It has been a joy since our very first introduction that was thanks to a lovely past client 2 years ago. (Btw referrals are the biggest compliment and vital to my business so many thanks for all who recommend mešŸ™šŸ½) At the time, the housing market was a little coo-coo with those historic interest rates and an extremely competitive market. We got to know each other spending time seeing homes and then they decided to take a pause. A pause that turned out to be a blessing! As V excelled in her career with a promotion and a new little man was added to the mix, they reached back out and they were ready to make moves!

Preventing Buyer Remorse in a Competitive Market

In a competitive market, having frenzy take hold and light fire under a buyer’s decision making is a true risk. Not only does a low inventory market promote a sense of “there’s not enough” that can create a survival mode mentality, but it fosters an environment of uncertainty that can lead buyers down a “don’t want to, but feel like we have to” path. If buyers succumb to the frenzy or are not partnered with wise and stable counsel, this can manifest as buyers offering over what they can comfortably pay for a home, settling on areas of a home that don’t line up with their core values, and investing in inspections unnecessarily on a home that ultimately will not be the right fit. We try to instill a sense of empowerment and stability in the midst of uncertainty. The reality is that nothing is certain, but what we can control is how we respond.Ā

1. MAKE A LIST of the top three things you do not want to compromise on. There is no perfect house, but if you are able to hone in on the areas you are willing to compromise on and take the time to get in touch with your non-negotiables, this will make for a more empowered search and you will feel clearer on when to walk away. If you are buying a home with someone else, make these lists separately, then discussĀ where your lists overlapsĀ and make a new list together.Ā

2. THE FINANCIAL GUT CHECK. This can be difficult because the reality of the market, your needs in a home, and your financial comfort all need to be considered and valued collectively. Taking the time to see if what you want in a home lines up with the reality of the market is step number one. There is nothing worse than chasing a unicorn to the point of disappointment months later. If what you are seeing in the market at your price point lines up with your needs, we can move forward with realistic expectations and healthy boundaries around when (if ever) it makes sense to stretch your price point goals.

3. BUY LOCATION AND LAYOUT. Remodeling a kitchen is easier than moving a house. When we say “buy location,” we mean buy a home in a location you will be happy living in. Even if walkability is not one of your priorities, liking your neighborhood is important. This may seem obvious, but many people have fallen in love with homes in otherwise undesirable locations only to find themselves wanting to move a few years later. If you like where you live, you are buying longevity in the home. Simple as that. Of course, we need to balance this against your tolerance for home improvement, but the bottom line is paint can always come later. Likewise, it is much easier to change the cosmetics of a home than it is to change the layout. Look past the aesthetics to the fundamentals of a home’s layout to see whether it has the potential to meet your housing needs for years to come.Ā

The Battle For the Hidden Jewel

Fixer-uppers, many tv shows today make these types of homes seem extremely attractive. But it takes a very specific type of person to commit to these hidden jewels. Chris and Kelsey were growing their family. They needed more space, a yard for the kids to play in within Portland, and a home with a little extra love needed so they can put their creative spin on it.

They had a set budget and list of desires. There aren’t many homes coming onto the market, so when one comes available it usually gets multiple offers rather quickly. This can cause the price to jump dramatically. When we are representing Buyers, we fight to keep the price point very close to their budget.

The goal was a “diamond in the rough” type of home. Diamond = central location, great yard space, good schools, etc. Rough = the home needs a bit of love to be at its prime.

They wanted to be a part of building and designing the home. Adding their special touch to the property where they would be raising their adorable children.


Mortgage rates also were going up, this has buyers in a frenzy trying to find the right home while still taking advantage of the currently low rates. Each home we saw ended up with multiple bidders and running up the price a little (or quite a bit) too much.

During this process, they sent us a listing that looked very familiar. Ā We ended up knowing the seller and the home very well and knew this was the jewel they were searching for. We jumped at the opportunity to put in a great offer with good terms.Ā  This can sometimes make the deal even more attractive than a larger number as the price point.

And we got that call all home buyers want to get, “Your offer has been ACCEPTED!” This call is one of the best parts of the process. Buying a home can be an emotionally stressful time. This beautiful family treated each interaction with kindness and clarity and for that we are truly grateful.

How to stay safe and be successful in a market that demands so much of buyers

The reputation of Portlandā€™s real estate market often precedes itself. In many ways, the market is as it appears ā€“ we have historically low inventory (if no new homes were listed, our inventory would be depleted within two weeks), housing prices are rising, and there is a large buyer pool fueling an overall competitive environment. All of this can land as fear in the heart of a hopeful buyer and spur reasonable questions:

 

Will I be forced to take uncomfortable risks in order to have my offer accepted?

If I buy in this market am I at risk of paying over market value?

Will I be able to compete?

Is now still a good time to buy?

What should I expect from real estate representation?

 

The answers can be nuanced and unique to each individual person, but one thing we aim to inspire in all buyers is empowerment around choice, rather than a ā€œwhen the competition says jump, you say how high,ā€ mentality.

Will I be forced to take uncomfortable risks in order to have my offer accepted?

Itā€™s true that there will likely be scenarios where competition is fierce and what it takes to win a home may stretch a buyerā€™s comfort. But this should always be viewed as a question mark (Is this the home to fight for?), rather than a demand. We want to nurture a foundation of security by way of education, supporting buyers in honing in on and prioritizing goals, and setting clear expectations so when ā€œthe one to fight forā€ does come around, buyers can respond with less reactivity and instead can feel rooted in their well-rounded understanding of the market and commitment to their own individual needs. Our ultimate goal is aiding buyers in honoring the right decision for them.

If I buy in this market am I at risk of paying over market value?

OftenĀ market valueĀ is conflated withĀ appraised value. In short,Ā market valueĀ is determined by how the market responds to a home. This is the amount buyers in the market are willing to pay.Ā Appraised value is a bankā€™s assessment of risk. There are times when these two numbers are farther apart, which is often the case coming out of winter when early spring sales have not yet closed and the less fervent winter market is providing the bulk of the comparable sale stats for appraisers. This can also be the state of things when an influx of buyers outpaces rising home values ā€“ or in other words, population growth and demand are moving at such a clip that appraised values seem to be one step behind. Consequently, we are seeing appraisal gap coverage (the willingness to pay the difference between the appraised value and offered price) become increasingly commonplace within offer terms. When a buyer is bridging an appraisal gap, they are paying the same price they offered for the home, but are taking out a lower principal loan. In essence, the cash to close is higher and the loan amount is less.

Will I be able to compete?

We never want to squash dreams, but we try to arm buyers with realistic expectations. The fact is that aggressive offer terms do exist in the marketplace: variations on partial or full appraisal waivers, inspection waivers or limitations, earnest money releases, etc. These decisions are at each buyerā€™s discretion and if one or all of these terms do not feel comfortable, it is still important to know what you could be up against. It is also important to keep in mind that even in a highly competitive market, there is still opportunity and often buyers end up purchasing homes in scenarios that are compatible with their level of willingness to compete.

Is now a good time to buy?

It can be heartbreaking when a buyer feels as though they are chasing the market. The reality is that rising housing costs have priced some first time homebuyers out. Often, buyers that have stepped away and are now returning to the market are faced with the question: Do I adjust my expectations around what kind of house I can buy with the money I have or do I no longer want to be a buyer in this market?Ā We want to counsel buyers away from the experience of chasing a unicorn only to emerge disappointed months later. For many buyers, kicking the door down, getting into their first home, and beginning to build equity will take precedence and expectations will adjust. Others will determine that stepping away from the market serves them more. Both are valid choices and both decisions come with their own risks. Investing in real estate has always carried some uncertainty and although many signs point to continued value increases for Portlandā€™s homes, the bottom line is we cannot predict the future and the weight of investment risk is not one size fits all.

What should I expect from real estate representation?

CounselĀ – No matter the archetype of the buyer, this is an important and emotional process. Finding an agent that hears your needs and adds value to your process is imperative.

Honesty –Ā Your agent cannot pick your home for you, but they can frame realistic expectations on what type of home you should be targeting for success. This process should be educational and interactive. No matter what we hear at the water cooler or from trusted sources, there is NO better way to understand than to be directly and actively involved in a process focused on your needs.

Negotiation –Ā Getting an offer accepted is not based on price alone. There are many components to an offer that add strength. Having an agent who understands this and can educate you is critical in this seller’s market. Like so many folks, Emily and Alex’s work shifted dramatically during the pandemic. With their physical location being less of a priority, they opened up their minds to the possibility of relocating. Having visitedĀ Emily’s cousin in Portland and loved it, it was top of the list. Embracing what’s tangible

Rebecca and Nate were in the market for their first home and knew they wanted to live in N or NE Portland – aside from this criteria, they went in with open minds, willing to investigate homes in varying conditions in their price range. As they honed in on what works for them, it became clear that size was not a priority. Minimalists by nature, they felt drawn to smaller spaces with some charm. This flexibility was hugely advantageous as they looked in a highly competitive price range. Remembering what buyers go throughā€¦

Even real estate agents have to be buyers in this competitive market. My husband and I toured on a Monday afternoon and upon entry knew this was the perfect house that we had been waiting for. We drove away and I was hopeful that it would be a late season non-competitive situationā€¦ That hope quickly faded when I checked in with the agent.Ā  She was already expecting about six offers and had set a deadline only hours away for all offers to be submitted. I quickly went to work and delivered a competitive offer, but learned only a little bit later that she had received 21 offers in full. We had little to no hope left, but did still amend our offer to try and make it stronger.
The stars aligned and we got the call at 8 PM that night that our offer was accepted! It was a good reminder of how slow the minutes pass as you await news! Never give up because itā€™s not always the sales price itā€™s the whole packageā€¦ Terms matter!

Yes, the market is competitive

We set out to find Emma and Kushal their new home in NE Portland almost a year ago.Ā  We toured many homes, many were ruled out, but a handful were a great fit.Ā  Their first offer was financed with a large down payment and very competitive terms, but they were edged out by a higher cash offer.Ā  This story repeated itself a few more times and a backup position was offered on all.Ā  After continuing to lose to cash they decided to convert to cash as well.Ā  Confidence was reset and we moved forward weathering the lack of inventory and limited options that fit their needs. They were ready to compete when the right one hit the market, only to find that this price point was flooded with cash and buyers willing to pay well over market value.Ā  We lost a couple more times and the heartbreak was setting in, but we kept the candle lit and patiently waited for it to be their turn.Ā  This long hard journey led them to an amazing home with features NO other home had offered, in a spectacular location.Ā  I am so happy for them and know they are going to LOVE their new home.Ā  Patience and perseverance does pay off!

Setting the groundwork for success

The buying process is different for everyone – some folks have spent large swaths of time researching the market or have lived in Portland for decades, and so have clear perspectives on what areas of town will work well for them. Others are making the leap from miles away, maybe even buying a home sight unseen. What’s most important from our perspective, is that we are working within the parameters that are right for each individual buyer. For Zsofi and Eddy, they began their search after just moving to town and did not have a chance to let their sense of the city and what works for them develop before diving into the deep end. We met them after they nailed down a short term rental and so were able to proceed with less urgency and a keen eye toward what would make sense for them long term. As soon as they were allowed the space to solidify their priorities, they found the house they had been seeking. We always want buyers to travel at their own pace and embrace the process that is right for them as they make the jump toward this exciting milestone.

We all have conditioned associations with realtors. My personal (admittedly somewhat negative) realtor stereotype word bank used to look like this: aggressive, relentless, power suit, unyielding, manipulative, sales driven at all costs. It has been a genuine privilegeĀ to enter this industry in a city and at a company that defies these stereotypes. I can say honestly that more commonly IĀ experience care as the foundational motivation of the realtors I look forward to working with.
It cannot be overstated what a difference having a great agent on the other side of a transaction makes. Providing loyal representation to clients and establishing a quality working relationship with fellow agents are not mutually exclusive drivers. When there is mutual respect, quality of communication, and a collaborative spirit between agents, it is felt by all parties, even if so much of this relationship exists in the shadows of the transaction. A small note of thanks to the realtors driven by service and connection – you are such a big part of what makes this job meaningful and fun.

We Don’t Want To Waste Your Time

After 8 years in the real estate industry, I have heard it all. As a Realtor, I am often exposed to the most stressed-out version of each of my clients at one point or another throughout the process. And, since everyoneā€™s timeline, financial situation and overall tolerance of risk is so different, I end up helping my clients work through a variety of different questions, fears, obstacles and decisions. These are the moments that can make or break a Realtorā€™s level of expertise in my opinion, and are a huge part of why I enjoy what I do.Ā 

I get to be a trusted Advisor for my clients during huge moments of their lives.Ā 

But back to the point. One of the most common phrases I have noticed over the years comes from my Buyer clients, when they tell me they ā€œdonā€™t want to waste my time.ā€ So, I wanted to address that phrase in this blog installment.

Most commonly, I hear this phrase when someone is in the early stages of their home search, and they are still figuring out which locations to target and what budget they want to stay within. The other times I have heard this, is after weeks or months of looking at properties, without finding the right one.Ā 

What I find interesting about both of these scenarios, is that it seems as though people have been conditioned to believe that they shouldnā€™t call their Realtor, until they are ready to make an offer on a home. Or, that there is a finite period of time that they should be finding their home within. Otherwise, they might be wasting my time.Ā 

This couldnā€™t be further from the truth.Ā 

Having sold nearly 200 homes in my time as a Realtor, I can confidently say that everyoneā€™s timeframe for finding the right property is different. I have had people buy the very first house I showed them, and I have had people take a year or more to find ā€œthe one.ā€ Neither instance is right, and neither is wrong. The goal remains the same — finding a property that you connect with and want to purchase!

Sometimes the best way to accomplish this goal, is to see as many homes as possible in person, which can provide super valuable information as to what will or wonā€™t work for you in the property that you purchase. Shifting priorities

With a new teaching job to look forward to, Julie wanted to buy a home in a neighborhood that would be an easy commute to her school and afford her the space to invite her mom to move in with her. Equally important was the long term investment potential and rentability of the new place down the road. We began the search focused on detached homes within the budget and found that with location as the priority, compromising on condition felt inevitable. Is the Market Cooling Off?

The conversations surrounding Real Estate in the Portland Metro area these days seem to be centered around the idea that the market is cooling off. While the terms “hot” and “cool” are always relative, I thought it would be prudent to share some statistics to help frame this conversation.Ā 

According to the most recent RMLS Market Action Report, new listings and pending sales each decreased by around 4-5% in August. Inventory increased by 10%, and total time on market increased by about 15%. Taken at face value, these stats might lead one to believe that the market is beginning to shift.Ā 

However, when we look at the actual statistics for inventory and time on market, we see that we still only had 1 monthā€™s worth of inventory in August, and the average time on market was 23 days. Inventory has been at or below 1 month for the duration of 2021, and the average time on market YTD is 28 days. So, these key indicators of market activity are still very consistent with what we have been seeing all year in the Portland Market.Ā 

Something we donā€™t have hard data for, but that I have noticed through my own experiences as a Realtor,Ā  is that there does seem to be a lower number of competing offers when a new listing hits the market. Throughout the Spring and Summer months, it was very common to see 10-15 offers on a new listing during the first weekend on the market. Now, it seems that we are seeing closer to 3-5 offers for a hot new listing.Ā 

Competition being a bit less steep is certainly a welcome sight for Buyers, especially those who have been looking for a home all year. With that said, we are still in a heavily favored Sellerā€™s Market, and Buyers should not mistake the decrease in competition for a shift in overall market conditions. If your hope is to wait for the market to turn, you may be waiting quite a while.Ā 

To add some perspective, one of the hottest real estate markets I have worked in (besides 2020 and 2021) was during the Spring and Summer of 2016. In August of 2016, we had 1.9 months worth of inventory, and the average time on market was 34 days. So, even if our current inventory numbers doubled, and time on market increased by 48%, we would still have market stats consistent with one of the hottest Sellersā€™ Markets Portland has ever seen.

In short, if you are thinking about Selling, you didnā€™t miss your window. If that is still a goal, letā€™s chat, so we can set up a plan and timeline. If youā€™re thinking about Buying, but hoping to wait for the market to turn, Iā€™d probably advise against waiting. While the market will surely turn eventually, the amount of inventory needed for a balanced market (6 months worth), is not something we will likely see in the Portland Market in the near future.Ā

When it rains…

Ayumi and Brent entered the market knowing they wanted a home in their current neighborhood, which they love. They also knew they wanted a newer home with more space for their family. Sometimes when you go into the search with pinpoint focus, it is all about the waiting game. When a great home in their preferred price range surfaced, we were thrilled and Ayumi and Brent took a swing, only to be offered the back-up position. To our delight the first place buyers backed out and they were offered an opportunity at the home they had fought for. That very day another promising candidate at an even better price point popped up on the market and they knew that in order to move on this new home, they would have to risk losing out on the other property. They took a big risk to great reward – they wrote their best offer and had it accepted within the day. We are so glad they followed their intuition and ended up in the best possible scenario for their family.

A Time of Gratitude

This past week I celebrated my 36th birthday, and this time of year is always a time of reflection for me. The way many people feel around New Yearā€™s is how I often feel leading up to my birthday. It gives me a chance to reflect on how far I have come, what I have accomplished and what I am proud of myself for, while also giving me an opportunity to reflect on the areas that I feel I can improve on — how can I continue to be a better person, husband, father, friend and Realtor?

Itā€™s always an energizing time for me, and I am excited to feel the sense of rejuvenation that often comes with this reflection. I am so grateful for all the clients who have trusted me to guide them through the process of buying and/or selling a home, and want each and every one of you to know that I am committed to continuing to grow, and that I am committed to making sure that my efforts, experience and expertise are always improving.Ā

Optimism Leads to Achievement!

Part of what I love about my job is the opportunity to meet all kinds of people and help them through the shared goal of homeownership. It’s fascinating what comes up for people, what ideas they arrive with and how those ideas affect their journey. Hannah and Chris brought optimism with them to the home buying process and it made for a very smooth and very fun experience! They were open to ideas and trusted our input. They were a blast to check out houses with!

Hannah and Chris found a gorgeous remodeled home in St. Johns and sailed through the transaction like champs. We ended up running into a very uncommon snag along the way and they were open to creative solutions and ready to roll with the punches. Under asking!

In this market it is hard to negotiate an under asking offer whether it is warranted or not.Ā  Getting past the sellers expectations that every home receives multiple offers and sells well above the asking price is one of the largest challenges.Ā  We toured this home and could not figure out why the home was not going crazy?Ā  The finishes were great, the floor plan was ideal, the area lovely, so why?Ā  There was no glaring reason except market timing.Ā  The summer surge winding down, people going out of town for their end of summer vacations, and families preparing for in-person school to start were the only plausible reasons.Ā  Entering the market with perfect timing and finding value without compromise is Mackenzie and Cory’s story.Ā  Inspections were very clean, appraisal came in above the sales price… everything lined up and they are now the proud owners of their new home. Congratulations!!

15+ months

Adrienne and Spencer set out to find a parcel of land to farm and raise their two sons.Ā  They started the search 15 months before they needed to be settled for their oldest to enroll in school.Ā  We definitely felt that was plenty of time, but it was barely enough.Ā  Limited inventory, preferred school restrictions, commute times, and trying to find quality land for them to farm proved to make this journey feel almost impossible, to say the least.Ā  They were open to all ideas and angles to make this happen, but settling on those major points was not one of them.Ā  Many properties we considered had some major concessions, and the ones that worked were fiercely competitive.Ā  Time had run out and hope was almost lost until they found an interim school that their son could attend to give them more time – I was so happy for them to have found an option to take the pressure off, but it is funny how things work out because once the school pressure was solved another home hit the market.Ā  The land was perfect and the house would work.Ā  They fought hard for it and came out victorious – now they are about to get the keys and finally put this chapter behind them and move into a new chapter for their family.Ā  Every second of helping them has been a joy!

New Orleans to Portland

Now that retirement was on the horizon, the time had come to consider living closer to their daughter and leaving behind the hurricanes and destruction they had dealt with over the decades.Ā  After a few exploratory trips and counsel, the idea of building a home transitioned into finding a beautiful condo.Ā  The amazing views, easy-care, and walkability became very seductive, so when they came to town again with the goal of finding their next home, we visited many great options, but the first unit we toured was breathtaking and no other home we saw came close – the decision was clear.Ā  We are so excited to have been a part of this journey with Stephen and Janice – Congratulations!

Family Ties

What an honor to help this family once again! When Nicky and Noah reached out and mentioned the family they were a part of I was once again honored and super excited at another opportunity to help. Sometimes I meet clients who have a unique vision searching for a special property. This was definitely the case with Justin! He is an artist and psychologist who strives to bring people together and build community around him. What a gem!Ā 

Once we met up and started looking I quickly realized how unique of a property he was looking for and I knew this would take some serious searching and diligence. I was ready to be patient and do whatever it took to make it happen for Justin.Ā

Staying grounded amidst market frenzy

A home is often the largest purchase a person will make in their lifetime. It can feel counterintuitive to spend such a large amount of money as a means of saving and investment, particularly when you are a first time home buyer. It can be a great choice for the future, but it is not necessarily the right choice for everyone. We want our buyers to feel informed and empowered within the home buying process, relieved of the frenzy of the market enough that when it comes time to decide on a home, it can be a decision made with calm and eyes wide open.

Central priorities

An avid biker and walker, Ellen knew she wanted to stay close-in to limit her time in the car as much as possible. What does it mean to Waive the Appraisal?

If you know anyone who has bought or sold property in Portland within the last year, you have likely heard stories about needing to ā€œwaive the appraisalā€ to be the winning bid on a home. While this strategy has been in play for a number of years, it now seems to have become a staple of nearly every winning offer in competitive multiple-offer-situations. But, what exactly does it mean to waive the appraisal?Ā 

To understand this concept better, letā€™s start by looking at the normal process for an appraisal during a real estate transaction.Ā 

When a Buyer finances the purchase of a home, the Lender requires a third-party Appraiser to inspect the property, and provide an opinion of value for the home. In order for the home to qualify for financing, the appraisal has to come in at or above the agreed upon purchase price, and also be free of any conditions or required repairs (more on that later). If the appraisal comes in below the agreed upon purchase price, then the home does not qualify for financing at that price, and the Lender will only provide financing that is based on the appraised value.Ā 

For example, if you are under contract to purchase a property for $600,000 with 10% down, your Loan-to-Value ratio would be 90%, meaning the Lender is financing 90% of the purchase, or in this example, $540,000. If the appraisal came back with an opinion of value of $575,000 for the home, the Lender would then only agree to provide financing for 90% of that amount. In this case, $517,500.Ā 

In this event, neither party (Buyer or Seller) is obligated to move forward with the transaction. However, if both parties would like the transaction to move forward, the appraisal shortfall is then typically negotiated between both Buyer and Seller. Either the Seller lowers the price to the appraised value, the Buyer brings more cash to the table to cover the difference, or they split the difference in some agreed-upon fashion.

In todayā€™s market, however, many Buyers are pre-negotiating a potential appraisal shortfall, and either guaranteeing to make up the entire difference in cash, or, offering to bring a predetermined amount of additional cash to closing — on top of whatever the appraised value is. While this is certainly an aggressive strategy (requiring additional cash reserves on hand), it is also effective, as it makes the offer far more attractive to a Seller, who now has more of an upfront guarantee on what their final selling price will be.Ā 

One of the obvious concerns with this strategy as a Buyer, is that you will overpay for a home, and give up some of the immediate equity that you might expect to have in the property upon purchasing it. While this is certainly a valid concern, in the Portland Market it has become a question, in many cases, of whether you would rather leverage some of your immediate equity, or perhaps not get into a new home at all. As a prospective Buyer, itā€™s important to make your offer as attractive as possible, when the Seller is selecting from a pool of 10-15 offers, so in most cases at least one of those offers will include this type of term. If you are not willing or able to, I totally get it. But, it may make for an uphill battle in terms of purchasing a home in the current market.Ā 

Itā€™s also important to understand that with prices trending upwards as quickly as they are, the data available for appraisers to use in their valuations is not necessarily completely up-to-date. With the typical escrow period being around 30-days, the most recent data for sold homes that appraisers are able to use, is typically already close to a month old by the time your transaction closes. So, there is some lag time between the value that can be statistically supported by an appraisal, in comparison to what the market will actually bear. As prices continue to rise in Portland, the most relevant data is what is happening in real time, rather than what happened 3-6 months ago, or even last month. So appraisals arenā€™t always able to keep up with the market.Ā 

Enter: Appraisal gap coverage with cash.Ā 

As a potential Buyer in this market, I feel it is important to understand this concept upfront, because it changes the amount of cash that may be needed to successfully purchase a property. While the vast majority of transactions I have closed with appraisal gap guarantees ended up actually appraising at the agreed-upon purchase price (meaning no additional cash was required from the Buyer), it is important for Buyers to understand that the risk is always there. So, they should feel comfortable with bringing the additional cash to closing, in the event the appraisal does come in low.

So, how do you know how much cash over the appraisal to offer, or whether it makes sense to include this in an offer at all? Well, I canā€™t give away all the secrets, but whenever my clients are planning to submit an offer, the first thing I do is research the recently closed comparable homes in the neighborhood to get a sense for the value I feel an appraisal would come in at. From there, we strategize on the offer amount, appraisal gap coverage amount to offer and overall terms. This is also where we ensure that the verbiage used to address how an appraisal shortfall will be handled is specific, and doesnā€™t leave the Buyer on the hook for any of those potential conditions or repairs that may be required by the Appraiser.Ā

The Power of Positivity

As a prospective home buyer, navigating the roller coaster of emotions that is the Portland real estate market these days can be exhausting. Itā€™s easy to get down on yourself after falling in love with a home and writing an amazing offer, only to find out that 17 other people also wrote amazing offers, and yours just wasnā€™t quite amazing enough.Ā 

When that happens 5-6 times, it starts feeling like maybe youā€™ll never find a home.

My clients who recently closed on a home though, are a perfect example of how a thick skin and positive attitude can play a vital role in helping to accomplish the goal of buying a home in this market.Ā 

With a max budget of $400k, the options available for my clients were already very slim. Not to mention, everything selling in this price point would have at least 10 offers within a day or two of hitting the market.Ā 

We looked at properties every week for a few months, and nearly every week we submitted an offer on a home. Time and time again, I would have to deliver the bad news that someone else had written an offer higher than ours, or someone else had put more money down, or someone else waived inspections.Ā 

Each time, the Buyers shook it off, and said ā€œok, thanks for your work, Kevin. On to the next.ā€Ā 

We must have written 8-10 offers on homes they didnā€™t get. And each time, they responded with the same positivity and good natured attitude. Until finally, with a little bit of magic, they had their offer accepted!Ā 

They closed today, and I couldnā€™t be happier to see such positive people realize their goal in such a challenging and competitive environment. Where many people might give up or lose hope, they stayed positive and persisted, until it paid off. Huge congratulations to you!!

Why is Housing Inventory So Low

The Portland Real Estate Market has strongly favored Sellers for the greater part of 7 years now, and this has largely been driven by a shortage of supply, coupled with low mortgage interest rates. There are many motivated Buyers, looking to lock in a home purchase at a great rate, but just not enough supply to meet the demand, which has caused the high level of competition we are seeing for Buyers.Ā 

But why is that? What is causing this seemingly never-ending cycle of low inventory in our region? Below are my thoughts on some of the main contributing factors.Ā Ā 

1. Lack of New Construction:

According to Portland Alliance, despite historic economic expansion, our region has produced the fewest housing units over any 10-year period since World War II.Ā 

With the number of new households in the area exceeding the number of new homes being built, we have a situation where demand for housing cannot be met at current building rates. In order to balance the market, there needs to be a larger supply of new construction to keep up with the growth in our region.Ā 

This is a particularly complex issue, which dates back to the Recession in 2008-2012. Residential new construction hit all time lows during that time period, and it simply hasnā€™t ever fully recovered.Ā 

Additionally, the cost to build is significantly higher now, and I am sure many of us are aware that the price of lumber has skyrocketed during the pandemic — nearly quadrupling in price.

2. Hesitation to Enter the Market

Another issue that contributes to the lack of inventory, is a hesitancy from current homeowners to trade-up or downsize in the current market climate. I have spoken with a number of clients in the last year, and discussed the pros and cons of making a move in this market. There are many people who would love to take advantage of this opportunity to sell their current home, but the prospect of then entering the market as a buyer, is not all that appealing.Ā 

Buying and selling a home in the same market will always favor one side of this coin, but in the current climate, it so strongly favors sellers, that it intimidates some from even attempting to make the transition.Ā 

3. Duration of Homeownership

Another interesting factor contributing to the lack of housing supply, is that people are staying in their homes for longer periods of time. According to the US Census Bureau, the average tenure for homeownership in the United States is just over 8 years. In comparison, the average tenure was only 4 years between 2000-2007.Ā 

We can certainly speculate as to why this might be, but there doesnā€™t seem to be any overwhelmingly compelling evidence that points to exactly why people are staying put longer.Ā 

 

In any event, the solution to the lack of housing inventory is massively complex, and it will likely be a slow moving process to reach a point where there is enough housing supply in our region to meet the demand.

In the meantime, there are definitely still ways to make a transition in this market (see my previous blog post), and there are also ways to be strategic with your offer structure to help ensure you win in multiple offer scenarios. As always, I am more than happy to set up a time to meet, and discuss market conditions in further detail, so you can see how all of these moving parts affect your own personal sutuiaton.

The Little Buyers Who Could

When I say this market is tough on buyers, that may be an understatement for what Andrea and Amar (and sweet 1-year-old daughter Maeve) have been through. When we first met they were coming out of the process of getting bids for their current home to expand it to fit their growing family. They decided it would be easier to just purchase something else instead. Little did they know the challenges that lay ahead.

After a few weeks of searching, we finally found their “dream home.” We put in a stellar offer, and although the listing agent told us ours was the strongest, the sellers picked another offer based on the buyer letter. Crushing. And, frankly, unethical. So Andrea and Amar took a little time off from the hunt and regrouped.

A few weeks of looking later, a home popped up that looked promising. It had the big yard they had dreamed of, it was a “granny ranch” with great bones and a ton of potential to make it into exactly what they want. The problem was, we would have to fight for it. There was a ton of competition for this home, including a cash offer that was very appealing to the sellers.

Insert super lender Jen Bell into the mix. She said she could get us a 10 day closing to compete with the cash buyer. So we put our best foot forward and I had a lot of heart-to-hearts with the listing agent. When she finally called to tell us we got it, she said, “I feel like we’re old friends at this point!” šŸ™‚

Needless to say, Andrea and Amar are THRILLED with how things panned out. And so am I! I can’t wait to see how their amazing remodel will turn out. They have a great eye for design and I just know they are going to have the coolest house when this is all done! So happy for them!

Suzanne and Charles were like a pair of eagles flying over Hillsdale waiting to swoop down on a great option near their daughter’s house!Ā  We had passively watched the market for over 2 years as they prepared to sell their home — moving 40+ years of life was a daunting task, but a successful one indeed.Ā  Their house sold and they were ready to swoop into the Portland market and claim a new homestead. Elbow Room

Meghan, Luke, and theirĀ son were living in a cute as a button home of approximately 700 sq. ft. before they started the house hunt. It takes a particular kind of innovation to thrive in an environment that small, which they certainly did! (As a business owner specializing in quilting, Meghan spent a good deal of time producing beautiful quilts from her kitchen table.) Climbing Mount Everest

Finding a home that would not eat them alive, provide spaces for a family, and allow Ayala to work from home felt like climbing Mount Everest.Ā  We put on our gear, and I was their sherpa. Our climb began in August of 2020, we headed out with hopes of getting to the top safely and quickly, but this mountain grew as we traveled and the journey threw roadblocks we could not see coming in our way. We made adjustments and detours along the way, experienced many disappointments and failed attempts, but we kept putting one foot in front of the other, learning and adjusting with each step.Ā  The cold hard truth was that without extra tools, it was looking like they could not compete against uncontrollable forces.Ā  This journey was hard but was full of growth, education, and most of all, their AMAZING spirits to make it to the end.Ā  I have been a sherpa (aka REALTOR) for 16 years and used every bit of knowledge I have to help them make it and loved being of service to them.Ā  On March 3rd they started the descent off this mountain and have arrived back at base camp. THE ONE!

Searching for a home when your priorities are so clear and focused still requires a lot of patience and trust.Ā  Marilyn and Don knew what mattered — 1) Distance to their daughter and the grandbaby on the way! 2) One level – move-in ready condition.Ā  This narrowed our search to a very small radius in an area with a lot of fixers.Ā  They knew they would be giving up a lot, but only the basic amenities mattered because achieving the main goal was what was motivating their move.Ā  With limited inventory and prices on the rise, this felt like an almost impossible task, but they patiently waited and trusted the home would come, and it did!Ā  A home in better condition and with better amenities than they had hoped for — Ā Love and Family was their driving force and trusting that led them to the optimal outcome!

With this quite possibly being the hottest Sellerā€™s Market we have ever seen, it often feels like selling your home is a forgone conclusion — itā€™s just a matter of how many offers you will get, and how high over your asking price those offers will be. While this isnā€™t always the case, it certainly stands true that if you price your home appropriately, and you have a solid product to offer, there will be a line of Buyers ready and willing to offer you the moon for your home. But, what do you do next?Ā 

Knowing that the market is extremely competitive and challenging for Buyers, many people are nervous about the prospect of selling their current home, simply because they donā€™t know where they will live once itā€™s sold. They would love to take advantage of the current market on the selling side, but donā€™t relish the prospect of having a ticking clock on when they need to find their next home. So, here are three tips for how to make that transition, without feeling the stress of needing to make a major life decision, with a finite amount of time to make it.Ā 

  1. Negotiate a rent-back on your current property — Oftentimes in this market, Buyers are willing to offer any and all terms the Seller is looking for. A question we often get when listing property is, ā€œwhat do the Sellers need out of the offer?ā€ Negotiating a rent-back would allow you to stay in your current home for an additional 30-60 days after closing on the sale. In some cases, we can negotiate for this period of time to be free of charge. In others, you simply cover the cost of the new ownerā€™s mortgage payment each month. If the Buyer of your home is financing the purchase, their Lender will always have a maximum number of days you are allowed rent the property back from the new owner, so this certainly isnā€™t a long-term solution. However, it can be an attractive option to at least buy some additional time to begin looking for your next place!
  2. Find a furnished short-term rental home — While you will likely end up paying more per month than you were paying for your mortgage, a furnished short-term rental property is a great way to buy yourself more time to shop for a home. This allows you to sell your current home, get a pre-approval for your next purchase, and have a comfortable place to live for an extended period of time. By renting a furnished home, you can also avoid the dreaded prospect of moving twice — just store your furniture in a storage unit or Pod, and then have it all delivered to your new home once you find it!
  3. Purchase your next home before you sell — this option requires you to be somewhat risk-tolerant, along with also being able to qualify for carrying both mortgages simultaneously (for both your current home and your new home). While the amount of time you carry both mortgages will likely be short in most cases, you will still need to be approved by your Lender for both payments. This is by far the most ideal way to make your transition, but is not an available option for everyone. If you are interested in making a move in this market, I would recommend talking with your Lender first, so you can understand whether this is an option for you. Then, we can discuss what the go-to-market strategy would look like for your current home, to ensure you feel comfortable with that process as well!

Whichever route you end up choosing, there will be a certain level of discomfort involved, so itā€™s wise to spend some time strategizing and preparing, prior to embarking on the journey of selling and buying in this market. This will allow you to feel well-prepared and open to making short-term sacrifices, which will ultimately help you accomplish your goal of finding your next home! Ā 

Doesn’t hurt to try!

We had the pleasure of helping Jenny and Will purchase a great home in Alameda when they moved to Portland. While they’ve loved a lot about this home, the characteristically small living spaces of their bungalow were not quite working when their home became the hub for ALL aspects of work, life, and education. They explored ways of expanding their spaces, but that option was not ideal and the idea of moving was hard because they absolutely LOVE their neighbors. On walks, Jenny and Will admired a more expansive craftsman style home on their street that was for sale, but at that time not obtainable. The home was taken off of the market, but when the possibility of moving became a viable option they called us, hoping to learn more about the home and see if it would become available again. Don’t chase the market

Being frugal or conservative are both very sound ways of analyzing huge financial decisions. These characteristics are critical when entering the real estate market, but they also can cause you to chase a growing market. It is important to balance this nature with a broader perspective by not simply analyzing each home fiscally. Ā Home ownership is more than an investment, it is shelter and security. If one can shift their conservative thinking to focus on longevity, the unchangeable elements of a home, and future options within their means, this will inherently protect one’s investment no matter what direction the market goes. This balanced perspective is what our team works diligently to help buyers see because if you purchase a home wisely, that home will provide you with many years and will prevent the feeling of having to move. Instead it will allow you to time your sale in the most optimal market for a return on your investment when the time comes to sell.

Patience is key

Ali and Matt were in the market for quite some time before they succeeded at getting into contract on their new home. As strategic buyers, one of their strengths was being able to walk away from homes that became overly competitive and shot above and beyond their comfort zone. They remained true to themselves. But during their search, the market took a swing upward and they worried they would not be able to compete in any of the locations they sought. SoĀ when a home with some rough edges, but all the potential they were looking for popped up in their favorite part of town, they moved confidently and were victorious. Brian sat in the co-seat of his sons’ purchases and got to watch their aspirations of homeownership come true. We got to watch a great family, rooted in service, help each other.Ā  What we did not acknowledge is Brian was also watching how our team works, and our commitment to the people we serve.Ā  So when his boys sent him a badass North Portland condo in an attempt to get him closer, he took the bait and when they asked him what he wanted to do next, he replied, “call Jessica”.Ā  When he shared this with me I felt joy and appreciation at another chance to help this family. What an honor that we are so pleased to have earned from such amazing people.Ā  Welcome to Portland, Brian!

We are blessed to help such amazing people like Juno and Nick. Juno has been a friend since we first picked up weights together at the Refinery. I was a new gym rat, exploring the early morning scene, and instantly felt she would be a great workout buddy. My instincts were right!Ā I have long left the Refinery,Ā and missĀ working out sidebyside with Juno, but luckily we have stayed in contact, and Juno has followed her instincts to trust the entire team!Ā It has been such a joy to help them navigate the difficult and stressful process of buying and selling a home. If she were writing this, she would say something to the effect that they were needy — as she often expressed this out of concern, but that couldn’t be farther from the truth! We pride ourselves on breaking this process into bite-sized pieces to help focus efforts where progress can be made and worries can be answered. Being of service is what makes this career fulfilling; we would not have it any other way. Education, exploration, and preparation was an enjoyable 1-2 year process with life and covid delaying the start, leading us to concrete plans to enter the market in the spring of 2021 and start touring options as they hit in the New Year. Juno and Nick were prepared, knew what they wanted, and relied on us to make it happen, and this was the perfect balance to deliver success on their first very competitive offer they made. Molly was on the hunt for a home she could thrive in with her kids, within a certain driving distance to the primary locations of their lives. Some thoughtful strategy around her desired commute time radius left open the possibility of moving to different neighborhoods in Portland. Molly was also interested in a home with long term investment potential. Sometimes the second you jump into the market the right one hits, and such was the case when Molly recognized the potential in a 1911 Craftsman with an oversized garage, seemingly MADE for an ADU conversion. This home was too good to let slip away, so she played her strongest cards in a highly competitive scenario and it paid off!

Tips for Buying a Multi-Family Home

Purchasing a multi-family home offers a unique set of challenges, when compared to buying a single family residence — especially if you plan on occupying one or more of the units in the multiplex. Given the impact of the global pandemic, there are some additional challenges that buyers will face as well. Outlined below is a (non-exhaustive) list of things to consider and prepare for, if you would like to buy a multi-family home:

 

  1. You willĀ likelyĀ have toĀ write an offer before seeing the interior If the multiplex is currently leased, there is a strong chance that all offers will need to be written “subject to interior inspection.” Meaning, you have to submit an offer (and have it accepted) prior to setting foot inside any of the units. This isn’t quite as scary as it sounds, though. If you walk through the units, and are not satisfied with what you see, you can attempt to renegotiate the terms of the offer, or simply terminate the agreement altogether. This type of requirement is usually in place to protect the tenants from having to vacate the premises over and over again for showings. Requiring all prospective buyers to submit an offer (and have it accepted) prior to viewing the interior, helps ensure that only the most serious buyers are being shown the property.
  2. Occupancy may have some challenges —Ā If the current tenants are signed to long-term leases, any new owner of the property will be required to let those leases run their course. If you plan on occupying one or more of the units, this can provide some significant challenges, as most Lenders will require that you move into at least one of the units within 60-90 days of closing — otherwise they will consider it a purchase of an investment property. If the tenants are on month-to-month leases, they will still have to be given 90-days notice for a move-out date, so it’s important to negotiate all of these terms as part of the initial offer for the property.
  3. Inspection and Repair Considerations —Ā When it comes time to inspect a multi-family property, there are a few additional things to consider. a) The inspection will likely take much longer than an inspection of a single-family home, and will also cost more. Both of these will of course depend on the number of units in the multiplex. b) The tenants are not required to move their furniture or personal belongings (nor can we make them) for the inspection. This might mean certain areas are not able to be inspected as thoroughly as we might like. c) The tenants are not required to leave for the inspection (nor can we make them), so there is always a chance that they are present for the duration of inspections. d) If repairs are needed, it may be easiest for all parties if these are handled through a credit or price reduction. Coordinating repairs, providing proper notice to tenants and working out access for contractors — that also fits with the tenants’ schedules — can prove quite difficult, so handling these items monetarily is often the most effective method.
  4. Seek guidance from a Real Estate Attorney — As a Realtor, I specialize in helping my clients buy and sell property. And while I have a loose grasp on a number of the laws regarding tenant’s rights, I am simply not qualified to provide legal advice on those matters. I strongly encourage my clients to speak with a Real Estate Attorney early on in the process, so as to ensure all rules and regulations are properly followed — especially when it comes to taking responsibility for vacating a tenant. It’s 100% worth the financial and time investment to do so. Trying to navigate these topics on your own is just not worth the risk in my opinion.
  5. The Pandemic Effect — Throughout the last year, there have been a number of eviction moratoriums and temporary rule changes when it comes to tenant’s rights. Having an understanding of which laws apply to the property you are interested in will prove critical for a successful purchase. Again, here is where I would defer to an Attorney to provide the proper guidance, which only underscores the importance of having a solid Real Estate Attorney on your team for this venture.

Ā While this list is certainly not exhaustive of all the things to consider when buying a multi-family home in the Portland area, itā€™s a good start towards preparing yourself for this type of investment!

 

Next Stage

The Wandschneider family just grew to a family of 4, so it was time to think about moving from their cute little bungalow to a home to grow into. 3 Key Tips for Relocating to Portland

If you are relocating to the Portland area, and looking to buy a home, here are 3 key things worth considering, which will help prepare yourself for success in this current real estate market.Ā 

 

  1. Find a place to rent first — the timeline for finding the right home to buy might take longer than expected. Extremely low inventory means there will be less homes to choose from, and the multiple offer scenarios we see regularly might mean you miss on a couple homes before ultimately having an offer accepted. Having a stable, open-ended housing situation in the meantime will take a lot of stress out of the process, and help ensure that you donā€™t have external pressures that force you to settle on a home that you might not otherwise want to buy.
  2. Choose a local Lender — Having a Lender with local market knowledge is crucial for your success in this market. Many Lenders are licensed in multiple states, so it might be tempting to work with your Lender from California, or your big bank that you have an established relationship with. While this may seem like the path of least resistance, I have seen too many scenarios in which this type of Lender selection has worked against a Buyer; particularly during a multiple offer situation. Listing Agents and Sellers want to know that the Buyerā€™s Lender is in-tune with the local market and local appraiser timelines, which will help ensure the deal closes on time.
  3. Be Open Minded with Location — There are so many great neighborhoods and micro-markets here in the Portland area, and if you are relocating here, you may not be aware of all of them. Oftentimes, itā€™s helpful to consider the characteristics that you are looking for in the neighborhood that you want to live in. If you have a list of what those things are, I can help identify which neighborhoods might be a great fit! Then, I always recommend spending time exploring those neighborhoods — even spending a weekend doing normal ā€œweekend activitiesā€ in the different areas you want to consider. Being open minded is key in this market, as some neighborhoods only have a handful of homes sell in a given month. Eliminating certain areas without giving them proper consideration could mean missing on a great home!

It goes without saying that 2020 has been a messed up year. Politics, COVID, and social unrest aside, I still find myself in a place of gratitude.Ā  It is in times like this we see what really matters… Helping people! I am thankful for the amazing clients I get to help navigate this competitive market and come out on the other side victorious. Today Carson gets the keys to his new house, a place for him and his daughter to make home!

How to get it done!

In a market of record-low inventory, increasing prices, and fierce competition, Stefan had the right formula to find a home quickly.Ā  He put less emphasis on the charm and more emphasis on functionality.Ā  The home Stefan found is solid, practical, and on a huge lot.Ā  It will provide him with space for roommates, low maintenance, a quarter acre of yard, and an awesome outbuilding.Ā  The home truly has it all and Stefan saw that so he dove in, threw down, and scored a fabulous home in a growing NE neighborhood well within budget!Ā  Finding a quality home under $450,000 with good spaces and condition in Portland is hard to say the least and Stefan came out victorious!

Family first

Nathan was looking for a home in Sellwood that would be close to family and a great spot for his girls. At Nathan’s price point, homes in Sellwood came with a bit of fixing, but Nathan was motivated and clear on his priorities. He is embracing the idea of future projects, knowing the tradeoff is remaining connected to his community and staying in the best location for his kids. Congratulations Nathan!

The long haul…

Sarah and Charles had been in the market for about two years. At a tough price point in a competitive market and with clear location parameters, their search was about the waiting game. To top it off, they were touring homes exclusively virtually, so being their eyes and ears was our goal. Like many buyers, vintage charm (or the potential for the restoration of charm) was something that was important to them. But, charm at this price point can often mean cramped spaces, awkward layouts, or other hurdles. So, when an older St. John’s home with the open spaces they were missing in so many of the others popped on the market, they jumped. They were not the highest offer, but they wrote competitiveĀ terms that created a strong case for them as buyers and they won! It was amazing to tour the home with them in person after so much distance and to see their patience pay off!

Cross Country Move…

Amber and Jared were selling their home out of state and had a limited timeline to purchase their new Portland home, so they were motivated buyers with their eyes on the goal! Amber grew up in Oregon, but Portland has changed so dramatically since her time here that their search was in part about becoming reacquainted with the city and finding neighborhoods that would be compatible with their lifestyle. They were moving from a community they LOVED, so finding a neighborhood that fosters connection was important to them. Luckily, they still have close friends and family in town, and those that know them best pointed them toward the Maywood neighborhood. Fresh Energy!

The stress and anxiety leading up to the election this year was like none other before it. It felt like so much of our future hinged on this election, and I was nervous about whether Americans would vote to restore a sense of competency in the White House. As a Realtor and business-owner, it was such a huge relief to see Joe Biden elected as President; knowing that someone who actually cared about the American people and small business would be running the show. There are so many challenges we will all face as we try to dig our way out of the devastating effects of the pandemic, but for the first time in 2020, it feels like there is light at the end of the tunnel. Congratulations to President-elect, Joe Biden, and Vice President-elect, Kamala Harris!

MID-CENTURY LOVE

Jenna and Jeff loved their mid-century home, but needed more space and wanted to improve their school district.Ā  We explored older homes, but nothing gave them the comfort of solid mid-century construction.Ā  They were patient, realistic, and open-minded, all of which led us to the perfect storybook home and sale. The sellers were a couple that cared for their amazing mid-century for the past 55 years and were ready to move to a smaller place. Jenna and Jeff were ready to take on the stewardship of this well-loved home and yard (Jeff’s an avid gardener).Ā  This experience has been more than they ever expected, both because of the house and the rare opportunity to truly meet the owners.

To Be Young Again

It was so much fun helping Alex and Jessica find their first home and start their life together.Ā  They have been married for 2 years, living with roommates as they saved for this.Ā  All their hard work and patience to make their dream come true was supported by appreciation, eagerness, and excitement, which I simply found so refreshing and a privilege to be a part of.Ā  Now they have a space for their big couch (a couch they bought together and love) and a yard for a new puppy!

A New Perspective

As we approach the end of the year, I always spend time reflecting back on the market for that year — where my business came from, whether I was able to improve my level of service and expertise, and the motivations that inspired buying and selling decisions. This year was markedly different from any previous year for many obvious reasons. As Realtors, we all had to adapt to changes in the way we conduct business — Zoom calls instead of face-to-face meetings, no-contact showings and never-ending supplies of hand sanitizer.

In many ways, the vast reduction in face-to-face interaction was the hardest part to cope with. Building and maintaining solid connections with my friends and clients is one of the most rewarding parts about my career, and being able to spend time together in-person has always been my favorite way to do so.

With that said, the intrinsic gratification of helping a client accomplish their goals seemed to be at an all-time high this year. Many people’s motivation for buying or selling a home this year was predicated on the idea of finding more space. Whether that be for multiple offices to work-from-home, more yard space for spending time outdoors or more space to spread out at home and stay sane, it seemed that everyone was looking for ways to develop a new appreciation for being at home, since all of us were spending so much more time there. And with the heightened sense of anxiety that so many of us have been feeling, there were additional layers of stress added to each real estate transaction.

All of this made things just that much more exciting though, when a client was able to successfully accomplish what they set out to do. And, it helped add some sparks of joy to both mine and my client’s year. I am always so grateful for all my friends and clients who choose to work with me, but this year has been extra special. Thank you all for your continued trust and support!

Work hard and be kind really sums up my whole work philosophy, and for that matter, probably my whole LIFE philosophy! It also sums up Hoyt and Maggie!

I love working with other hard workers. Maggie and Hoyt are a great example of how hard work, kindness, and trust can take you a long way down the road of life.

I first met Hoyt and Maggie years ago when they were purchasing their first home. And oh how time flies! Fast forward to 2019 and their family has outgrown that lovely ranch and is ready for more room.

One of my favorite parts of being a Real Estate Broker is helping clients prepare their homes for sale. It’s very rewarding to suggest updates and tweaks that prove to have a big impact on the outcome of the sale.Ā  Maggie and Hoyt worked super hard and did an amazing job updating their home. Their kitchen remodel looked fantastic! And because of all that hard work, they were extra jazzed when they received 6 offers on the house!

So, you can imaging that after all the work Hoyt and Maggie had just done to sell their home they now wanted to buy a home that didn’t require much updating while big enough for a growing family. Plus, they have fantastic style, so that was a given! After a few near-misses, we found the CUTEST, remodeled home on a corner lot in Piedmont.Ā  The big yard is full of potential and garden space, with plenty of room to improve the value.

A couple of years ago, Paul and Jana started dreaming of finding a more spacious “forever” home. As long time occupants of one of Portland’s historic Craftsmans, they value preservation and knew they were seeking a home with vintage attributes that they could be stewards of for years to come. Part of finding the right place was finding a seller who aligned with these values and took pride in upholding a home’s original character. When they walked into the meticulously maintained Irvington Craftsman that would become their home, it was clear the seller had a kindred perspective and they jumped at the opportunity. New Construction Offers Opportunity

Buying a home in the Portland Real Estate Market can be extremely challenging right now. With the average sale price up 9% from where it was this time last year, and with inventory levels at record lows, the competitive frenzy that is the Portland Market is full of challenges for would-be buyers to overcome. With multiple offers on seemingly every property, buyers have to be aggressive, take risks and be ready to make major decisions within a matter of hours after seeing a home. For some, this can be exhausting and overwhelming, and even cause a sense of burnout when it comes to searching for a home.Ā 

For some of my clients, it has caused them to reframe their goals for purchasing a home, and some have begun to look for new construction in the various new communities that are popping up outside of Portland. New construction communities can oftentimes offer an opportunity to purchase a home without having to compete with other buyers; meaning less stress, more time to make decisions and more options to choose from. In many cases, you are able to make upgrades or add customizations as well. Not to mention, all the systems of the home are brand new, so maintenance costs and repairs are kept to a minimum!

Many of these new construction communities are still selling out quickly though, so it definitely pays to know about these communities early. As your resource in the industry, I am constantly keeping a pulse on new construction communities that are in the works, so my clients can be the first to know about them and have an opportunity to see the available inventory!

An Eastside Dream Realized

Buying a home anywhere west of SE 82nd is a tall order these days. Being able to buy a home without any competing offers, is nearly impossible. Congratulations to R&C for being able to find the diamond in the rough, and landing a home in their target neighborhood, without having to compete with any other offers. There are definitely a few projects to get started on right away, but I look forward to seeing how they transform their new home!

The Ultimate Project

Buying a project home is never easy, and it takes a lot of guts to really give something like this a go. To take this step while buying your first homeā€¦ now thatā€™s a major power move! I am so excited for my wonderful client, Lia, who just closed on the ultimate project house! Lia has all the vision required for a major overhaul, and I canā€™t wait to see the before and after photos. I just know she will make the most of this, and really maximize the potential of the space! Congratulations, Lia!

Taking the Long Way Home

Congratulations to Dustin, who is closing on his third real estate purchase in the last year! It’s been so great to reconnect with Dustin, who was a long-lost friend from High School. After trying unsuccessfully to buy a property – unrepresented – last year, Dustin gave me a call and asked, “are you still in real estate?” A month later, we closed on the investment property he had been trying to buy. 3 months later, he and his wife bought another investment property! Fast forward to this summer, and they just purchased a new primary residence, while finding a tenant to begin renting their current home. This most recent transaction wasn’t an easy one, and even involved a lender change during the middle of the transaction! But, with some creativity and brainstorming, we were able to pull it all together and make it happen. The extra hoops we had to jump through just make it that much sweeter to finally close! I’m so thankful for your trust, and am grateful to be a part of building your real estate empire! Looking forward to the next one!
