I met Lori a bazillion years ago when we were both east siders and both grieving loved ones who we lost to cancer. Jump ahead to last year when Lori moved back to Portland and settled into a rental on the westside five minutes from me. When Should a New Homeowner Remodel, Now or Later?

We got the house!!

Now what??

Gabe and Alana are wonderful thoughtful folks and new homeowners! Their new home is not new, in fact it is a beautiful 1915 craftsman. The home is truly wonderful, just steps to Multnomah Village with a beautiful yard and has been lovingly cared for and maintained. Here is the rub, the last remodel was just before the previous owners moved in… 30 years ago. They can, and want to, remodel but a question has been posed:
Do we move in and live in the home and let our plans for a remodel develop as we grow and know the home?
Or
Do we get started with the remodel based on design concepts and our known goals?
We’ve had a fair amount of discussion on the subject and for them, the jury is still out for the time being.
Here are the sticking points:

Stability of interest rates, April 2020

The Feds interest right now is to solely  stabilize the mortgage baked securities for interest rates.

The Feds will increase and decrease their buying based off what is needed to keep the interest rates stable.

Their commitment is to keep rates stable.

The buying of mortgage backed securities is so powerful right now , it is out impacting any other economic factors.

Typically, when we have good or bad economic news, there is an impact to interest rates, the Feds buying mortgage backed securities is out-weighting any of those other economic factories regarding interest rates.

–You may have heard that the Feds are pulling back on what they are buying ?

Even with them pulling back as needed, to keep rates stable,  currently, the feds are buying back double what is being produced.

Lucky in Lunch!

Every lunch-time when I’m in Multnomah Village, I feel fortunate that one of my Living Room offices is located there.  Along with all the great local restaurants the village has to offer, there is also a pod of food carts in the unique French Quarter. Recently, I really enjoyed lunch at Yoshi’s Sushi (run by Yoshi Ikeda & Nino Ortiz). They offer super fresh fish and really great sauces. Their ginger miso is very popular, and they have a lot of gluten free and vegan options. Each ingredient showcases their blend of Japanese tradition and modern flair. I saw on their website that you can even sign up for an omakase pop-up dinner that they host in the French Quarter’s bar. It sounds delicious!

A recent client just bought a house on SW Dolph Ct. A location that has wonderful new park. Like most good things it took many years of planning and hard work by local neighbors to make Spring Garden Park a reality, and they just celebrated their first anniversary this past month.

It’s a neighborhood park like no other, created to encourage active and creative play. Very organic in design, it uses its landscape to create natural areas of play-  Slopes on the site have been used for slides. A giant twig nest is ready to be explored and admired from afar on its own hill. Logs, paths, climbing webs and a splash pad offer places to hop, skip, climb and jump! The design includes traditional items such as swings, but they also preserved the storm water basin, wildlife habitat and above-ground creek.

It was built for and by the community in partnership with Portland Parks and Recreation. But the real story began in 2008 when the first call was made to the City to invest in the park. Finding the Forever Home

Megan and Jason wanted to find their forever home, but they each had a very different view as to what that would be. Jason wanted to stick to Southwest, preferred a ranch style home and prioritized an oversize garage and privacy. Megan to be in a walkable neighborhood in the Inner Eastside and was drawn to cozy craftsmans and victorians. Gabriel Park Adding an Inclusive Play Area!

In my experience, every great neighborhood has a great park. I just sold a house near Gabriel Park and it has too many amenities to mention! The size alone makes it a green beating heart of many neighborhoods in its vicinity. Spacious at ninety-one acres, it is filled with all kinds of sports courts, skate park, baseball field, and numerous play areas and trails for you and for your children and your pups too (off-leash areas). Located on the edge of the park, the SW Community Center hums with activity with varied classes, camps and their indoor pool.

And good news has just been announced-

Gabriel Park playground will become Portland Parks & Recreation’s newest inclusive play area. This will include a universally designed playground and pathway and parking improvements. Buyer in Back-up Wins Bridlemile Beauty

The day I walked into this beautiful Bridlemile home, I knew it was meant for Jewelia. It checked all her boxes. The location is close to work, to family, and things to do. The home has all the features she was looking for too! It has a fireplace, sunken living room, three beds, two baths, and nice sized yard. I knew it wouldn’t be on the market long, so I texted her immediately to schedule a tour.

My instincts were right, Jewelia loved the home too. We made an offer right away and while it was a strong offer, we were outbid. The seller’s accepted the other one, but I explained to Jewelia what a Back-Up Offer is and we asked if we could be put in back-up position.

Jewelia asked me how often back-up offers move to first position and become accepted offers. Even though she loved the house, she didn’t want to get her hopes up in case the first sale went through. I can’t say for certain how many times this happens because the home never goes off the market and then back on, it’s hard to track that data. All I could do was share my personal experience.


What is a Back-Up Offer?

A back-up offer is when the seller has accepted an offer already, but is willing to put your offer in “back-up”. This means that if the first deal falls apart, then the seller will notify you, and your offer is immediately accepted, or put into “first position”. You can continue to look for homes in the meantime, and just request to be taken out of back-up if they find something else. 

This is also beneficial to the seller because the house never goes back on the market and they don’t have to worry about losing interested buyers who are now wondering if there was something wrong with the house. Buying My Own Home

When I bought my first home, we made an offer that was rejected. Later, we saw the house come back on the market and made an offer again. This time we were put in back-up position. We thought there was no way we’d get it, but about a week later we learned ours was in first position! The house needed lots of work which is why it’s previous deals failed. But, our agent was a skilled negotiator and we bought it with some credits to put towards repairs. 


I hoped sharing my experience would help, and Jewelia was put in back-up. A week or so later, she learned that she was put in first position! She was thrilled, as was I, and we moved forward with the purchase. The home had been very well maintained and there was little to negotiate. The transaction moved forward smoothly, and Jewelia closed on her first home last week! She went from back-up to getting the keys in just over a month!
