Andy and Julia understood construction. They specifically wanted a house that had never been renovated or updated so that they could customize the remodel. Sometimes these houses can be even more competitive than houses that have had updates because Portlanders value the details found in homes with original pieces. The competition was fierce. Many cash offers and many buyers were going higher in price or willing to close even sooner.

One piece of advice we give our clients is that it is important to talk with your lender about the need to have a fast close and what steps need to be taken ahead of time so that when you find that home you want, we are ready to put forth a very appealing offer.

When Andy and Julia found that home, they had already done the work to be able to close quickly. This, combined with other pieces in our offer, made them the most appealing buyer and they got into contract!

Because of their knowledge of construction, they understood that inspections could cause them to worry. The inspection period is all about finding out the details of the house, what needs to be updated, what needs to be repaired, and what needs a complete replacement. This step is to protect the buyer from purchasing a property full of unknown issues. Now, in any property, there comes a time where updates need to happen to keep the home functioning excellently. With homes that have never been updated, you can expect that there might be a lot of repairs and replacements needed.

A lot of buyers would be extremely stressed or worried about inspections on a home as original and unique as this one, but Andy and Julia kept calm. They approached negotiations with clear expectations and without losing tact.

Let’s Fix It Up!

On a sunny Saturday morning I got a text from a client who saw a house in her neighborhood had come up for sale. It is incredibly rare that things in this small neighborhood come on the market so she was incredibly excited. The house was about a mile away from her parents, who she is incredibly close with, and was just the kind of fixer-upper she was looking for. A couple of hours later there we were, inside this house with amazing bones, great architectural details to work with, and a makeshift trapeze in the bedroom. I mean… really, what else does one need in their first home?

She knew immediately this was the perfect house for her, or it would be after she had a little time to do some fixing. So we got busy talking and came up with a competitive offer. Hazelwood Mid-Century Gem

 

In January, Sam and Nick moved to Portland from Minneapolis for work in pursuit of a neighborhood that reminded them of their former NE Minneapolis neighborhood. Being from Minneapolis myself, I was especially excited to show them around town.

We toured close to 20 homes from St. Johns to Milwaukie. They settled on an impeccable Mid-Century ranch located in the Hazelwood area of Northeast Portland. Two excruciatingly long days later we received a call from Scott. Sam and Nick’s offer was chosen! I believe that great communication on all sides, assurance of working with a trustworthy lender, the ability to meet the seller’s needs and creative solutions helped them win.

Normally we use this blog to tell our clients’ stories.  Our buyer clients Jody and Kevin just closed on their SE Portland home.  Just before closing, they emailed us a thank you note, recapping their story in their own words.  Simply put, it is so touching and authentic, there is no way Kari and I could tell their story any better than they already have.  So here is Jody and Kevin’s story, in their own words:


“Kevin and I are incredibly lucky to be able to work with both of you. Thank you very much for all that you do for us to make this dream come true. This means the world to not only us, but also our families, friends, and the many doctors in Washington D.C.
Four years ago, we moved to Washington D.C. for Kevin to attend The George Washington University School of Nursing. After nursing school we decided to stay in D.C. to get work experiences (Kevin in healthcare and mine in teaching). We bought a small house (similar to this Reedway property). Things were going amazingly but sadly my health declined. I was on life support for 10 days and remained in the hospital in D.C. for 2 months.
Ever since December 2018, I have been in various recovery programs in D.C. working with 9 different teams of specialists at the hospital. The progress that I have made so far is incredible. We thought I would need to be on oxygen for the rest of my life. Thankful I got to return the oxygen supplies back in April (perfect timing with COVID).   
Somehow we were able to continue to do work on the house while I recovered. Surprisingly we were able to complete many major projects by the time we sold it. 
Often people move because of kids or jobs. In our case it was my health. While making decisions to return to Oregon, COVID arrived. With my health dealing with respiratory issues and Kevin working in the ER, we knew that we had to live in separate homes. At the same time we sold our house while having to live apart. We continue to do this while closing on this Reedway house.
The situation at OHSU hospital is much better than the hospital in Washington D.C. Buying this Reedway home will mean that we will finally be able to live in the same home again. We are super excited! Everyone has been counting down the days with us. We plan to live in this house for a very long time. It is going to be surrounded by families and friends. Hopefully things will be safe to celebrate with many people who have been waiting for this moment with us. 
It is not yet the final day but we would like to give many thanks to the two of you for making this dream possible. Being alive and able to continue to share a life with Kevin is more than I could possibly ask for. But being able to have a house in Portland will be beyond our world. Although the teams of doctors in D.C. no longer work with me, they continue to check on weekly bases. They know about this Reedway house. This is beyond what they could have imagined. They truly believed that we made the right decision to return to Portland.

Just Sold in Tigard

Earlier this Spring my clients Brooke and Jeff reached out about purchasing a home Tigard. We have worked together before and I was honored when they asked for my help again. Her First Home Renovation

I Want to Fix Up an Old House

Tasa first reached out to me in 2018. She had seen some of the work I’ve done, and expressed a deep interest to buy and renovate a house. She also “warned me” she had no home renovation experience outside of her own, but as a professional home stager, she had design sense.  Had work was second nature to Tasa, and that she had a successful janitorial business for over 20 years helped.

That said, we started off on the journey to get Tasa ready to take on a renovation project. From finding a funding source, to vetting contractors, we went through many of the ins and outs of house flipping.

The Modern Kenton Ranch

Nine months later we found this sweet Portland ranch in the Kenton neighborhood. Because she was skeptical at first, Tasa passed it up. While it was a smaller size house, which was appropriate for her first project, it was still in pretty rough shape. It was certainly rougher than what she was looking for. After weeks of searching, I asked her if she would reconsider the Kenton house. We went back for another look, and something changed. All of a sudden she was ready to go, and this time around Tasa knew this was the renovation for her.

And so it was.  We wrote that offer. Her offer was the only one, and the sellers accepted. While I knew she had it in her, I was impressed every step of the way. Her quality job and dedication was distinct, and she spent almost everyday at the house until the renovation was complete, including her birthday. She expressed to me that taking this leap was something she had talked about for 10 years. I’m very proud, and it’s been a privilege to work with her. It’s not a surprise that she’s already onto her next renovation. That one will be coming soon in Milwaukie, Oregon.

Mike and Easy In Their New Castle

 

We had the honor of working along side Mike starting in 2018 when he was referred to us through a mutual friend who used Jason and I for their family’s home purchase.  Mike was still in the process of moving his and furry family over to Oregon. It started with a phone call to introduce ourselves and soon became a flight over to start getting a feel for the land he would soon call home.

Mike is super lovable. Upon meeting him at our office, Jason and I quickly formed a fondness for Mike and wanted to make sure he was taken care of. So, we began the tour of helping him get to know each area that we thought could be a good match for him when he was ready to make the jump and move to Oregon.

Fast forward to 2019 and Mike lands an excellent job in Oregon and gives us the thumbs up that he’s on his way to make the transition to make Oregon his home AND at the same time he’s working with his amazing REALTOR® in CA, Deborah Johnson w/ Compass, to sell his home while we coordinate the buy side in OR. We owe a lot to our amazing Colleauge Nichole Connelly, who helped be our feet on the ground in OR while we were overseas on family vacation when Mike and Nichole found his dream home in Lake Oswego, OR.

We had the honor of negotiating the deal ocean/pool side in Costa Rica and got Mike in contract that day. We all celebrated together over the phone that evening.

Since this was going to be a contingent sale, all parties in California and Oregon had to work very closely together to make sure Mike was protected and we could close on time which was going to fall in over the holidays. Thankfully the communication between everyone was fantastic and we were able to close early!  What made this so special was that Mike flew down to CA to pick up his bestie Easy to drive him up to see their new home sweet home on closing day.

House Hunting Adventures Gone Right

What happens when you aren’t from Portland? You look at homes in your price range wherever they may be! Think NE Portland, SE Portland, SW Portland, Milwaukee, Oregon City, Sherwood, Tigard, Woodburn, Canby, Gervais and Newberg. It was a whirlwind of house hunting with these two but it was nothing short of adventurous. We saw gigantic spiders, ceilings that were too short for us, tires that were taller than us, a LOT of wall paper, a little mary jane and had our first experience with an Opendoor home.

Patrick and Sarah decided on a cute Newberg ranch in a nice neighborhood, close to the aquatic center. With a little love this will be a darling home for them. These two have big plans for their life: grad school, getting married, and owning a lot of real estate are just a few of them. They are smart and fun, easy going and kind.

Downsizing Texas to Portland

Everything is bigger in Texas, right?

Well that definitely includes beautiful big homes! Making the move from TX to PDX, Gary is downsizing his home and “up-sizing” his time with family.

This month, I had the pleasure of working with Gary from Texas and his kids. Together we found a beautiful home for him here in Gresham. Relocating from Houston, he was ready to make a move and the Portland area was an easy choice. In his sweet 50’s ranch with mature trees and landscaping, Gary will be close to friends and family. Zack, Sarah, and Jeremy, his son, daughter and her husband, all live less than 25 minutes from his new home. He also has ties to Tualatin, Lake Oswego, and more cities with friends and relatives throughout the PNW!

Buying a home sight unseen is a big deal.

Gary had his family here to be his “eyes on the ground” who knew what he’d like. I toured homes with them, and took lots of detailed video tours before we found this house. I knew it was the right one when I learned that the Gary had been referring to it as the house with the “happy tile”.

Gary was not in a hurry to buy and move. He was able to offer a 3 week rent-back to the seller so she could stay after closing. While we offered under-asking, this was a key term that helped us seal the deal. The seller of Gary’s new home was waiting for the owners of her new home to move as she had given them a rent-back period as well. With all of us making accomodations for the next person, we found terms and a price that worked. Even though he was out of state, we had a smooth and pleasant transaction. I took care of the details of the sale, logistics of a sewer line replacement, and attended all inspections with his kids. Then Gary, provided with detailed inspection reports, videos, and family input, made all the decisions. It worked great and he got a good deal on a great home.

I am so thrilled to hand over keys in a few weeks!

It will not only be the first time he sees his new home, but it will be the first time we meet in person! I know we’ll get along great though. Gary is a fellow foodie, and I’m looking forward to celebrating over dinner with the family at one of Portland’s amazing restaurants. Congrats Gary!

Hi and happy Summer! Here’s a story about my recent sale in SW Portland, where I helped my clients prep and sell their home they’d been in for 24 years. Mike and Terri are total “do-ers” – they go into everything with gusto and have a zest for life. I’ve known Terri for years – we used to work together – and when she reached out to tell me it was time, I was super excited for them.

The First Time is the Sweetest

Hi Readers! Summer is in full swing in Portland real estate land, and it’s a great time to give a quick update on my recent adventure in #myrealestatelife.

It’s so wonderful when friends and colleagues keep in touch, and reach back out to me when they’re ready to enter the real estate fray. Kyle and Andrea are the latest additions. We met a few years back when we were working at a digital marketing agency called Parliament; Kyle is a super duper talented designer and developer and I oversaw strategy and business development there.

He and Andrea have been saving and strategizing for the last couple years on what they wanted in a first home, and I was excited to hear from them they were ready to start the hunt. The did an excellent job of talking with their lender (Clint Elliott at Union Bank – hi, Clint!) about what was realistic for them to pay each month for mortgage, but still have enough in their budget to take trips abroad and not compromise their senses of adventure. We took careful note of what each of them wanted in a home, but were willing to compromise on — they did a great job with my buyer questionnaire. This is an important part of my arsenal I make sure each buyer completes, especially if it’s a couple or more than one person buying a home. You gotta know where each other stands, and through that process you may learn and hear something that may not have otherwise been obvious. In the case of Kyle and Andrea — he wanted clean lines and design, she wanted quirk and charm.

We were able to hone in on neighborhoods based on these criteria, and before long we found a SWEET #mcm ranch with a huge backyard. It had been updated (helllloooo awesome kitchen!) but had enough original detail they could make their mark. Plus, it’s super close to a skate park and had good bike-ability. WINNING!

Bye-Bye Boring: Remaking the Common Ranch-House

There’s a lot to love about the common ranch-style house. Most of the horizontal, ground-hugging ramblers built for middle-class families in the 1950s and 1960s boom years had hardwood floors, brick fireplaces, and layouts that were easy to expand into the big, grassy backyard.

Architecture snobs sneer at the “granny ranch” or deride one as “just another ranchburger.” And yet, the appeal of a ranch reigns. It’s adaptable. Add a family room off the kitchen. Mid Century Fixer in Madison South

As real estate agents, we know our neighborhoods, but once in a while we discover one newly. I found this great mid century ranch in the Madison South neighborhood. This house has this very unique great room with vaulted ceilings. You certainly wouldn’t guess that from looking at the house from the curb.  Madison South is a great little neighborhood just up the road from Roseway and in the valley of Rocky Butte.

The neighborhood is quiet, with little traffic, and everyone seems to be walking the dogs or kids around. We started making updates to this house including a new roof, and replacing the old electric cadet heaters with a brand new high efficiency furnace and ducting. As some of the final details are coming together with the interior updates, I can’t help but think about the family that had been here so long, over 70 years I hear.  It of course reminds me of  my own Granny’s house in Clarkston, Michigan about an hour North of Detroit. She was there for about 50 years before she passed away at the feisty age of 102 in 2010.

While my family and I bought this house to restore it, I never consider it mine. The ones that lived here for 70 years are still the owners, and I’m more of a placeholder getting it ready for the next family. It may seem trite, but I always hope the improvements we make are ones that will make the previous owners happy or proud. I hope they still see their house, when they look at the work we did, and that we’ve done well enough to leave all the character for them to still see their memories through our work.
