work for them.  Bowling down the highway in a half ton truck with two tons of rusty iron, no front brakes and split recaps was just part of the excitement they thrived on.  It was truly one of the most watchful and alert drives I have had.  That we only had one tire blowout on the way home proved this was their true calling and demonstrated their expertise.  Of course the gas tank had a small leak and if we put more than six gallons in at a time we got to smell fumes for a while, maybe this had something to do with my impressions.

Driving home John kept resting his sweatshirt on the instrument panel.  Joe constantly told John that the shirt was blocking the gauges but John said that he could see the idiot lights and that was all he needed.  Fumes or no fumes, when Joe said that all John needed was an idiot light in the middle of his forehead, I swear it was the funniest thing I ever heard, even though I could only smile at the time.  I was focused on the road.

Keep Looking Up

I always welcome perspective when it appears. This image is from downtown Manzanita, but rises above most earthly concerns that happen on grade. A tree with maybe 10 years left in it, a worn tornado survivor. But endless sky above. This was an idyllic summer, that seems to want to end now, hinting with fog. Folks are buying and selling property here, as ever. Maybe it’s a little less frantic. Maybe we’ll have time to gain perspective! I can help. Hans Tonjes hans@livingroomre.com 503-936-4244.

Is the tide turning?

Hello from land’s end. After a couple years of very low inventory and radically increasing prices maybe things are starting to cool. Showing activity seems a little more subdued. The typical 10+ offer scenario on a new listing is now maybe 3-4 offers. But they are still good offers, and there is still competition. I’m seeing new listings pop up with a stronger pace. Brush off your buyer’s fatigue, if you can, and see what the newest world order has to offer. Hans Tonjes hans@livingroomre.com 503-936-4244

I’ve got the keys!

Keep your eyes out. Some new listings coming up. Stunning ocean view vacant land, a super close to the beach MCM sleeper in the center of town, view home in Neahkahnie… Watch out, it’s an early listing season at the coast. Hans can help! Hans Tonjes 503-936-4244 hans@livingroomre.com

Snow Days

We were visited by rare and exciting snow on the beach for a couple of days recently, maybe more still on the way. Life goes on here in the winter, we even have a street sweeper and gravel spreader. And then there’s the ocean! It’s still here too. Some new listings are coming up, prices are still moving up, maybe your place in line is coming up? I’m here to help! Hans Tonjes hans@livingroomre.com 503-936-4244.

X Marks the Spot

Between 3 and 4 feet below grade, under this X, there is a partial disconnection between fittings in a sewer line. 2 sewer scopes can’t be wrong. 36 hours later… the City has been notified, a plumber is at the ready, a repair is slated for a couple days away. Not one of the glamour moments of Real Estate, but a critical one, the bread and butter of getting the job done. Contractors ready to work? Check! I’m here to help. Hans Tonjes hans@livingroomre.com 503-936-4244

Up Periscope!

I’m a big fan of perspective. A big storm, a big transaction, a big question mark… The winds have settled for the most part but the process moves on. We lost power for an hour but within minutes of it coming back on the title company had computers booted up and the business of real estate was back at hand. Transactions are closing, new owners are coming to town. Bring on the new perspectives! Hans Tonjes hans@livingroomre.com 503-936-4244

Room With a View

Why is Manzanita so expensive? Is it a bubble? Hype? I think it’s about a mountain on the north end, a bay and river on the south, a perfect long sand beach in between. I have never met someone that bought property here because someone else said they should. They knew what they were getting into. You could wait for it to be cheaper..? Will it ever be? Hans Tonjes hans@livingroomre.com 503-936-4244

It makes a village

It takes inspiration, investment, motivation and YOU… to make small towns work. Our retirees and second home owners, both, are often active within our commercial and volunteer aspects of village life at the coast. I’ve done some of each and would love to help you find the way. Maybe you’re ready for a change? We are ready for you. Hans Tonjes hans@livingroomre.com 503-936-4244.

Keep an Eye out…

Watch this space for a new listing at the coast. And it’s affordable. And walkable to the beach. And newer. And? Rockaway/Nedonna Beach work for you? Have your broker call me! Hans Tonjes hans@livingroomre.com 503-936-4244

Just Sold!

Turn key vacation rental property with large south facing deck with a peek at the ocean. Large great room. Plenty of space in daylight basement for second bathroom near laundry. Consider a slider entrance to the bunkroom downstairs? Good parking, short walk to the beach. No waiting for rental license in this location. Solid management happy to remain with new owner. It’s a rough market at water’s edge lately, but it’s getting done! Hans Tonjes hans@livingroomre.com 503-936-4244.

Lots of Lots

Land is starting to sell at a quicker pace over the last year or so, almost a modern day land rush. The competition for lots is strong but not as deep as it is for homes. If you have the time, patience and nerve for a project it may the be the easiest route for getting what you want in the way of a beach home. Get in touch if you would like to learn about another option the coast. Hans Tonjes hans@livingroomre.com 503-936-4244

Beach Business

The vast majority of the work I do here around Manzanita is residential in nature, home and land. But a few times each year I am involved in commercial properties, both land and business spaces. Beach towns need courageous investors and entrepreneurs to help them grow in ways that are both profitable and enhance the quality of life for locals and visitors alike. There’s not a ton of money it. But there are other rewards and opportunities. Curious? Hans Tonjes hans@livingroomre.com 503-936-4244.

The inside scoop

Truly, this is a rare opportunity hiding in plain sight. A 2 bedroom, 2 bath home with ocean views from the living room, master bedroom and deck. Quiet living on a dead end street. Price? 575k. Why? You have a neighbor, it’s half of a duplex. Neither side can be rented short term, so it’s a quiet vibe. I’ve lived at the coast 25 years and in this market this is really a unique opportunity that I have not seen before. Want to learn more? Check out 742 Cherry St. Manzanita. The other half is sale pending. Get yours. Hans Tonjes hans@livingroomre.com 503-936-4244

What’s in a Name?

Neahkahnie… what does that mean? The Nehalems, the first local inhabitants of this area that we are historically aware of, believed that Neahkahnie Mountain was the God Kahnie, laying on his side next to the sea. They walked the trails that crossed the mountain with care a reverence, especially those at the very edge above the water. There has been plenty going on in the modern world to suggest taking time for care, reflection, if not a focus on every taken step.  If you are interested in property at the coast, land or home, even commercial, I am here to help. Hans Tonjes hans@livingroomre.com 503-936-4244

Finding Higher Ground

Sometimes work feels like… work. Days blend into each other. Even passionate work can get to be routine. But then, if you’re lucky and open to it, you meet someone that surprises you. Their story, their house, their plan. And you are rattled just enough to gain perspective and launch anew into… more work! But with more meaning. And some hope. Have we met? Hans Tonjes 503-936-4244 hans@livingroomre.com

Threading the Needle

With a little luck, lots of perseverance and trust, buyers are still picking up keys to beach houses in Manzanita. As I write this my clients are stuck in Friday traffic on 217, contemplating a long line of cars all the way West. But it’s no rental awaiting them today, no friend’s extra room. They will have their own beach house. Are you ready? We can do this! Hans Tonjes hans@livingroomre.com 503-936-4244.

Tis the Season

As we summit the cusp of Summer… Rejoice… things are becoming a bit more normal. That means there is competition for those listings, difficulty finding estimates for repairs, surprise values, more and more educated guesswork going on.  If you feel you’re getting priced out of this market, options are out there. Secure some land? Compromise on a short drive to town vs a walk? I’m doing real estate every day here at the coast. I can help. Hans Tonjes – hans@livingroomre.com – 503-936-4244.

See clearly now. The rain is gone.

As if on cue the rain has pulled back this morning and the following week promises sun and white fluffy clouds on the coast. There is slight inventory here but transactions are happening. Maybe head down and take a look around? Pick a neighborhood or village to watch? Some buyers give up and some new buyers sneak in and show up at the right place at the right time. I’m here to help! Hans Tonjes hans@livingroomre.com 503-936-4244.

Tumbled…

Realtor blogs are usually very happy, forward thinking, ‘something new is happening!’ affairs. And that happens at the coast for sure, when a family buys a vacation home or retires to their dream spot. But often the event, the transaction as we call it, is an intense, cathartic life change. Settling an estate, change of heart, change of hearts, relocation, or just a shift in the frequency of use to a long held family property. So there’s usually not a smiling face to post for some of those. But the connections made are quite strong, every bit as relevant and even as hopeful as some of the traditional beginnings to a new home. This last year has been a bit of a tumbler ride for many of us. But I find myself getting smoother from the ride, some of the rough edges finding a polish. And I’m grateful many of you have been on the ride with me. You know who you are. Hans Tonjes – hans@livingroomre.com – 503-936-4244.

Location, Location, Staycation…

It’s been a long time since I have had the itch to world travel. But I will admit that staying very close to home for a year has me thinking about options, new horizons. It’s not the best kept secret anymore, but the Oregon Coast is a great place to be stuck, sheltering the storm. New listings are starting to peer out from winter hibernation. This is a good time to dust off your prequal letter and set up a showing or two, get to know our ‘new’ market here at the coast. I’m here to help! Hans Tonjes – hans@livingroomre.com – 503-936-4244

Change!

Spring was in the air yesterday, not so much today. But the season is right around the corner. The phone is starting to ring, listings you say!? It seems change is all around us but patterns remain, the tides endure. The hotel on the left is still here 🙂 Are you ready for some change? Some beach? Put one foot in front of the other and let’s get started. Hans Tonjes hans@livingroomre.com 503-936-4244

Forgetting how to ride?

“It’s like riding a bicycle…” Will we remember how to eat next to strangers? Share entertainment, space, place, travel? I think so. In the meanwhile, there is lots of elbow room at the beach. Demand is high, supply is low, but the world keeps turning. If you are realizing that you can work away from an office, maybe even long term, the Coast offers a great home office demeanor. Time to start pedaling! Call Hans Tonjes – 503-936-4244 – hans@livingroomre.com

Who was that masked man?

We’re trying to have a whale of a time here on the North Coast. Inventory remains low, demand remains high. Downtown Manzanita is a mask zone, please keep that in mind when you’re in town. The goal is to keep as many businesses open as possible and to do our share to keep everyone healthy. With caution and procedures in place the work is getting done. I stand at the ready to help with your real estate needs on the Oregon North Coast. Hans Tonjes hans@livingroomre.com 503-936-4244

Send in the Sun

Please tell me the days are getting longer! Solstice has come and gone, the Earth has shifted on its axis. More light, more sun, more warmth, are out there somewhere. Bring it! Meanwhile, property is changing hands at the beach, even if in the dark and shadows of a windy winter. What are you looking for? Ready to sell? It is NOT too early to list property on the coast. The buyers are ready, in their rain coats, with masks on. Hans Tonjes hans@livingroomre.com 503-936-4244

Rockstar

A good friend sends a message on insta and says ‘hey, you sold a house to a rock star!’. Not a rock star per se, but in their field for sure. A crazy year indeed, ending on a most positive note. An earlier purchase ended tragically this summer but vigilance on all sides led to a sweet surprise at the wire. Don’t give up hope, keep looking, reach out. If you’re a seller sitting on the Manzanita market fence, the buyers are circling. Hans Tonjes hans@livingroomre.com, 503-936-4244

Brrr… a fresh freeze

And here we enter another necessary freeze, slowdown, distancing. Buying and Selling real estate in Oregon is an essential business and we have put great care into procedures for doing this safely. Remote viewing, fewer family members on showings, gloves, sanitizers, masks, open doors… If all things are in place for you to be involved coastal real estate but for Covid, let’s talk and see how we can get things done for you in safety and comfort. Hans Tonjes hans@livingroomre.com 503-936-4244

Pandemic + Election = Banana Bread

Why I am so relieved that one of the largest transactions of the year has closed the day before the election… What could go wrong!? Good luck on this wild ride everyone, buckle up. The fearless are still exchanging property here at the coast. I’m helping them, I can help you. I have banana bread, I can do anything… Hans Tonjes hans@livingroomre.com 503-936-4244

Being present, in the past

Any north coast regulars out there remember Karla? Some of the best smoked seafood I’ve had in my life and I miss her friendly presence dearly. I drive by the old Hwy 101 location at least once a week but it will always look like Karla’s Smokehouse to me. New memories are being made here every day. Come join us at the beach. Hans Tonjes hans@livingroomre.com 503-936-4244.

Wrestling the Gorilla

It has been said that you don’t stop wrestling the gorilla when YOU are tired, you only stop wrestling when the GORILLA is tired. The covid gorilla is not tired yet, by a long shot. It seems sellers are hunkering down at the coast. Today there are 3 homes for sale in all of Manzanita, 2 of those will be sale pending by tomorrow. A market with one home for sale? I have not seen that in 25 years here. Time to get creative, look a bit further up and down the coast. Buy a lot, build something. But don’t give up. When you are not busy wrestling the gorilla keep an eye on the coast. Visit, plan, wait, pounce. I am here to help.  Hans Tonjes hans@livingroomre.com 503-936-4244

What is better than a beach house on Neahkahnie Mountain? A beach house with great ocean views on Neahkahnie Mountain. This is exactly what Jack and Evie scored for their family get aways on the Oregon coast. This home sits in one of my favorite parts of town. It is just 5 minutes off the village area and many of the homes on the mountain offer great views. After months of looking this home came back on the market and Jack and Evie decided it was time to get their getaway “a home with a view” on the Oregon coast.
