We Sold a Firehouse!

My wonderful clients Abby and Everett found their unicorn of a home in the form of a firehouse! They had been looking for something specific for quite some time now and found it in this converted firehouse. Everett uses a wheelchair for mobility and loves cars so a big home all on one level with a spacious garage is the dream!
I helped Everett and Abby to find their Alberta Arts bungalow in 2017. They have retrofitted and styled out their home and it was perfect until they had twins!! With a family of four, their beautiful bungalow started to seem small and then came COVID and finding space for a home office too.
One afternoon, I got the call that there was something interesting that came onto the market. A big part of this profession is to be ready when opportunity arises! The three of us got out right away to see this converted firehouse and made a strong offer, beating out two other offers, one by terms the other by price.
The house is not perfect yet, but I’m certain that with the design and style that Everett and Abby bring to their homes, it will soon be amazing AND a perfect fit for who they are as a family.
Congratulations! It is an honor to be your Realtor of choice and I’m looking forward to the sale of your Alberta Arts  home this spring.
If you’re looking for a responsive agent that can tailor service to your specific needs, I would be happy to be a resource for you. Let’s go find your UNICORN!!

Carly’s Clients!

Leah Rutz was Carly’s client and I had the privilege to work with her briefly in the purchase of her condo. As Carly always did, she stayed in contact with thoughtful notes and timely calls and they became friends as often was the case with Carly.  When Leah called me to help with the sale of that same condo and the purchase of a new home that would accommodate herself and her partner, now both working from home, I was honored to be on the team.
To serve Carly’s people has always been a privilege AND fun, now more than ever it is an honor. I miss Carly and it is actually really nice to have someone to share stories with. It makes me feel closer to my friend. Carly loved her work and, maybe even more, she loved her clients. It feels good to care for Carly’s peeps.
Don’t you worry Carly, we’re here for you <3
From this beautiful Condo…
To this single family cutie in Irvington!

The Family Connection

We are always so honored to have a client refer one of their family members! After helping these clients both sell and buy this year,  we were excited to get a call from a sister and brother in law moving in from out of state.  We love seeing family move closer to each other and we were delighted to be able to use the limited time they had in town to find them a wonderful home in West Beaverton, just a hop, skip and jump from family.  More time for the cousins to play!
Have family or friends moving to the Portland area?  I would love to be of service, give me a call!

Being a Citizen of Portland

Being a citizen of Portland is not a matter of where you are from, it is a mindset you bring with you.
I’m here to give you one man’s opinion:
Everyone wants to close the gate once they’re in, but more and more fine folks are moving to Portland. I, for one, am a transplant from Seattle. I moved here following my heart and have made it my home.
Whatever your reason for coming to Portland, I want to make you feel welcome. I, of course, work with a whole bunch of people moving to our area. Some have stayed because it felt right, some have left because the perception was different than the reality. Some leave again for work, some leave because of the long grey winters.  I do want to say that Portland is not just one thing. There are many little cities hidden within the whole and I hope that people, families, friends, humans, dogs, cats and pet fish all are welcomed and can find their perfect niche to call home.
I’ve heard it said that our  transplants from the south (ie: California) often try to get rid of the license plate as quickly as they can. But in reality, this is a city of transplants, just don’t be a jerk 😉

The ONE That Was Meant to Be

Ok folks, I’ll just say it- It’s a tough market out there for buyers. We are in our 8th month of 1 or less months of inventory. That means that if new homes for sale suddenly stopped all of the homes currently on the market would be purchased in just one month or less. Some say, and I’m one of them, that about four months of inventory (Realtors speak for homes for sale) is a balanced market between buyers and sellers.
In this market my buyers are working hard and often having to make more than one offer to get a home into contract.
So when the right home comes along and it’s in the right price range AND there are really no sacrifices, you’ve just got to jump on it!
This is exactly what Jason and Laura did… and we got it!
Working hard to get or do something creates appreciation for the results and I could not be more thrilled for them in their new home.
Congratulations and good job on doing the work to get you into such a beautiful home.

Possum Queen and Brewmaster Find Their Home

It is tough out there for our buyers but these two stellar humans did what it takes and made it happen.

Here it is in Stephanie’s own words:
“WE ARE HOMEOWNERS NOW WTF. What kind of millennial curse did we break and how? I’m in disbelief. Shoutout to Sean Patrick O’Feery and Carly Van Aart for being the best realtors we could have ever hoped for (if any of you need one, we highly recommend). But one detail he (the owner) left out that is of the very most importance:
OUR NEW NEIGHBORS SAID WE HAVE ALL THE TRASH CATS. Raccoons, skunks 😬 (maybe less than excited about that but they’re still cute), and HOLY JEEZ POSSUMS Y’ALL. I’ve got the possum sweats y’all. I’m ready to be their queen in my castle AND CREATE A KINGDOM. Bring it.”
There is some serious possum love here.
Congratulations Jake and Stephanie, well deserved.

If you’re looking for your own home with or without possums, give me a call!

The Best Part of Second Place? Back-Up!

First- What is “Back-Up?”
Back-up is the term, often used by Realtors, to describe a second position buyer. If there is more than one offer on a home, a seller may choose to offer the people in second position “the back-up position” so that seller does not need to go back to the market if the first position offer does not work out.   Sellers often like to avoid the process of going back to market; making space for new people to see the home and a the paperwork associated with a second round of offers can be inconvenient and time consuming.
As a buyer, it is hard to hear that your offer was not accepted. Most of us move into a home in our minds before our offer is accepted. Coming in second place in a multiple offer situation can have a real silver lining though. The back-up agreement is basically like having a first right of refusal if the buyer in first position chooses to back out.
It seems counter intuitive that in this strong sellers market, buyers are backing out of sales more than ever, but it is happening. It may be because of the high level of competition required to just get your offer accepted and have the opportunity to take a further look at a home. Once a buyer has an offer accepted, there can be a moment after the competition is over and you look a little further, that gives pause. There isn’t a lot of time to think things through thoroughly in this competitive market.  This is making the back up position more valuable than ever.
My wonderful, experienced client Kate, who just got the keys to her new home yesterday, is a perfect example.  We had made, and been turned down on, two offers and were prepping for a third when we got a call back from the agent from the second home.  The buyers had backed out and we were being called up from the “Back-Up position.” Because the seller had one buyer back out, they seemed to be appreciative of our offer. We had some very reasonable negotiations around inspections and the sellers repaired an expensive sewer line. Now, because we were willing to take “back-up,” Kate is moving in to her new home!
Hang in there buyers and don’t hesitate to accept that second place prize of “Back-Up.” It is more valuable than ever before!
If you are looking for a buyers agent that is always looking out for you, give me a call!

I Love My Clients!

These fine folks, Abby and Andy, contacted me after our mutual friends
Aaron and Mallory (and their Hillbilly Hilton as seen below)
talked me up to Abby and Andy when they said they were thinking about buying their own home. Turns out I love the friends of our friends. Andy and Abby are great people and wonderful clients.
It’s a short story-
We found them their dream house in SW Hills.
We had to compete but got the house.
We had fun doing it!
And tonight, we drink champagne together at their new home!
Let me know if you’ve got goals to buy a home for the first time or the tenth, I’m happy to help and fun to work with.

Keep the Faith People: A Success Story of a Zero Down Payment, First Time Home Buyer Experience

A Zero Downpayment in this market?- Yes!
Under $400k?- Yes!
Cute house in SE?- Yes!
The loan is ‘Just for Starters’ from OnPoint Community Credit Union
Our Rock Star loan officer is Adam Rousse @ Adam.Rousse@onpointcu.com

Keep the faith people-
It took four offers on four homes in four consecutive weeks but my wonderful first time home buyers with an eye for ‘cute’ and attention to detail found a wonderful home to call their own. They took possession of their new home two days before Christmas and it was a joy to play a part in helping these two find their first home.

My buyers contacted me this fall out of the blue. 98% of my clients come to me by referral, whether it is from past clients, friends, an office referral or a lender referral, but there is almost always some kind of context. When the buyer called me and said that they had chosen to interview with me based on information they had found online, I was really surprised, but thrilled.

Thank you to all of you who have left a review! Your kind words are finding their way!

These buyers agreed to a meeting in which we go through the process of a purchasing and I take notes on their goals. This conversation usually ends with the ‘with what?’ question, which is one way to say; what is your budget and what is the down payment?
When these buyers let me know we’d be under $400k, ideally closer to $350k with a zero down payment loan… I took a deep breath. I know this market and I know very well that there are more buyers than there are sellers. We had ourselves a bit of a challenge, challenge accepted!

Right away we got out and started to tour homes. We saw some great ones, terrible ones, underpriced ones and some clearly overpriced. We made three great offers and got beat out very clearly on two. The third we landed a back up offer and the fourth we got acceptance!

The inspections went well overall but there were a few items that any buyer would ask for so we made a good case for needed repairs, requests were presented with bids from trusted contractors. The sellers signed off on all requested repairs in the form of $4500 credit to the buyers closing costs!

When the appraisal came back $4000 over the negotiated sales price we were clear for landing. These really wonderful buyers had been able to leverage a great loan option to their advantage and scored a great home for their first home together.

It’s my honor to work hard and get great results for my clients. I work with both buyers and sellers and love the work that I do.  I, of course, couldn’t do it without my team.  Thank you Nieka and Carly!

The Highest Honor

When I received the call from Lillian to work with her mother it was so excited. To be referred to a family member in this important business of finding a home, is truly the highest honor.
Thank you to Lillian and Justin for the referral!  They are friends and clients I have gotten to work with twice and now. Barbara, Lillian’s mother,  just sold her Belmont townhome to move to a lovely home in the Mt Tabor neighborhood with a yard of her own.  It was a pleasure to see where your grace and poise come from.
Thank you, Barbara for being on top of it all: prepping your home for a great sale, document transmission, email communication, lenders requests and the 100 other things that it takes to have a smooth sale and then to purchase a new home.
I was honored to be on point for you and look forward to having you as a neighbor. Congratulations on your new home!!
If you are looking for a trusted Real Estate Agent don’t hesitate to call.

The Value of an Excellent Lender

The importance of a lender is not truly felt until you are in the process of the purchase. There are so many options for a prospective buyer to shop from, some great and some not so great. We, as Real Estate agents, have an opportunity to offer referrals for a trusted lender, but it is ultimately the buyer’s choice who they will work with.

In this short blog post I want to point out a couple of things to think about, as a buyer, to help you find the right lender or lending institution for you:

Does your choice answer the phone on a weekend or after 5:00?

  • I can tell you, from personal experience, that Real Estate happens at all hours, especially the weekends and evenings. Getting timely information or a revised pre-approval letter when you need it can be the difference between getting your dream home and getting your offer rejected.

Does your lender keep your timeline in mind and have experience with the local market?

  • A Real Estate purchase or sale is a list of terms and timeframes. The best lenders are looking ahead on all timeframes to set up for a smooth sale. They are communicating with you to let you know when you should be considering a decision that will affect your timeline. Namely, on when to order the appraisal.  A thoughtful and active lender will know if appraisal reports are taken longer than normal in your area.

Does your choice of lender have a track record of making it easy for you as a buyer and did they come to you from a referral?

  • As an Agent who works by referral, I cannot understate the value in having a first hand referral of the professionals you choose to work with. A lender is the third member of your team: It is you- the buyer, me-the agent and your lender that all work to make a successful sale. Choose wisely!

How do the rates compare?

  • I get it! The cost of a loan is important and the interest rate of your loan is important but if you can get the same cost and rate from a proven performer with a stellar reputation, take the time to get pre-approved with them, it could save you some headaches down the road.

If you’ve read this far, I’ll bet you can imagine that this blog is inspired by the wonderful lenders I work with and some of the others that have struggled.

Shout out to my top three:

Aaron Nawrocki with Capital M

Gary Boyer with Directors Mortgage

And JJ Lee Kwai with Two Rivers Mortgage

You guys are the best!

If you are just getting started or at any stage of looking for your home give me a call, I’m with you for every step of the way toward your goals.

I pride my practice on being full service from before the beginning well past the end!

From One Agent to Another

I had the pleasure to help a Seattle Real Estate Agent buy a home here in Portland.   She walked into my open house and found the townhome I had listed was not quite right for her but it was SO close.  She called me a couple days later and  we took a look at one down the street that was a better fit for her family.
It was great to work with someone that has a feel for the pace of a purchase and although she was a client it was more like working with a colleague. Bethany was great and the sale was a sweetheart deal. Thrilled to be welcoming another stellar human being and new Real Estate Agent to Portland!
If you are looking for your home here in Portland, I’m always happy to be of service.

The ‘Cam-pound’

What is a Cam-pound? It is a dream of a compound for Cameron, Annie and little Shea and the name they gave it when we looked at the home.
Cameron and Annie reached out to me to help with the sale of their St John’s home when they decided they wanted a home with a bit more room inside and outside.
Cameron and Annie were referred to me by their good friends Sean and Caitlin Badders who I also helped move recently.
I do love referrals from awesome clients!
Once we got the sale of their home in St Johns well underway, we turned our attention to their next home. The goal was a blend of not too far out of town with plenty of room to play, run and grow. We looked out in deep OC, nice house but too far. We looked in West Linn, close enough but not enough space. When we found the triple lot home in Brentwood-Darlington it was 100% but it was competitive. We were offered back up and, holy Moses we were all so excited when I got the call that the buyer had not been able complete the sale. Taking the back up offer and being patient worked!! The sale was a sweetheart deal and the buyers and sellers met this last weekend to walk through some of the specifics of the home. Namely the chickens, the gardens, the home and the bee hive.
Cameron and Annie are really living the Portland dream with their new urban farm. This home has a huge yard, is well appointed and is 7 miles/20 min from the heart of downtown Portland.
Sound good?
Look good?
I’d love to help you find your own piece of the Portland Dream. Give me a call and I’ll get right to work!!

Moving to Mt Bike Country!

It is so exciting to see clients and friends’ lives progressing through the lens of working in Real Estate. I met Brandon while working at Plywerk, we got along well and when it came time for Brandon to buy his first home we got him a great place in Lents. The home is great, but on the ‘efficient’ size of things.

Recently, we met again at his home to set up a search for the ‘next’ home. Brandon now has a partner and the desire to get out of town to a home with a bit more room,  and within easy access to Mt Biking trails,  started to take a bigger priority.  We looked in all the little nooks and crannies within an hour of Portland and decided to come back to the first home we toured. Fortunately, this gem was still on the market.

On Monday Brandon and Brook turned the key to their new home in Sandy, OR just a few miles from the Sand Ridge Trail.

“Sandy Ridge is a must-ride area on an Oregon mountain biking road trip, or a great option for Portland based riders looking for fun downhill mountain bike trails.”

Next up will be the sale of the Lents home so keep your eye out and If you’re looking for a real estate professional, give me a call!

Buying or Selling a Home: It Can Be Hard Sometimes

Buying or selling a home can be hard sometimes.
When the stakes are high…
When emotions are involved…
When it is something as essential as your home…
When there aren’t a lot of homes on the market…
When the demand for quality homes is high…
Make sure you are working with an Agent that will honor this process and work with you to through the challenges.
Carly, my business partner, and I really do care for our clients and will take care of you from before the start to well after the finish line. Feel free to give me a call. I start and end with a commitment to service!

I’ll tell you what you’re looking for…

Why why why? No no no!
Why does this happen?!?
Ashley and Shea came to me on a second attempt to purchase a home of their own. When I asked them why they didn’t reach out to the agent they were working with before, they said that communication had lagged and they felt that they were being led to buy a house that didn’t suit them.
Let me make it clear how I see my job as your buyers agent:
I’m here to show you homes, inform you of our RE market, point out potential issues or features you may not have noticed, to listen and be a sounding board for the goals you’ve set out for your home.
I am not here to sell you ‘on’ a house, especially if you don’t want it. I’ve never sold anyone a home they didn’t want. I don’t do that.
My job is to listen and when you, as a buyer, get that super excited feeling in your belly and your soul that ‘I could really live here’, then I turn my laser focus and experience toward getting you what you want. It makes for such a great buying experience and that is how I run my business.
It takes patience to honor my clients’ process and I have been known to tell buyers that, ‘if the location, condition and price feel right for you, you should consider making an offer’.
Please know this- I can write an excellent offer!
An offer that protects you as a buyer and you don’t pay too much
An offer that is exciting to the seller.
There are so many meta-messages you can send to the seller, and sometimes equally important to the sellers agent, that this offer will amount to a successful sale.
I have a reputation as both a fierce advocate for my buyers and a cooperative, solutions based negotiator.
Give me a job, I’ll show you how it’s done!

When Should a New Homeowner Remodel, Now or Later?

We got the house!!

Now what??

Gabe and Alana are wonderful thoughtful folks and new homeowners! Their new home is not new, in fact it is a beautiful 1915 craftsman. The home is truly wonderful, just steps to Multnomah Village with a beautiful yard and has been lovingly cared for and maintained. Here is the rub, the last remodel was just before the previous owners moved in… 30 years ago. They can, and want to, remodel but a question has been posed:
Do we move in and live in the home and let our plans for a remodel develop as we grow and know the home?
Or
Do we get started with the remodel based on design concepts and our known goals?
We’ve had a fair amount of discussion on the subject and for them, the jury is still out for the time being.
Here are the sticking points:
  • The issues of living in a home and living through the remodel with a young family
  • The idea of getting to know how the house lives and what becomes your priorities after being there for some time.  Does that knowledge and insight outweigh the inconvenience of living through a remodel?
I have only ever done significant remodel work on home before we moved in  because I can’t stand drywall dust, I repeat, I loath drywall dust.
I’m landing at – live in the house, make plans as they develop, plan for the work to be done with a trusted contractor and take a vacation or rent while it is being done.
Ha! If only we had a budget like that!!
Congratulations on your new home and I’m super excited to see what you make of it!!

Needle in a haystack

A  condo that can be a home away from home with the potential to rent as an AirBnB.   Who does not want one of these?!? The problem is finding one. Sure you could do it with a single family home but that comes at a price, a price my Seattle residents/Portland hometown buyers did not have. The hunt was for a condo, or more specifically a HOA, that would be in the price range, be truly walkable, in a desirable location and allow for this specific type of rental. It is not hard to find an HOA that will allow for 30 day minimum rentals, but the true short term, the lucrative holy grail of 1 or 2 or 3 day AirBnB, that proved to be a challenge. But once it was found, we were on it. We zeroed in on a one bedroom unit facing Mississippi Ave on the third floor and locked it in at touch under the listing price- with 24 months of free parking. A tidy piece of negotiating, if I do say so myself.
Congratulations to Eden and Zach on your cash flowing home away from home here in your hometown. I could not be happier for you both!!

Hidden Gems

Deep in South East Portland is a condo development that will surprise you, it’s called the Wade Park Estates.
This is going to sound like a sales pitch, but keep in mind I’m not currently selling a unit there. I have helped to sell one of the condos and just recently had clients purchase a home there.   I  have some recent, first hand experience with the HOA and the homes. This gem is in a location that you might not expect… at all. As you turn off one of the east sides main thoroughfares, Powell St, it quickly gets quiet and residential.  By the time you turn into the Wade Park Estates, you’re tucked away. It is a wooded area with condos that naturally blend in with the park like grounds. There are over 300 mature pine trees on site.
Every home either has a deck and an outdoor porch and all condos are generously sized.
The price point is usually in the low $200k and the HOA is strong with dues at about $500/mo.
If you’re looking to downsize or find a place to call home feel free to let me know. I’d love to share this little gem with you!!

Hunting for a Unicorn

I love a good challenge and when Megan and Mali came to me with the goal of finding a family sized home, within their budget, with a half acre lot, in inner NE,  I knew I had a tiger by the tail. Fortunately, we had plenty of time.
We looked for about a year and a half and had some near misses but nothing really fit the bill until. A home in their target location, with a great layout, updated kitchen, play room downstairs and, get this, a .41 acre lot, all for a number within reach. We were on it right away and started to develop a plan to get the home and get good value.
Long story short, Megan and Mali got their keys last Friday and the house appraised over the negotiated sales price. So much winning!!
Congratulations to you and your growing family!
I am honored to have been a part of fulfilling this dream.
If you are looking for sincere representation with your Real Estate goals with your interest in heart and an agent that is patient and keeps a steady focus please reach out and let me know. I love a challenge!!

Buying or Selling from Afar

I find myself closing on another deal for clients that have purchased a home when they don’t live in Portland yet. This is not the first time, nor will it be the last time, that I  help a client buy or sell a home from out of town. I want to be an ambassador to this great city I call home. I welcome fine folks from all over to become home owners and get down with the good times here in Portland and sometimes, sadly, life takes you away from this beautiful city.

The relationships I develop with my clients are so important to me and I think the trust created in that relationship helps people feel comfortable with making decisions from afar.

What do I do to build that trust with a client?
1. I’m brutally honest: If there is a concern, I’ll voice it.
2. I don’t try to sell anyone a home they don’t want, it doesn’t work so I just don’t even try.
3. Service is job one, if you want to Skype or FaceTime through a home or a meeting let’s get it scheduled.
4. One of my core values is getting good value for my clients. Knowing neighborhoods and tracking sale prices is a must for me.

Here is a recent review from a client who sold their Portland home after they had moved back to the Bay Area:

“Sean sold our house while we were out of town!!! Because we hired him. He’s the most professional friendly person you could ask for. And he went beyond the call of duty getting our house ready to sell. We got over the asking price and could not be happier.”

Give me a call if you’re looking through the screen and want to find out more about buying or selling in the Portland area!

ADU Magic is in the air, reach out and grab it!

We set out to find a small and stylish affordable home here in Portland area at a starter home price. There are, and were, a few really good options out there, but none of them had that spark the creates the excitement it takes to sign on the bottom line.
UNTIL!  She found a home that fit the bill with an ADU for just a little over $100k more then the original price point we were looking in. Now, I know not everyone can do this, but if you can afford to, the rewards are there. Her plan is to live in one and rent the other. If she wants more room at a later time, she can switch from the small house to the larger one. If she wants her family to live with her for a time, they can have her own house. The flexibility is such a huge value and the rental income offset means her payments are significantly less than the mortgage for the home we were looking for when we started out.
I am so proud to help with this purchase, it’s a big step ahead in the financial stability of a good friend.
As the owner of a home and ADU, I want to express the value and flexibility that comes with this form of home ownership. If you can qualify for the purchase, the rewards are enduring.
Call me if you’d like to own a little piece of your own magic!

Sweet success

I met Jed and Jackie at an open house for one of my listings and we made a good connection. Although that was a great house, it was not the right time for them.  When they called and asked if I represent buyers, I was thrilled because they had stood out as a really fun and thoughtful couple on the hunt for a home.
We got the basics squared away with a great lender and started the looking at homes in earnest. We made a couple of offers on homes that could have been a good fit before we found the one!
It is a great home with lots of space, really more than they had considered in the past, but the price was right and we jumped on it. There were more than a dozen other offers made on the home, but with the combination of thoughtful buyers like Jed and Jackie and my skillful negotiation and good reputation working on their behalf we got it ‘into contract’.
I could not be happier for these two!

Thank you to Jed and Jackie for being rad, and inviting me to be your trusted advisor in the purchase of your first home!

So damn cute!

Let’s be clear I’m not a big fan of the descriptor ‘cute’ but I just can’t stop it with this house, it’s so damn cute! Really simple, this St John’s, two bedroom, one bathroom, has nothing you don’t need and everything you’d want in a home. Jenny was the best buyer.  Everyone involved made mention of how organized, efficient and level headed she was in the purchase. Everything about this house and the process, including Eddie, the colleague that referred Jenny and the sellers agent, was a dream. Can I have 100 more just like this one, please?
Congratulations to Jenny on your dreamy little home!
