NE Portland: Where PBR and Pinot Noir Share the Fridge

Ah, Northeast Portland. Land of artisanal everything (cheese, pickles, tacos, and beer!), vintage clothing stores to get your planet-friendly recycled clothing fix, and enough beards to make a Viking jealous. But beneath the surface of all things ‘Portlandia’, lies a neighborhood teaming with creativity, a burgeoning food scene, and a surprising amount of affordability.

NE PDX is the juxtaposition of the inconic “Portland Four Square” as the backdrop for a fixie bike with a basket overflowing with local farmer’s market produce. Here, you’ll find dive bars serving PBR alongside trendy gastropubs boasting Pinot Noir pairings. Don’t worry, though, there’s plenty of good old-fashioned fun in places like the Alberta Street Pub,  happy hour dinners at Dekum Triangle’s neighborhood gathering spot Breakside Brewery, or getting your spin on at the new disco roller skating rink in the old Lloyd Center Marshall’s Department store (yes, the ice skating rink is still there too!).

And speaking of the Lloyd District.  There are big plans for a revamp of this southernmost pocket of inner NE Portland that include an exciting reimagining of the old Lloyd Center Mall Space and surrounding neighborhood.  Field Operations, the firm that designed the High Line, the wildly popular park built on an old elevated train line in Manhattan, will design the open spaces at the new Lloyd Center. About 20% of the site is designated as greenspace which will remove the “go-around” necessity created by the concrete barrier of the old mall structure.  Instead of focusing ‘in’ as the old mall did, the new plan creates an outward-facing and interactive neighborhood space.  Maybe the best news yet is that Portland baseball fans still might have a chance at realizing the dream of a Major League Baseball team and stadium in Portland.  While the Lloyd District master plan doesn’t currently include a baseball stadium, it doesn’t rule it out either (If you build it, they will come…).

And Did we mention the food? From Alberta Street’s long-standing favorite La Bonita serving up some damn fine Tacos al Pastor, to Cason’s Fine Meats where you can bring home something delicious to grill for your summer backyard BBQ hang, to Bamboo Sushi & Zilla Sake for some of the best sushi in town, and inspired local restaurants with menus that change seasonally (DameExpatriate & OX  are some notable standouts), there’s something to tantalize every taste bud.

So, if you’re looking for a place with a pulse, where you can catch a live band playing in a neighborhood hangout one night and spend the next morning choosing from more brunch spots than a human has the right to walk to (and run into 12 of your favorite friends and neighbors on the way), then Northeast Portland might just be your perfect match. Just be warned – you might develop an uncontrollable urge to lose your car, make a lot of art, and (of course) become mildly surprised by nothing, not even that guy in a kilt on a double-decker, 2-story bicycle.

Is the Spring Real Estate Market already here?

It seems like it.

While the data in the graphic above shows low numbers for last month, things have shifted in the last week or two.

Interest rates have already started to go down and it seems like everyone is ready to go back to business as usual now that we all are pretty much recovered from the holiday madness.

With rates making their way down to the mid 6% range (most predict that they should stay in the 6% range and will not go much lower than 5.5% in 2024) many buyers have decided to re-enter or enter the market.

And we are starting to see potential sellers take notice and many are putting their homes on the market now versus waiting for the Spring.

While not everyone is waiting till Spring to make a move, if the activity over the last few weeks is any indicator, we should see a robust real estate market over the next year and certainly in the first half of the year. (We are a bit cautious about predicting high activity in the second half of the year due to the election coming up).

What does this mean if you are thinking of selling? In most cases, you can expect to have motivated buyers ready to buy your home.

However, it is important to note that with our current economy, many buyers are still hesitant when it comes to their spending, so making sure we prep your home well, market it correctly, and price it strategically will be critical.

A good deal of homes are already starting to get multiple offers in today’s market so we will do everything we can to make sure your house is one of those shiny listings everyone wants.

What does this shift in the market mean if you are a home buyer? We will want to be highly strategic in the offers we write and the type of homes we even look at.

If we toured homes in 2023 together the market will be noticeably different. Homes that sat on the market for weeks will now potentially sell in a weekend meaning you will have to make quicker decisions and likely compete with other buyers.

Don’t let this stress you out though. I helped a bunch of buyers (many were first-timers without a lot of cash to throw around) buy homes successfully in the height of the 2021-2022 market and we can do the same for you.

First Time Homebuyers, from Handshakes to Hugs.

I had the pleasure of meeting Jon in early Autumn of 2022 at a wee condo in SW Portland while hosting an open house. It was a lovely condo: very modern, floor to ceiling windows, two levels, 700 square feet. The downside being the many pet restrictions, and a high HOA. The $360,000 price tag looked good; however it didn’t quite work for Jon. Fast forward about six months later, and they were ready to begin in earnest as first-time homebuyers. Off to a coffee date we went where I had the pleasure of meeting Kevin, talked shop, made a plan, and we began. After talking to a lender and exploring neighborhoods around the city, they were seeing just how much home they could buy.

And then…we found THE one.

With Jon and Kevin, it was discovering that by doing their research, planning ahead, and getting all of their dogs in a row, (only because they have four of them, it couldn’t be ducks, and I couldn’t resist.), they landed this gem of a house. Instead of a 700sqft condo with the teeniest patio, they closed on their first, nearly 2,000sqft two-story house in the Montavilla neighborhood, 1940’s floor to ceiling windows included! It also has an enormous and private backyard for all their doggos.

This happened it seemed in a blink of an eye. (Another reason why it’s SO, SO important to prepare). When I got the call that they were ready to go, we immediately began to plan our house tour. It was so much fun! Only one day of touring several houses before we found THE house. Newly price reduced and it was within their reach. Of course, they weren’t the only ones who loved this house, and we competed with multiple offers. That’s often how it goes with price reductions, or corrections as we say. They drum up buyers to act. And act and win we did!

Prepare, my friends, prepare! The preparation for owning your first home takes time, patience, and sometimes a strong constitution. With every client I meet, I advise them to do the research, while I help guide them along the way. Get your advocates together, whomever that may be, whether it’s your bandmate, therapist, barista, pal, family, your people! Talk about it. Get excited about it! You’re about to take the plunge into homeownership, on to the adventure of building equity. Then find your cheerleaders/master negotiators – your LENDER and your AGENT. Once all of that is in order, the house hunting begins in earnest, and life changes completely. It’s an exciting ride first-timers!

Airbnb to Just 5 People per Year

In 2010 I did a short-term work assignment in Switzerland with the company I was working for at the time. I lived and worked there for about five months. For someone like myself who loves to travel, it was ideal. I temporarily left Indianapolis, where I lived at the time, packed a few bags, and rented a fully furnished flat in a walkable area of Geneva. I was walkable to downtown, Lake Geneva, and the train station where I took a short train to work.

The furnished apartment was a little like corporate housing. Inside it was fairly basic. They provided all of the essentials, but nothing stood out as exceptional about the place itself. Today, corporate housing looks different, and has expanded to more people. They are better known as midterm rentals, and have platforms like Airbnb, VRBO, and Furnished Finder. Because of that it’s easier for home owners to rent their own properties out for a month or longer. Plus, these places tend to have much more style and character. These property owners are enchanting their guests to come stay at their place for a few months with their Pinterest-quality posts.

More People Working From Home

With the pandemic, came many people working from home for the first time ever. For some that meant all-day zoom meetings, kids and dogs hijacking calls, and not enough in person socialization. Some were eager to get back to the office. While others thrived with the work flexibility and getting more accomplished in their own working environment, wherever that happened to be. As most of us realize now, many have been called back to the office, but just how many haven’t been?

Mckinsey and Company, one of the largest global management consulting firms, published a study in June 2022 based on a survey of 25,000 Americans in the Spring 2022. Respondents worked in all kinds of jobs, in every part of the country and sector of the economy, including traditionally labeled “blue collar” jobs that might be expected to demand on-site labor as well as “white collar” professions, and found that 35% of job holders could work from home fulltime. Flexible Work Life – Work From Anywhere

With that new found knowledge, several people are moving or moving temporarily, and staying in a midterm rental. A friend of mine working for Nike moved to Mexico just for fun when she found out she didn’t have to return to the corporate office in Beaverton. I had clients from Durango, CO, this year who work for Tesla, who were able to move parttime to Portland, close to their daughter and new grandchild because of their new work flexibility. Interestingly, I met these clients because they found my own midterm rental online last summer, and rented it for a couple of months while they were exploring Portland.

The Midterm Rental Benefit to the Homeowner

In 2020 I decided to renovate side by side townhouses, furnish them, and rent them out for month or longer stays. Since that time, it has been rented about 95% of the time it’s been available. There are many advantages to midterm rentals. Less turn over, and fewer guests to coordinate is one of the biggest ones. But, it can also be available for personal or friend/family use, and there are some good tax advantages that you can talk with your accountant about.

That first year, I had just 5 guests ranging from one to five months, and was able to block out time for personal use if I wanted. Providing a place in a great area of NE Portland, the Alberta Arts area, these townhouses have attracted not just people who can work from home or another location; but those moving to Portland who need short term housing while they look for something permanent, locals renovating their current home, even students who are able to study remotely and traveling healthcare professionals.

As an investor, myself, I stay on top of what is happening in real estate. From house flipping to long term rentals, to short and now midterm rentals. In my opinion, this  newer type of investment strategy is in the beginning stages of taking off.

Let’s Fix It Up!

On a sunny Saturday morning I got a text from a client who saw a house in her neighborhood had come up for sale. It is incredibly rare that things in this small neighborhood come on the market so she was incredibly excited. The house was about a mile away from her parents, who she is incredibly close with, and was just the kind of fixer-upper she was looking for. A couple of hours later there we were, inside this house with amazing bones, great architectural details to work with, and a makeshift trapeze in the bedroom. I mean… really, what else does one need in their first home?

She knew immediately this was the perfect house for her, or it would be after she had a little time to do some fixing. So we got busy talking and came up with a competitive offer. We were up against several developers, who likely had oodles of cash to throw at this property, and we weren’t sure we could compete. And we were right, in the end we were not the highest offer. But our offer was accepted!

Couldn’t Get Away From the Damn Hyundai!

 

Every sale has a story and this one centered around a 2011 Hyundai Tuscon.  Jamie is the daughter of two of my favorite clients turned friends, Mike and Amy.  Their family lived across the street from my go-to lender, Jen Bell.   Mike and Amy bought a house with us in Concordia a few years back and have become regulars at the bar I work at, Sloans Tavern.  Their daughter Jamie and her boyfriend Evan have been saving up for their down payment and were finally ready to buy this spring.

We went out on our first tour right at the beginning of Covid and found the house they wanted. The market was very insecure at that moment in time and cash buyers were pulling out.  I’m pretty sure that’s the only reason this house wasn’t snatched up yet.   The house was ROUGH but the location is 17th and Morgan, right in the heart of Dekum and their parent’s house is only a mile away.

The back story is that the woman who owned it was an addict and when she died it was squatted in for another year while her brother who lives in Hawaii was trying to get her affairs in order with probate.  I imagine this was very much a hassle for him and he wanted it over with.

There were lots of personal items left in the garage, one of them being an older SUV.  It was hard to tell what it even was in the dark and what condition it was in.  When we made our offer, the agent called and asked me if the buyers would throw in an extra $8k to buy the car as well.  The tone of her voice implied that, because the seller was in Hawaii and the estate was a pain for him,  he wanted a buyer who would take both off his plate.  Had it been a classic car or something cool they might’ve been tempted but it was a ratty old 2011 Hyundai Tuscon.  We politely declined but got our offer accepted anyway.  What we didn’t know was this car would come back to haunt us.

Inspections were daunting, every system of the house needed replacing.  Evan and Jamie were optimistic that the seller would contribute something toward the amount of repairs needed but he refused.  The one piece we leaned hard on was the sewer repair, something a seller almost always automatically does for the buyer.  The bid we got was about $7k to replace it.  The seller’s idea was to trade the car for the sewer.  It was so absurd it was frustrating because it’s not even legal to incorporate a vehicle into a real estate transaction.  The buyers really did not want this car but the seller wouldn’t budge.  We called their bluff and said we were terminating and still the seller wouldn’t budge.

With everything this house needed Jamie and Evan were the perfect buyers because they are young and crazy enough to take this on to get that location.  And now they are the proud owners of a 2011 Hyundai Tuscon.  For the record, we had to get creative and the car was not part of the real estate transaction.

Congrats my dudes, we pulled off the impossible and ridiculous in a pandemic!  Can’t wait to see what you do with it.

A Little Piece of Happiness

I got a text from my client who was a week or so from closing on her new home that said, “I can’t believe I get to live in that house!” It was a moment of pure joy for me. I was so incredibly grateful for this person making their way to me and that I could be part of this journey to her dream home. Then, after a few more seconds I was even more grateful that I took the time to sit with her excitement and let it be part of my world, after all, I did have a hand in this.

Gratitude is an interesting thing. For most of us it is easy to come up with something that we’re grateful for every day, really, it sounds preposterous to some (it did to me at first), but it’s true. If you think about your day, your interactions, the way something went, there’s generally somewhere to find gratitude. Even in the bad days. Even when things didn’t go your way. It’s there. And the craziest thing is that once you start making a conscious effort to see it, you realize it silently lingers everywhere.

Now don’t get me wrong, I can be a cynical bitch. Sometimes I think I just like it. I accept that part of me so long as I’m not hurting anyone or taking anything away from anyone else. The world is a tough place, sometimes we need to cut ourselves a break.

A couple of years ago I decided to challenge my science brain and open my mind to the ideas of some of my friends who have a higher woo factor. It was a slow transition, not always intentional, but sometimes helpful. The best thing I took from it was a gratitude practice. And guess what? Not woo at all! Totally backed by science.

What are some of the scientifically proven things I love about a gratitude practice you ask? Well… a gratitude practice can increase your overall wellbeing, reduce stress and depression, make you happier, shift you away from toxic emotions, increase empathy, reduce aggression, and on and on… it’s so good! And the best part is that gratitude works even when you’re alone and don’t share it. Perfect for quarantine!

I think we could all use a little piece of happiness these days, maybe it’s time to see what kind of gratitude practice out there might work for you?

 

 

 

One thing always leads to another…

Early one morning I was working out in my garage, panting, face looking like a tomato and somebody starts knocking on the garage door. Very confused (who even knows I go in there?) I managed to extract myself and open the door – and there was my neighbor! He had a friend who needed to find a place in short order and needed a REALTOR®. Perfect – it just so happens that’s what I do! We chatted that day, talked about all of the things, and immediately knew this was going to be a good  fit. Fast forward a couple of weeks and my client’s offer was accepted on this dreamy 1960 split level home in NE Portland!

We navigated the process of inspections and repairs with masks, maintained social distancing, and used safest possible practices. Hello disinfectant wipes and hand sanitizer! It’s been an interesting journey, but one that made me realize we really can do what we’re doing in a responsible way. Housing is essential, it’s an important issue to me, and it feels good to be working thoughtfully to keep my community safe.

This week I will have the fortune to toss the new keys to my client and let him get on with enjoying his new home!

Hollywood has a lot of Heart

As it has been said so often it’s become the market’s mantra, “location, location, location” can be the essential pillar of any buyers’ search for a new home. In Portland, this quest for the ideal location can feel like trying to choose your favorite coffee shop, because the truth of the matter is the coffee here tends to be pretty darn delicious almost anywhere you go. The neighborhoods in this beautiful city are pretty spectacular, and while I may be seeing things through my local rose-colored glasses, I think you could chat with most folks who live here and hear a similar take on Bridgetown.

When Pete and Carley started thinking about where they wanted to live, there were a handful of neighborhoods that met many of their hopes. We saw some really lovely options in North Portland with gorgeous views of Forest Park and the river. Then we peeked at a few places around Alberta and Kenton, and went out to Roseway to visit a noteworthy bungalow. Once we saw the classic English Tudor in Hollywood, they knew they had found their home. Right around the corner from Carley’s work, an easy commute for Pete, and the best dog park in NE where their pup could run free – this plucked at every heart chord. Congratulations to these incredible clients! It’s been SO rewarding to help make this dream come true with you two. 🖤

Lucky in the Time of Corona.

My buddy Lauren bought her house in Woodlawn back in 2009 and lived there with various roommates and girlfriends for 10 years until she moved into her girlfriend Karmen’s house a couple years ago.  Since then she’s been renting to friends until she figured out what she wanted to do next.  When she told me a few months back that she was thinking of selling we made a plan to get the house spruced up and get the tenants sorted out so we could hit the spring market.  We made a punch list for the handyman, lined up the painter, and Lauren, being an electrician, installed some new lighting.  The place was looking good.

Simultaneously,  some friends that work for Equal Exchange came into Sloans for happy hour back in January.  One of them, Shawn, was telling me she and her girlfriend, Raina, were about to get pre-approved and start looking for a house.  They wanted a 3/2 and figured they’d have to be looking pretty far out to get that in their price point. I mentioned to her that my friend Lauren was getting ready to sell her 3/2 super close-in and around that price range and that I’d let them in for a sneak peek before it hit the market.

So fast forward to March, we had everything ready to come on the market mid-month and shit starts getting serious with the Corona.  I had shown Shawn and Raina a handful of houses all over town but they weren’t finding anything they liked.  They really wanted to see Lauren’s house before it came on the following weekend so I took them through it and they wanted it.  I talked to Lauren to see if she’d be open to selling off market and she was excited about the possibility of an easy sale and keeping it in the community.

When a situation where two sets of our clients enter into a deal together,  my business partner Teddy and I split off from each other and represent one party each.  That way, there’s no conflict of interest and both sides are represented fairly.  I worked with Lauren and Ted worked with Shawn and Raina.

To accept an offer off market, it has to be enticing enough that you feel comfortable letting go of whatever possibilities a multiple offer situation might bring you.  Shawn and Raina wrote an attractive offer and Lauren took it.  The deal was super straight forward and easy.  There were a handful of things to fix/repair and we were able to get them done before the world shut down.  We were even able to close early.

So, that’s the story of my recent win-win.  Lauren was able to dodge the Corona bullet and Shawn and Raina got their 3/2 house in Woodlawn at an unheard of price.  My only regret is that I wasn’t able to work with those two, but they were in good hands with Ted.  Congrats my dudes!

Match Made in Rose City Park!

Occasionally a house built in 1912 needs a little love and it takes just the right person to give it all they’ve got. In this case I got to play matchmaker for my client and we found just the right place for her. Already armed with a Master’s degree she found a passion in old homes and is now a student again and working on her degree in Historic Preservation. She commutes to Astoria weekly and learns about window restoration, stained glass, plaster repair, and so much more. Really, there are few people as perfect to bring this house back to it’s full glory. I am so excited to see the “after” pictures when she is done – it is going to be amazing.

She once shared a favorite quote by an unknown source that really resonates with me, “Old buildings are not ours. Earlier this year, I had the absolute delight of meeting Terry, Ed’s granddaughter. We met at an open house I was hosting and became fast friends. She shared with me she was interested in possibly moving to a new home, with hopes of finding something in Maywood Park. Her father had grown up there, and she has numerous fond childhood memories of the neighborhood. We decided to set out with a soft start hoping to find something over the following few months that sparked her interest, recognizing it might be a lil bit of a challenge to happen upon a home that would be a good fit for her within the darling boarders of Maywood Park. Don’t Take the Sellers Word Regarding Warranties —

Every time you make a big-ish purchase — like a TV, home appliance, furnace, new windows, roof, sump pump etc,  — you’re offered an extended warranty on the product you have purchased. The extended warranty covers repair beyond the manufacturer’s warranty expiration date, usually by a couple years, but it requires an additional fee.  Most of us turn it down, unless a past experience reminds us that we ‘wish we would have purchased one’ when our dryer died on month 13.

If you’re moving into a house with existing appliances or newer systems, make sure you or your buyers agent looks into the warranties that the seller believes are set in place.  Recently, my buyers were under contract on a home that had a sump pump installed by Terra Firma.  The seller understood her warranty on the system to be 10 years from the time she had it installed, an added ‘perk’ to the sale that “clearly should add value to her home”.  Unfortunately, when I called the company to get the paperwork on the unit and read the entire contract (two pages of small type), the unit was under warranty for ONE year (which is normal).  The seller would have had to have paid an additional $3000 for a 10 year warranty.  Something she opted not to do (but didn’t remember). As such it is important to have the contacts of repair shops where you can approach people to repair your dishwasher, fridge, pumps and everything in between. It is important to be independent in such matters because sellers cannot always be believed.

Had we not caught that fine detail, my clients would have purchased a home with only one month left of coverage on a unit that pumps water from a basement and we were heading into fall rain. There is nothing like feeling like a sucker if something goes on the fritz right after you move in.. Besides, you have plenty of other expenses when buying a new home. The last thing you need is to replace an appliance you thought was in good working condition.

We negotiated a 10 year warranty.

Now I can sleep better.

Check the paper work and warranties that you are offered.  And if there is NO paperwork, then call the companies that did the install.

In the metropolis of Portland, Oregon, two delightful newlyweds were seeking a mid-century modern home to share with their canine babies. We searched high and low and there were many twists and turns on the journey. This would be their first home of their own and the budget was limited and the challenges were great. Finding Home In Northeast Portland

We all know how the story goes: buyer finds a house, buyer falls in love with a house, buyer buys a house and lives happily ever after.  Right?  Not always.  And sometimes that’s for the best.
Holly and Peter recently got engaged and were excited to find a home they could grow into.  We found one that they loved pretty quickly: it had charm, a big backyard, and lots of updates.  It had also been on the market awhile and we were able to get them under contract for well below asking.  How perfect is that?  Well, sometimes when things seem too good to be true there’s a reason why.  The inspection revealed that the updates to the home were done incorrectly (note to all you folks out there with a “contractor” friend willing to do work for cheap: you get what you pay for) and the seller wasn’t willing to fix what needed fixing.  Holly and Peter decided to cut their losses and terminate.
It was a tough decision to walk away and “go back out there”.  And of course they were also concerned that they could just end up in a similar situation with another unreasonable seller.  Luckily, that fear was unfounded: we found a new property they loved very within a couple of days and this one had everything they loved about the last home and then some.  They wrote a great offer that generated 5 more offers but the sellers decided to accept theirs.  And the greatest part was that the sellers had received an offer that was way higher than theirs before they had transmitted their official acceptance, but they were people of their word that decided to move forward with Peter and Holly as the buyers just because they said they would.
After a smooth transaction with a fantastic co-op agent I am so happy to be able to hand off the keys to my wonderful clients.  Congratulations, Peter and Holly!  Thank you for trusting me to help you find “the one.”

A Shout Out to Another Agent —–

Real Estate Can be Transaction Based or Authentic Based.. Or BOTH.

I never knew when I got into Real Estate that so much of a REALTORS® job hinges upon the agent on the other end…

Just as important as the underlying sales contract which was signed in ink, is an ongoing social contract between the buyer’s agent and a listing agent.  As realtors, we don’t get to choose who we get to work with.  Our clients choose us, but we don’t choose the other agent. Expectations for how we will work together: norms for communication, decision making; how unforeseen events will be handled; dispute resolution; conditions and means for renegotiation; and the like are unknown from the start (unless you have worked with that agent in the past).  Sure, we are required to work from a code of ethics, but there are still some rotten apples in our industry, agents with BIG ego’s that are unresponsive, inflated, over-confident or lazy.  Most of us that have been doing real estate for awhile have an “A” list of agents we love, and a “D” list.  Some have “F” lists too. Thankfully, mine only has three names on it.

The best real estate agents follow the common goal of closing on a home but also have a clear focus on being genuine to one another. In a genuine relationship, both parties are responsive to each other regardless of the situation. Both sides can negotiate their clients needs – but do so fairly.  A transaction can become more personal when an agent takes the time to share a fuller picture of their client and their client’s fears. Building authentic relationships in real estate is not complicated, but it does take patience and a shift in focus. Instead of measuring success by the number of deals closed, we can measure it in smiles and gratitude.

I have another “A” agent to throw onto my “A” list.  Charity Adams.  She worked hard to facilitate a safe environment for her client to feel heard.  My job was to listen.  The result – A happy buyer and a happy seller.

Dreamy Midcentury

Sometimes you walk into a house and you just know it’s the one for you. That’s how this one went. I sent the listing to Pat first thing in the morning, he drove by within an hour, and pretty much knew it was the one before we even walked in the door a couple hours later. As we looked around the house, loving on the undisturbed midcentury vibe he looked at me and said, ‘Don’t let me not get this house.” Ummm Yikes! No pressure right? But ok, let’s do this!  It was tense – he wasn’t the only person in love with this awesome house and we really had to shine. Oasis in the unlikeliest of places.

Clients: “We want to see this place, it looks amazing.”

Me: “It is right next to airport in a very industrial area, if it looks too good to be true it usually is.”

Clients: “We drove by, airport wasn’t an issue.”

So off we go to take a look inside.  When I turned off the busy road, past the Commercial Ford truck dealership and drove another 500 feet I couldn’t believe it!  They really had found an Oasis in the city.   I drove over a little bridge, the house is basically on a mini island surrounded by wetlands and its serene a beautiful.  Most of the properties are at least a 1/2 acre some are up to 3.  There were farms and chickens crossing the road.   When I pulled up to the newly remodeled house on over 1/2 acre that was listed below 300K, yes that is correct, I wished I was buying it.

The remodel was done really well, lots of space and did I mention the friendly  hens and roosters that come and greet you when you arrive?  It has been such a treat to go out there and hang out and water the newly planted vegetation while we went through inspections.   The neighbors are also just as friendly as their livestock, everyone  was happy to welcome the newest member to their oasis.

 

A Homebuyer’s Journey

Jon and Katie just bought a great house. It wasn’t quick or easy, but they scored a win in the end!

Over the course of 6 months they wrote 6 offers. Cash buyers kept edging them out of winning position. Jon and Katie were doing all the right things. They made strong offers and wrote personal letters to the homeowners and they worked with a great local lender. We tailored their offers to meet the sellers needs and schedules. We’ve all heard the phrase “Cash is King,” and that is a reality for homebuyers!

Sellers tend to favor cash buyers because a deal can close quickly without the challenges that sometimes occur with lenders, appraisals, and loan underwriters. What Your Truck Says About You………

If you ever find yourself in a position of rehabbing a house from the foundation up and need to get bids from different contractors, take a peek at the truck they drive.  A truck needs to carry the contractor and crew to work, to haul their tools, materials and maybe pull a trailer.  A truck that is being used for work is often dirty, sometimes held together by Bondo, has a roof rack for hauling lumber and has seen multiple job sights.  These are the types of vehicles that Chris and I like to see pull up at our job sites.  It tells us a little about the person; they get their hands dirty.  They work.

See truck # 1 and truck #2   —— examples of bad-ass trucks that we like.  The guys/girls that own THESE trucks will have dirt under their nails.

 

There is another sort of contractor that might arrive at your job site to bid your project.  That person drives a ridiculously over-priced right that says, ““I am a sucker for shiny toys and am horrible with my money!”

Here’s the thing.  Although we want our contractors to be comfortable in what they drive, we don’t feel the need to pay for your flashy paint job and customization.  What your pimped out Sprinter van says about you, is that you most likely don’t use it to make money.  I get that the off-road tires you have look cool and might give you superpowers, but in the construction/framing business they also make you silly.  Your brand new van says you have a thick wallet.  Where are the splinters in your hands and the dirt under your nails?  Oh, wait… I forgot. You opted out of getting splinters and went for the Sprinter.

Filly Gets Her Own Yard!
