A new yard for Duck.. Or, its my apple and you can’t have it!

Like most couples, when I first started talking with Josh and Alyssa, they had the usual list of desires for their new home. Some of which were “needs” and some just “desires”. At least two bedrooms, two baths. 1700 ft.² or more. Hardwood floors, some kind of cool attic or bonus room, a porch or a deck and of course a fenced yard for Duck and Oliver.

After a couple of long days touring, a serendipitous price reduction that combined with some shrewd negotiating by yours truly, we had locked up a great house that combined all of their wants, including, a HUGE fenced back yard.

But, what became most evident after move-in day was that really, this was all about a fenced yard for Duck.

 

Room to Move

When we had the opportunity to talk with Chelsea and Jose to hear their story of why they wanted to buy a home, we felt that this couple was very special. They bought a mobile home a number of years ago and with hard work they were able to save up enough to buy their first home now that their family now growing.  Being in a specific school district was top priority for them, so we honed in on that school district and began their home search.

For Chelsea and Jose they were in contract a few days after getting pre-approved.  However, the home that they got in contract turned out to have a number of big ticket items that they did not feel was wise to continue to pursue. We loved how pragmatic they are and how they are able to make wise decisions for their family without much back and forth.

 

So we set out again looking for their home. This time the home they chose ended up being desired by multiple buyers. So, they had to compete. We found out that the other offer in hand was higher than theirs. Chelsea and Jose wrote the sellers a letter that really helped the seller’s connect with them and in the end the seller decided to go with their offer and saw that they were quality people and would take good care of their home.

It felt so good to relay the good news and to help them get one step closer to having their new home. Then the inspections came around, and there were a number of items that needed attention. In order to work together as a team we were able to find vendors to do the work and get paid from the proceeds of the sale which worked for the sellers and Chelsea and Jose.  Jason went out to the property multiple times during the transaction to make sure the work was being done correctly and that Chelsea and Jose had a good advocate for them so that when they moved in the re-roof and and sewer line were finished and that there were no loose ends that they had to take care of.

It was a very good thing that Jose and Chelsea asked for a re-roof, because when it was being done the roofers discovered that there were 3 layers of roof that needed to be stripped off before the new roof couple be put on.

We are so excited for you all and hope Rex loves his new backyard!

 

The Hunt for Buried Treasure

Sam & Alex are such a classy pair. Very down to earth and know what they want, which makes working together such a joy.

We had been working with Sam & Alex in their home search for a few months when we received an exciting call from them one weekend. They had been to an open house and while they were walking around the neighborhood they met one of the neighbors that gave them the inside scoop that the next door neighbor was planning on selling their home in the next couple of weeks. They quickly called Jason and told them about the buried treasure they had found and told him to work his magic to make it theirs.

Jason acted quickly and found out that even though the home wasn’t even on the market that there was another interested party that we would be competing against. Talk about a competitive market. But Jason didn’t allow this to be a deterrent and as a team we all worked together to craft an offer that the seller couldn’t refuse and to capture their attention before getting into a bidding war with the other party that had submitted their offer.

After a number of great conversations with the seller, Jason was able to deliver the fantastic news that Sam & Alex were officially in contract! We all celebrated and got to work on inspections while Alex & Sam dreamed up how they would make this home theirs.

It warmed our hearts the way their families championed them and gathered around them while they made paint decisions and planned out how each room would be configured. Soon, we were soaring through the inspection and appraisal process and back at the home with Alex’s parents doing jump shots in the front yard.

And thanks to the amazing team work of everyone involved we were able to close 4 days ahead of schedule.

Alex & Sam, we are sooooo happy for you both and are so excited to see the sparkle you both bring to your new home. Cheers to you both and to an amazing start to 2020!

 

Mike and Easy In Their New Castle

 

We had the honor of working along side Mike starting in 2018 when he was referred to us through a mutual friend who used Jason and I for their family’s home purchase.  Mike was still in the process of moving his and furry family over to Oregon. It started with a phone call to introduce ourselves and soon became a flight over to start getting a feel for the land he would soon call home.

Mike is super lovable. Upon meeting him at our office, Jason and I quickly formed a fondness for Mike and wanted to make sure he was taken care of. So, we began the tour of helping him get to know each area that we thought could be a good match for him when he was ready to make the jump and move to Oregon.

Fast forward to 2019 and Mike lands an excellent job in Oregon and gives us the thumbs up that he’s on his way to make the transition to make Oregon his home AND at the same time he’s working with his amazing REALTOR® in CA, Deborah Johnson w/ Compass, to sell his home while we coordinate the buy side in OR. We owe a lot to our amazing Colleauge Nichole Connelly, who helped be our feet on the ground in OR while we were overseas on family vacation when Mike and Nichole found his dream home in Lake Oswego, OR.

We had the honor of negotiating the deal ocean/pool side in Costa Rica and got Mike in contract that day. We all celebrated together over the phone that evening.

Since this was going to be a contingent sale, all parties in California and Oregon had to work very closely together to make sure Mike was protected and we could close on time which was going to fall in over the holidays. Thankfully the communication between everyone was fantastic and we were able to close early!  What made this so special was that Mike flew down to CA to pick up his bestie Easy to drive him up to see their new home sweet home on closing day.

Mike, Jason and I are so thrilled for you and genuinely love how big your heart is. We look forward to your house parties and promise to make you some excellent sangria. Cheers to you and Easy our friend!
